This wasn’t an easy job, with hard concrete as opposed to screed, and with some complex pathways. They planned it out well and executed to perfection. Run Away From This Company Like A Plague
To say I'm traumatised is an understatement and if there was a minus 1000 rating, this company JK floorheating Ltd in Crawley would get exactly that.
A wet UFH was sub-contracted to them via SamGool the builder who got the contract from me - the home owner, who then sub-contracted it to Ahmad - Aryhan Heating who then sub-contracted it to JK floorheating Ltd which was led by Peter who is the team lead for the group that came on site.
When they initially turned up, they weren't happy with the state of the screed as it was poor quality screed, there was a big argument with the builder SamGool who was on site but Ahmad-Aryhan was nowhere to be found. The team led by Peter then called the head office to explain the situation on ground and they were advised to reject the job but Peter claimed he had "already started milling the floor and couldn't stop" I guess because of greed and ultimately the commission Peter will be due for "completing the job" regardless of the poor state of the screed all the way throughout the ground floor made him carry on.
I then came the next day when Peter and his team were supposed to finish off the job and I started asking questions. They didn't even pressure check the whole UFH to be sure it would work and that there aren't any leakages, granted the heat pump hadn't been installed at the time but they had a tactical manual host water pressure to check, they just plugged it in and checked just up until the living room area, the entrance was left out including the kitchen...They couldn't be bothered as it was a sub-standard screed all the way though anyway.
I then go a building regulator surveyor to come in and assess everything else including questions around the UFH and the report was damning. I got in touch with the builder at the time - SamGool but no response, messaged and called Ahmad - Aryhan Heating, no response, my last resort was JK floorheating Ltd and thankfully they picked up and I spoke to Lewis in the technical department who was very helpful by the way and empathised with me that my situation is different and that it will be treated uniquely but the he will escalate and someone will get in touch to have the pipes removed as I need to get most of the flooring re-done before putting back the UFH.
When no one responded, I then threatened them with bad reviews and Graham quickly got in touch and offered to come remove the pipes. He came in early the next day as he promised and when he came in, straight away he said a wrong manifold had been installed which was for a gas boiler instead of one meant for a heat pump. I never knew Graham had called Aham - Aryhan Heating who then called SamGool the builder to meet him on site without my permission! Anyways, Sam and Ahmad then turned up and a big argument ensued, long story short, pipes never got removed, manifold was not changed/swapped!!!!!
Graham kept telling me, if I have a problem i should be liaising with Ahmad - Aryhan Heating and the builder, after all, I didn't employ them to do the job directly which was fair enough?
After emails back and forth, about getting the pipes removed at least as SamGool the builder and Ahmad stopped responding to me, which I told Graham I didn't mind paying for even though I shouldn't as his team that did the installation did it on greed and went for the money thereby putting their integrity at stake!
Graham was happy to deal with me directly and to cut off Ahmad-Aryhan heating and SamGool the builder but wants me to pay up to remove the pipes, do a new re-cutting of the floor including putting new pipes when the floors are eventually re-done with insulation when in fact, this was all their fault from the very get go when their manager advised them not to take on the job as the screed was in a really bad state considering insulation isn't in most part of the ground floor!!!!!!!!!
Up until typing this review, Graham hasn't emailed me anything!
Now I'm left with a useless UFH that's not fit for purpose, pipes are still in situ, wrong manifold are still in situ and I'm £4k in the red!!!!!

Expecting this review based on your e-mails to us last week, where you threatened to leave terrible reviews and blogs, it’s disappointing to see that before any solution be discussed and concluded further, that you have felt need to provide a damming review solely aimed at JK, when in fact it needed to be directed at the doorstep of other parties.
Your review is not reflecting full relevance or fairness and, in most cases, the truth.
With any negative review, there are always 2 versions. Your perspective is missing some critical parts which we will now reflect on within this reply.
Your installation, we had aborted at our first time attempt due to the site not being ready. Your floor area was approx. 66m2 and a mixture of screed [approx. 26m2] and dry board [approx. 40m2], the latter being a product that had to be purchased and laid specifically by your builder or other contractor prior to us routing the UFH.
The key here is to note the screed areas you mention as the main problems lay at the utility room and small area of the screed floor just prior to the utility and what could be seen at finished eye level. The pipe work running through your utility and just prior consisted of an approx. 5 x 1.5 metre surface area which was too soft to cut with our machine.
A request was made to your builder to review the area and if possible, for a bonding / strengthening agent to be used for us to complete our works. This request was rejected and we were informed that the builder would make good once our works were completed. We had assumed this would be communicated to you, but as not to be the case, this naivety has then put focus on us from you regarding the UFH installation.
We came to site once you raised concern, but first had to discuss how best to handle your complaint in collaboration with the business we were sub-contracted to.
It is also worth to note at this point that neither our business or installation teams work on a commission basis. Your claims we rushed the job “because of greed” further highlights how damaging and untrue negative reviews can be when based on personal emotions rather than facts. The wrong manifold was installed due to us receiving incorrect information about the heat source prior to our installation being completed.
The independent report from your building regulator was nothing related to the UFH installation but pointed out that the insulation installed by your builder and covered over from view prior to us arriving to do our works, was insufficient. You shared this information with us directly in an e-mail.
It is also relevant to note that in your e-mail replies after we had visited site to discuss the situation were different in tone to this review as in your e-mails you mentioned how we were “trying to diffuse and resolve the situation” and that you were “happy to deal with us directly”
If our services were as bad as you claim, then why would you be willing to allow us back into your home?
We would have been happy to have tried to assist you and continue to wish to do so, but you have left us a negative review based on your demands that we return to remove and re-install all of the UFH system at our own costs.
The work carried out for the sub floor preparation, including insulation, screeding and the correct practices in these aspects is where the heart of the matter lies and nothing to do with the scope of works carried out by us here at JK floorheating.
Our representative e-mailed you on February 7th 2025 at 16:00 and since then we have received no reply from you apart from this review.
We are more than happy to try and continue to work with you in a manner which resolves best for you as the homeowner and ourselves as a business as subsequently we have both been impacted by implications of others.

These guys are brilliant, we added 200sqm under floor heating to our house renovation… there were lots of trades and moving parts and of course there were challenges and not everything went to plan. JK were excellent, they owned problems (even those that were not necessarily theirs) and supported at every step. They were responsive in coming up with solutions to every issue that arose. Where things went awry they were reasonable and proactively engaged in sorting these. I was really nervous about the the whole undertaking, but felt like JK were on my side and a trusted advisor all of the way through this process. The end result is great and well worth it.

We have a serious problem here with JKs installation- at 7.30pm we are sitting in our lounge in a freezing condition - the heating has gone off & the floor is cold to the touch - does JK care - no way - evidently it’s in our imagination
Incidentally our damp meter has detected damp on the floor in one area

We are sorry to hear that you are experiencing issues. At JK floorheating, it is our goal to always ensure that our customers are left satisfied with both the underfloor heating system and the level of service they have received.
Your review is missing some key information that we would like to include within our reply here.
Your underfloor heating installation has been installed since Friday 3rd March 2023. So for almost 2 years now.
In both April & May 2023 we visited on 2 occasions to investigate issues which were believed to be caused by suspected air locks within your heating system as a whole, and to see if an automatic bypass valve had been installed and set up correctly by the heating engineer. All areas of commissioning and service note completed by ourselves.
In December 2024, you reported to us that you were still having issues and we came back on January 7th 2025 to review and investigate.
As your installation was completed on behalf of one of our valued trade partners for which we have worked on multiple projects together and with great success, it was deemed that we would send out 2 of our representatives FOC to come and investigate your ongoing issue.
We do feel it is worthwhile here to note that one of the representatives in your home on the 7th had made a 4 hour one way trip to come and investigate the issue from a in depth technical perspective.
We would argue that we have shown more than enough care across multiple visits for which none we have charged for. It would also demonstrate that we are in fact a company that deeply cares about our customers and this reflects also in the many positive reviews that we have here on Trustpilot.
During our recent investigation, we tested our manifold which was performing correctly and would like to note that your Lounge was cold due to your room stat for this zone being programmed incorrectly. As an example, rather than the system being programmed to turn on at midday it was accidentally programmed by someone other than ourselves to come on at midnight.
It appears that there have been a number of issues around how your UFH system is being programmed so with all respects, this is not the underfloor heating which is causing the issue as it is reliant on the correct programming from the end user in cohesion with support from whoever purchased or fitted your UFH controls as this was done separately from our scope of works.
We made recommendation to you that you should purchase a Heatmeiser Hub to go with you Neo Stats which would allow you armchair control from your phone and would take out any complications in trying to program the room stat.
On final note, the issue you raise about damp in your floor was not mentioned to us on our visit on 7th January so we are a little shocked to see this now being mentioned. However, this could be as a result of many reasons, such as lack of or failed DPM barrier which is not caused by our UFH system. Moisture within a floor caused by a UFH system would indicate a leak, but this is not the case with your damp issue as we have taken both thermal images and also more tellingly is that you would have had continuous faults with your boiler dropping pressure, effecting the entirety of your homes central heating system across a near 2 year period and resulting in multiple heating engineer callouts.
We are saddened to see, especially as our representatives report that our on site presence was welcomed and the relationship between us appearing to be good with recommendations made during our last visit, so to be provided with this review from yourself we deem to be an extremely unfair and we hope that for any of our future customers reading this reply that they can see we have done more than what we should have in order to help and support you with your on-going issues.
