Our leasing specialist Juliet has been extremely helpful in navigating our lease renewal process. She addressed our concerns and requests before we sign our new lease.
We have had some issues with maintenance work orders being addressed in a timely manner in the past but with Juliet's help we have been able to get those worked through. She is always professional when listening to our concerns and follows up with the resolutions.she is an outstanding representative and a company asset.

At the Deltona, Florida property, we completed a one-year lease. Before we had the opportunity to finish packing, management conducted what they called a “pre-inspection.” During that visit, we were told what items needed attention and what did not require any action. However, after move-out, they reversed their position and withheld our security deposit for issues that were not previously identified.
Communication has also been extremely frustrating. When attempting to speak with someone directly about the matter, you are required to go through a lengthy process and never actually reach the appropriate person.

The company appears very focused on collecting money but less responsive when it comes to addressing maintenance concerns at move-in. Additionally, the rental close-out process was handled in a very unprofessional manner. Overall, this was a disappointing experience.

Short and Sweet...DO NOT lease a home from this company. This company is "Affordable", not "Conventional"... and they maintain their assets as such.
We rented a home from Invitation Homes back in June "Sight Unseen" for $3k per month. We were moving for SC to FL for job relocation. The home was in an upper middle class neighborhood with great ammentities for our children. I did not review the management company itself due to the short window I had to get us...My Mistake. Within 90 days of moving in, I had to schedule over 40 visits to the home for various issues to include MOLD REMEDIATION. The technicians that visit are subcontracted by out of area companies, unlicensed and more than likely dont have background checks. This is especially disturbing when your wife stays at home with the kids. Numerous techs seemed to be under the influence of substances, one of which I saw hitting his meth in his van when he went to get a blower. Yes I reported and no, nothing was flooded up on. The heavy mold issue in the kitchen window, which was there when they installed the brand new blinds during the turn process, took 4 months to finally be rectified. They first came out, cout out the top.of the window sill and sprayed Kilz. Then returned days later to patch it up. I refused to let them do so because of an exterior leak which had caused the issue and wanted further investigation behind the drywall. The maintenance department expressed an understanding of my concern yet over the course of 90 days, continued to send ransom, casually dressed hobo looking fools to my house to patch the issue. I called the company directly that was sending technicians asked for a licensed remediation tech to inspect and asked if he could please speak English so we could communicate. I was informed by invitation that no one would be returning to the home because the company refused to send due to my request being racial and disrespectful. I dont feel there is any issue with asking to be able to understand and communicate with the insite tech myself. After continuing to press the issue, finally a reputable, local company came and investigated, finding that yes, there was an active mold issue behind the drywall. They were forced to remove cabinets and cut out the drywall to remediate in October 2025 (We still dont have cabinets replaced). HVAC was another major problem due to a musty, mold smell coming through the vents. It took Numerous 5 hour windows for a reputable company to finally come out and clean the blower and coil. They stated and recommended the ducts to be cleaned due to filth which I noticed another work order created in my portal for. However, that was not completed which I have followed up on countless times with no response. I did retain and attorney to assist. We did not want to have to.move again in a short period of time so he recommended 7 day notices following a reduction in rent case. He contacted me weeks later as he was preparing the notice to discuss. I was informed that if the management company refused to comply with the notice, I would be able to deposit the rent in a court registry until completed. However, Invitation Homes would file eviction against me that would stay kn my record regardless. Needless to say, we did not pursue that route because we didn't want an EVICTION filing on our record and in turn was out $600 for nothing.
So...for you and your familes' benefit, DO NOT RENT FROM INVITATION HOMES! Oh yeah, the office staff doesn't respond to any concern except. The kne time i got somebody on the phone, I was completely disregarded and spoken to with racial discontent.

They are at it again. Please be aware of this company in Georgia. They charged us to fix repairs that we didn’t not cause. No communication with the Sandy Springs office location at all. Electric bills are going up due to leak that they are prolonging to fix. We had no hot water during the storm which is illegal since we are renters. The list keeps piling up and the house Is about to fall apart. They do patch jobs instead of completing the issue with solid work. I will never recommend them to anyone lost all respect for them. Excuses on top of excuses!! Never had these issues until this last year 2025 and now in a new year. Lawyers are going to be very happy putting slum lords out of business for not going by the Fair Housing Act, cutting corners, over charging , you name it Invitation Homes does it.

I used to be able to contact the local office directly and speak to someone from the office but within the last 2.5 yrs, I've been getting reps from India or another foreign country. For the amount of money and the infinite fees this company is asking for, we should receive top notch customer service not from a foreign country. I have to wait for the office to receive my message and they will contact me within a few days! For the amount of money we pay, we should at least be able to directly speak with actual office personal.

I have leased from Invitation for 8 years. Maintenance has been great - always. Local reps come and go - some are wonderful - some not so wonderful. Comes with the territory. So far, so good. As a long-term renter, I have few complaints. management response depends on the person contacted, Some are friendly, some aren't. No different than any other corporation. Customer service reps make or break a reputation. No different here.

If you can avoid doing business with them, by all means do it. Horrible customer service. Make sure you record every verbal conversation you have with them and keep every email. If you have a maintenance request be sure to take off at least 2 days whether it’s a large or small project.

Do not rent from Invitation Homes! They are modern day slumb lords. All they care about is taking your money. They are crooks. $500 administrative fee! They charge pet rent AND a pet fee! They nickel and dime you to death. They make you pay $30 a month for a ring camera that I did not ask for. They handed me a filthy house and then deducted my security deposit for absolutely nothing. I do not know how they are even in business. I would rather live homeless than ever rent from Invitation homes again.

Never rent from them. Their customer service stinks. It is impossible to speak to a person, everything is automated through Apps and they do not care about customers, their reputation or customer service. It is a battle to get repairs done, it is a struggle to make changes to something like removing a pet from the pet rent agreement. They communicate sporadically and when it suits them. Their maintenance contractors do not know what the are doing and they mess you around with call outs.

Once again, we are dealing with yet another issue with Invitation Homes during our lease renewal — and it’s honestly unbelievable at this point.
When reviewing our extension paperwork, we noticed the agreement we signed on December 6, 2025 listed the new lease term as beginning March 22, 2025 — nine months before we even signed it — for a supposed two-year extension. After signing, we were then told we still needed to renew. I spoke with a renewal specialist who tried to be helpful, and I even sent her a copy of the signed agreement. Apparently, at least three people on their team reviewed this document and none of them caught the blatantly incorrect dates.
It has now been over a month of calls, texts, and emails trying to get this fixed, and I cannot even get my leasing agent to return a call. Communication with this company is nearly impossible.
And this is far from our first issue. This is the same company that left us without AC for a week during a triple-digit heatwave. We were forced to pay for a technician ourselves because Invitation Homes would not approve repairs through their vendor in a timely manner. That is unacceptable and shows a complete lack of concern for tenant safety.
Dealing with this company is like pulling teeth at a snail’s pace. We were also moved into a fire-damaged home using outdated photos. The property has ongoing issues — damaged, old, and deteriorating conditions that should have been addressed long before move-in.
After everything we’ve experienced — negligence, poor communication, incorrect legal documents, and unsafe living conditions — I cannot warn people strongly enough: think twice before signing a contract with Invitation Homes.

I am currently dealing with another IH situation. This time It's causing me stress, which is effecting my health. Before renewing my lease, I was offered some insentives, one being Laminate flooring (Which I have been asking for a while) I have been in this home for 12 years. Never late on my rent.Had plumbing issues the first months of being in the property
After speaking with Felicia about how they keep going up on my rent every year and they don't do any upgrades.They've had to change this cheap disposable carpet twice in 12 years. Which they said is too much, because I'm not taking care of it. Felicia promised me the laminate flooring if I sign a two year lease. But she stop replying to my emails, as I ran out of time. I signed the lease and when I inquired when will they do the floor, I was told I needed to wait for the new lease to be ineffective. Then Felicia said it was denied, I went from one person to the next Micheal saying it was denied. Then spoke with David, who said he was trying to help me. And of course he also said it was denied because it cost too much. But I can have more cheap carpet and Oh Yeah, he can amend my lease from two years to one year. I guess once I was lied to, this is all they can do. I was so disturb by this, I was sick all day. I called the cooperate office a week ago and no one called back to even say we don't care lady. Just keep paying us that $4066.00 a month. DON'T THINK ABOUT RENTING FROM INVITATION HOMES, IT'S NOT WORTH THE STRESS. I FEEL TRAPPED LIKE A ANIMAL!!!!!

It's a new year and I'm still experiencing frustration with invitation homes. The flooring issues and AC Issues have been ongoing , despite multiple conversations with different representatives, nothing has been resolved. Work orders keep getting over looked and cancelled without explanation, forcing me to repeatedly start the process over. Communication has been inconsistent, and I've been passed from person to person who becomes argumentative with no accountability. The lack of follow up from Nikkettie Braziel, Anna Williams ,Susan Williams who works along with her have been a huge waste of time and has made living here unnecessarily stressful. This home was not move in ready as stated. Since Sep 1st 2025 the 1st day I did the walk through I was very upset. Dirty bathroom , dry rooted cabinets, dry rusted mirrors and the list of work orders goes on. I also reached out to the corporate office /Regional office and about the situation and was directed back to Anna. This is a clear break down also a paper trail from day one that has been documented. Three thousand a month almost for a home that's in poor living conditions is breath taking. Don't RENT from them . They don't care ! They only offered me a 300.00 credit towards one rug to cover up multiple holes dirty full flooring in multiple places. I'm contacting news 12 and Channel 5 .. Run away don’t walk from RENTING FROM here NIGHTMARE!

Our experience with Invitation Homes has been extremely frustrating and stressful. During the move-in process, communication was quick and efficient when it came to collecting money. We had no issues paying the advance security deposit to secure the home, submitting prorated rent, uploading our renters insurance policy, and making every additional payment that was requested of us.
Unfortunately, once we moved into the property, the level of support drastically declined. Each month we have experienced billing discrepancies and overcharges on our account, despite having documentation on file that should prevent these errors. Correcting these issues has been unnecessarily difficult.
Customer support has been severely lacking. It is extremely challenging to reach a live person who has the authority or knowledge to resolve billing problems. When contact is made, issues are either not fully addressed or continue to reappear the following month. This creates a cycle of repeated calls, emails, and added stress for something that should be straightforward and accurate.
Tenants should not have to constantly monitor their accounts or fight to have errors corrected—especially when all required documentation and payments were submitted correctly from the beginning. The lack of accountability and timely resolution has caused ongoing frustration and unnecessary stress.
I strongly encourage anyone considering Invitation Homes to thoroughly read reviews and take them seriously before committing. This experience has been disappointing, and I would not want others to endure the same ongoing issues we have faced.

Upon move in, the house was not clean and a request wasn’t made to clean it upon move like they said they would, then I notice other things wrong after move in. Once a request for these items to be repaired, they made sure they took it out of the security deposit. They charged us for dirty carpet (was already stained and dirty) hardware that was already in home upon move in, landscaping in the middle of winter when everything is dead, drywall and paint after being told that if we left paint and spackle we wouldn’t be charged. They will find everything they can’t to keep money from you and they will always price gouge you in your rent! They are a shady company to rent from. I would absolutely give 0 stars if I could.

Moved into our new home and struggled with them to replace the "Gas Regulator" on our oven. Their staff told us to "Increase the heat to 500 degrees for 30 minutes" with the hopes of resetting the system. Turns out, the gas leaked all the more! I had to evacuate the house until it aired out. If they are not careful, they could cause some serious problems and potential fatalities with an error like that.
Avoid if you can.
