The holiday flat is well equipped and modern throughout, perfectly suited for a group of four. Good amenities for self-catering. It is perfectly located within the old centre of Riva, lying rather quiet in a pedestrian's zone, yet close to busier places and the harbour.
HappyRentals communicated truly well from the beginning when booking till the end of our stay in Chamonix. The apartment was perfect (incl. parking garage in the same building) and very dog-friendly, calm, well-located next to the gondola to the Aiguille du Midi, the cafés and shops, but with a green view out from the window to the river and mountains and trees. The aparment was so well-equipped with all that is needed. It was a magnificent stay in Chamonix! My friend, my dog and myself loved the place - thank you once again!
A lovely place to stay. Decorated with great care. It has everything you need for your stay. Everything is of a high standard. We had a very relaxing and peaceful time.

I highly recommend this apartment and service from HappyRentals and special thanks to our host - Gianluca. We had a pleasure to stay there for 8 days and everything was perfect. Starting from location - it was quite close to beach and we loved to walk there every evening. Apartment was fully equipped, cosy and clean. Parking was spacious and easy. Instructions for self-check in/out were easy. Highly recommend this place if you are looking something close to Pisa.
A very nice appartment, good aircon and fridge, all untensils and a washing machine. We had a really good time here, central for shops, bars and bus staition.

We hired an apartment Casina del Pecatore in Marina di Pietrasanta rented by happy rentals.
We and our two kids had an amazing 5 days vacation at Casina del Pescatore. The instructions from the host was very clear and easy to understand, with some pictures and videos. Communication between us and the host was good. We always got answers to our questions very fast. Because the house was free when we arrived we were offered an early check in.
The place was amazing! Pool is just 10 meters from our place and kids could go there as soon as they were done with breakfast. Amazing beach, so quiet and peaceful. To live on the beach is a dream and so it felt for us. The host Paola was very nice and friendly even though she doesn’t speak English she still could help us. She was the first running and taking care of our youngest daughter when she felt off the sunbed and was crying.
The only negative thing I can point out is that the main bed was very stiff.

Avoid any property managed by Lake Como Holiday / Happy Rentals / Holiday Property Solutions at all costs.
This was, without a doubt, one of the worst accommodation experiences we have ever had!
We paid a premium price for their property "Sant'Anna Deluxe" that was marketed as a "Deluxe" apartment on Lake Como. What we received was a damp, dirty, poorly maintained property that became effectively uninhabitable when it was left without water for virtually an entire weekend – the full duration of our stay:
- No water
- No showers
- No functioning toilets
- No ability to wash, brush our teeth or maintain even the most basic hygiene.
We reported the problem immediately and repeatedly to Lake Como Holiday / Happy Rentals. We sent videos documenting the situation throughout the weekend. We asked for help. We asked for solutions. We asked for alternative accommodation. We asked for escalation. Nothing meaningful happened!
The customer service representative handling the matter was dismissive, unhelpful and appeared far more interested in defending the company than solving the problem. At no point did we feel that anybody genuinely understood the seriousness of leaving paying guests without water for almost an entire weekend. It seemed completely normal to them.
We spent a significant part of our holiday searching for places where we could shower, use toilets and carry out basic hygiene instead of enjoying Lake Como.
And the lack of water was only part of the problem - the apartment itself (that looks nice in the pictures) was shocking!
The entire property felt permanently damp due to the indoor pool located on the lower level. There is no proper separation between the pool area and the rest of the apartment, which means that moisture spreads throughout the entire property. Everything felt wet. The bedsheets upstairs were damp and the air felt damp. Even wearing glasses indoors was difficult because they immediately fogged up due to the humidity. The entire apartment smelled moldy!
One set of bedsheets was visibly brown-stained and dirty upon arrival and despite charging more than €200 in cleaning fees, we arrived to find dirty floors and an apartment that clearly had not been cleaned to any reasonable standard.
We also had to share the property with large, fast-moving insects that repeatedly appeared inside the apartment. There is some type of insect nest somewhere in this damp place. Not exactly what one expects from a supposedly luxury rental.
The indoor pool generated constant noise that could be heard from the kitchen and living areas, making the apartment even less pleasant to spend time in.
Another material issue that was never properly disclosed before booking was access to the property. Nowhere in the booking description were we informed that access to the property involves parking the car in an improvised, narrow roadside between traffic signs below the house and carrying luggage up and down approximately 200 steps. This is not a minor detail. It is a material aspect of the property that should have been clearly disclosed before booking, particularly for families, elderly guests or anyone travelling with substantial luggage.
For a property marketed as "Deluxe", the entire experience was not such a "Happy Rental".
But what is most disappointing is that even after overwhelming video evidence documenting the lack of water and the overall condition of the property, Lake Como Holiday / Happy Rentals / Holiday Property Solutions refused to provide an appropriate remedy and refund and continued to minimize what happened.
I think we can all agree that a luxury property without water is not a luxury property, but also that a holiday rental without functioning toilets and showers is not fit for rental and occupation.
Problems can happen, but what defines a company is how it responds to paying guests when things go wrong. Lake Como Holiday / Happy Rentals / Holiday Property Solutions failed completely! We will never book with them again and strongly recommend that others look elsewhere.
If this is what Lake Como Holiday / Happy Rentals / Holiday Property Solutions consider a “Deluxe” experience, prospective guests should seriously reconsider booking any property managed by them! AVOID!!!

Everything was nice and clean! Great communication with the host. Plenty of towels available for use. A well-equipped kitchen. We arrived at night and there was water in the fridge that we could help ourselves to. Can definitely be recommended.

I am the owner of a property managed by Happy Rental, and my experience has been nothing short of disastrous. Their lack of care for the furnishings was shameful: items were left outside without cover for months, or simply piled up inside without any logic.
Entry doors were often left unlocked with keys nearby, and locks were damaged. Even worse, lights, water heaters, and refrigerators were left running for months on end while the property sat empty, forcing me to pay exorbitant utility bills. In a year and a half, they only managed to book the property five times. STRONGLY DISCOURAGED
