Irresponsible Service – I Will Avoid At All Costs In Future
As a resident in Millbrook Park, I am appalled by the irresponsibility and lack of customer care demonstrated by this company, which ironically boasts a “LIVE WELL” slogan.
Since mid of 2023, well within two-year warranty period, I've been dealing with water infiltration in my apartment ceiling, an issue that remains unresolved despite countless follow-ups and two scheduled (but evidently meaningless) visits.
Warranty?? What Warranty?????
My numerous attempts to get an update were met with silence and ultimately a dead end. Yesterday I received a letter from the property manager stating that Joseph homes is no longer dealing with defects under the "Premier Guarantees". Prior to this, no one informed me, leaving me waiting indefinitely for a resolution.
Quality Issues,
Having lived in this new build apartment for less than two years experienced a water influx till now. This significant issue highlights serious quality concerns.
In Summary,
my substantial investment in this property feels wasted due to irresponsible handling of my case. The developer plays the customers and is utterly indifferent to the distress caused by their inaction.
I WILL AVOID AT ALL COSTS FOR THIS DEVELOPER IN FUTURE.
Commitment Professional Polite Caring
Joseph Homes is CPPC
C for Commitment - Joseph is committed to do a good job on this trade; and he has proven himself by his service on selling or purchasing homes/real estates. He has given his full attention to service his clients, always responding to questions asked.
P for Professional- He listens to client’s requests. Provides honest and professional advice. Finding answers, looking out for client’s interests. Service is excellent and delivered in a professional level.
P for Politeness- Well-mannered and polite; easy to talk with and makes client feels understood.
(and/or Punctual)- Joseph is always on time for appointments or scheduled meeting. Well prepared, provide information in his own research.
C for Caring- follow up, attentive to customer’s feedback and response. Joseph does not leave out client’s concern without attending it. If and when the answer is not readily available, he always follows up with client and provide resourceful feedback in later days.
Our family purchased a pre-sale apartment; it is two years away from completion. I am looking forward to it and the professional service that Joseph provides.
An overall nice development with some potential for improvement
We bought a flat at No.1 Millbrook Park from Joseph Homes in 2020. Overall, we are more than happy with our flat but there is definitely some space for improvement.
Sales – Buying process
The Sales team has been fine. They were responding quickly to queries, arranged for site visits at the construction site a few times during the construction period to see progress and most times provided sufficient information when requested.
However, there were not always flexible with some requests even if there was room for flexibility. One example, they were planning to install the shelf and rail of the wardrobe at an odd height of 1.6m even if the ceiling height is 2.6m and this would allow limited space below the shelf and a lot of empty space above it which would be wasted. When we requested to install it higher, the sales team was refusing the request while the construction team were actually flexible and willing to do it in our discussions. However, after some pressure and one month of discussions they agreed to do it.
The covid outbreak did not help with the contract exchange process which was delayed. The developer’s solicitors were not very flexible and accommodating to our solicitor’s inquiries, but the JH team and especially Julie Crawford was quite helpful.
Design
The design of our flat and the building is in general good. Good layout with plenty of light, high ceilings (2.6m), nice kitchen and bathroom materials and colours. The misses in the design would be that the flat is easily overheated and there are strong wind drafts through the balcony that a good designer would have mitigated against.
Materials
The materials in the property are of very quality in general, especially in our comparisons with other big developers that we have checked. Engineered wood flooring, reliable Bosch appliances, bathroom spec, internal doors are more than satisfactory.
The main exception are the poor windows and balcony doors which have had several issues with wind drafts through their sealant. The doors have to be adjusted everytime we identify a draft.
The second exception are the really odd thermostats they installed which seem to be taken straight out of the 80s/90s. It seems a weird cost saving decision from JH considering that if they had provided the Heatmiser thermostats (installed in the houses of the same development) it would cost just them an additional £200 on a £600k property.
Last one is that they were advertising everywhere that they are using VOC free paints which are a benefit to the health of occupiers, however we found out during handover that they used typical paints which are not as specified in the advertising material.
Contractor craftmanship
This is the point that is miss from JH. The construction and installation contractor had done a mediocre job. There were approximately 100 snags when we moved in which is not an acceptable number and has caused significant disruption over the next months in order to address them. In addition to that, there is not even one straight wall or ceiling in the whole flat which shows poor plasterboard craftsmanship. In addition, all the windows were heavily scratched. JH have addressed the issue by polishing and removing the scratches however this is not ideal and the scratches should not be there in the first place.
In addition, JH decided to leave the building garage floor unfinished with substandard drainage which has resulted to all cars being permanently dirty with dust and the garage floor being full of water whenever it rains. The JH excuse was that the design was to have an “industrial look” which definitely is an inadequate excuse they made up.
Post-completion customer service
I have to admit that the customer service post completion was beyond expectation at the first months especially when we realised that there were 100 snags at handover. The construction manager and construction staff were extremely helpful and almost all snags were cleared after a couple of months.
However, it feels that the level of service has degraded over time and JH have been reluctant to address snags several times after one year from completion even if the property comes with 2-year developer warranty.
General
In general, I have to say that we are very happy with our flat. Even if there are some minor issues, the overall experience is very good and we are confident that we have made the right decision to buy a flat in this development.
p.s. I want to commend and thank Chris Jones, the construction manager, and Julie Crawford, the Sales Progression Coordinator, who both went above and beyond in order to provide an excellent customer service. They were listening to our concerns, provided solutions, helped progress with construction snags clearance and contract exchange respectively.
Joseph Homes is an irresponsible developer
Joseph Homes’ MillBrook Park development is full of defects. The carpark flooring has not been finished properly with all the raw concrete surface exposed, water ponding everywhere. The EV charging points in the underground carpark require mobile app to start but there is no mobile signal nor WiFi provided in the area. It is so ridiculously designed!
They asked us to use Clixifix to report defects but when we try to record such defects, Joseph Homes will close the ticket and ask us to ask the managing agent. This is how Joseph Homes plays the buyers.
And the lift service, a total disaster. Broken down frequently (several times a month) without anyone to attend.
More ridiculous, when you open the kitchen cabinet skirting, it’s full of rubbish inside. No one is overseeing the quality.

Friendly and helpful sales
Friendly and very helpful sales service provided by Linda of Joseph Homes' Milbrook Park site. Linda was very quick in replying to my enquiries, she took extra steps to provide me site videos of the units during the lockdown. Otherwise, I would have bought an nearby apartment by another developer.
The material and finishing quality of the apartment at the Millbrook Park site is average - one example is the built in kitchen cabinet "quartz" table top. It is not exactly stain resistance, drops of of tea/soya source if unknowingly left on the table top overnight may cause permanent stains on it. There are already some stains on my table top, less than 2 months after I moved in.
There were also obvious minor defects in the apartment, basic quality control could be better. But the follow up rectifications by Joseph Home so far are responsive and effective.

Excellent first time buyer experience

Best buying experience there could have been

A small friendly team and good service
The team was friendly and really put the effort in to make me happy. Shadia, Caroline and Linda all worked well to bring it together. Joseph Homes are a smaller developer (relatively speaking) and it's nice to have a more personal approach than the bigger companies I have experienced.
With new builds obviously there will be teething problems and snagging. After I moved in there were some issues with these processes but I'll not dock a star for this as JH clearly listened to their customers, tightened up the operations, and things now get tended to quickly and smoothly.
