Fantastic holiday

Booked a holiday to Penryn through guesthoo and it couldn’t have been better. Property was perfect, all the instructions were so clear and we had the best time. Seamless customer service from a team who are clearly experts of the local area!

Devon Trip 10/10

We recently stayed at a property in Devon managed by Guesthoo and had a great experience. The house was clean, check-in was easy, and communication throughout was very clear with some great local recommendations! The Royal Oak in Meavy was a particular highlight - great local Otter ale on tap! Will definitely look out for their properties for future South West trips. Many thanks!

Increased bookings and occupancy

Guesthoo have been amazing since joining them from another management company, we were lacking bookings and being underpriced. Now we have a fully booked summer and bookings going forward, thank you so much what you have done for us!

5 star service

I had the loveliest experience at one of Guesthoo’s property! I enjoyed a very comfortable stay. We found the instructions to get in easy to follow. We asked Guesthoo for recommendations in the local area and they came back with great choices very promptly.

The bed was comfortable, kitchen well equipped and the place was spotless.

Had the window open and could hear the birds chirping in the morning…so peaceful. Would definitely recommend staying with them again. Great service all round!

Lovely Cornish cottage, 10 mins from local beaches and 2 mins from A30 to get everywhere else

We really enjoyed our stay here in Redruth. The property was a charming Cornish cottage, very clean on arrival, and super comfortable. After some long blisteringly hot days out on the beach and visiting local Cornish towns, it was nice to come back to a cool, clean and well maintained house. Had a minor issue when we arrived getting the safe open to get the keys, however communication with William was quick and clear. To my embarrasment it was me putting the code in incorrectly ;-). Will definitely be booking for next year.

We had a lovely family holiday

We had a lovely family holiday in Cornwall, staying in a beautiful, spotless property that had everything we needed. The whole experience was relaxing from start to finish. Guesthoo were fantastic throughout and especially helpful when we had a bit of trouble with the washing machine. They responded quickly and got everything sorted. Great communication and excellent customer service. We'd happily book through them again and would definitely recommend them to others.

Beautiful home and quick help in a crisis

Probably the nicest Airbnb I've ever stayed in in the UK - clean, tidy, THE most comfortable bed and a well-stocked kitchen (always my pet-peeve in an holiday-let!)

There was lots of smart tech in the house, but plenty of helpful guides and instructions all over the place that meant even a couple of us olds could get to grips with it quickly.

The only hiccup with our stay on the third day we found ourselves locked out with (what we thought) was the only key inside. We called Guesthoo for help who sorted us out with a back-up key so quickly -- on a saturday too!!! 10/10 for service and resulted in only a minor distruption to our holiday.

Stayed 3 times, great each time!

We've stayed in a few Guesthoo properties now and each time the experience had been great. The properties are as advertised, they're always clean and the service when we've had questions has been brilliant.

I loved my stay at a Guesthoo property

I loved my stay at a Guesthoo property and thought the customer service team were personable, friendly and super helpful. They provided us with a full guide of information about the house and where to visit nearby, and checked in to see how we were getting on which was a lovely touch. I wouldn't hesitate to book them again!

Guesthoo's property marketed as: Spacious House, Sea Views Opposite Beach, Newquay.

I will never book any of Guesthoo's properties again.
The photos of this one are very professional; so much so that the house itself is a disappointment. I can't say that they lie but the house is very tired-looking and in need of a serious upgrade or at least a coat of paint.
To be fair, the beds were comfortable and we slept well and the towels were soft and fluffy, but the pillows were horrible with a cheap, synthetic filling.

We are 4 pensioners and were there for just 3 nights (2 full days) in mid-May when it was very cold. We arrived around 5:3opm and the heating wasn't working, one of the toilets was draining very slowly and we couldn't get the dishwasher working. We hunted high and low for instructions with no luck. The next day I contacted Guesthoo who suggested we go and buy a plunger and sort out the toilet ourselves! I declined. They said they would try to get the housekeeper out to sort the problems. We eventually got the dishwasher to work but waited in all day and an engineer finally arrived about 6pm. That was 1 of our 2 full days wasted.
The following day I opened the boiler cupboard to find inside it, a folder with instructions for the heating and some other appliances although none for the dishwasher. There was also a large pile of letters. Some were open and dated back to 2019. The problem with this wasn't just that the instructions folder was hidden, but paper in an enclosed cupboard with a boiler is a fire risk and illegal in a holiday let; they had put our lives at risk! There were also no emergergency exit signage or instructions. When I suggested to Guesthoo that some compensation for the dreadful first 24 hours was in order, the answer was a resounding "no". They even tried to suggest that the problems were of our making, saying that because we didn't report the blocked loo until the day after we arrived, it wasn't unreasonable to assume that we had caused it! We had arrived after 5:30pm and no-one used that loo until bedtime; how were we to know they were contactable that late! They also said that the heating was fine and hinted that it was our fault that we couldn't work it. Wrong; it was out of order and failed to work the day we left. As far as the dishwasher is concerned, they told us to turn it on, select the program and press start. How trite, condescending and patronising! Every make of dishwasher is different and none of us had come across this one before.
We also couldn't get the radio or the TV remote working. I could go on.
Response to Guesthoo (who are economic with the truth).
We arrived in the evening and assumed you would not be contactable then. I tried to phone you the next morning on the reservations and emergency numbers, many times, even using my friends phones, but with no success.
I sent my message at 11.30, it took you 3 hours to respond. When you did, you said "is [the loo] completely blocked or just draining very slowly? If it's only slow to drain, if possible would you mind puchasing a simple plunger locally to see if that helps clear it? We will reimburse you...." I said it was draining slowly so you KNEW what the problem was and yes, you DID ask us to solve it. You say you suggested it as a quick solution, but how quick a solution is it to ask a person who doesn't know the area, to go in search of plunger? Quicker to send someone round, especially since I had advised you of the other issues at the same time. But yes, far less convenient FOR YOU. We only had 3 nights (2 days) and had never been to Newquay; to ask us to spend our limited time solving YOUR problem was outrageous!
Heating: you asked me to turn up the dial on the display and send a photo of it. I did, but it didn't work. If it was just a case of adjusting the timer, why did the contractor not show us how to do it?
Dishwasher: you said "1 Turn the dishwasher on 2 Select a cycle 3 Load the dishwasher tablet 4 shut the door firmly - it should then begin the cycle". Really? I had never thought of that!!!! We did not claim it was fauly, just that there were no instructions. If we had the make/model number we could have googled it. Clearly you had never seen this dishwasher or its various programmes/dials etc, but if the instructions book had been there we could have started it easily. We aren't idiots and we all own dishwashers. You say you gave us instructions that helped start it. Wrong; one of us started it, by accident, in spite of your instructions.
You say we were eating in that night; actually, when you said Stefan was coming I said "instead of going out to eat we will eat in and wait for Stefan".
You say the papers in the boiler cupboard were removed immediately I reported it - yes, BY ME! It was a fire safety hazard. Storing paperwork in a boiler cupboard in a holiday rental home is ILLEGAL and by doing so, you put our lives at risk!

We're also surprised by your comments regarding our availability. Our team is available every day from 8 am until 9 pm by phone, email and message, with a dedicated priority line for urgent issues too. These contact details are provided before arrival and are also displayed at the property to ensure that guests are able to reach us quickly.

When you contacted us the morning after your arrival, explaining you were having trouble with the heating, the dishwasher and the slow-draining loo, we provided instructions for the dishwasher immediately, which helped get it working. We also asked for a little more information about the heating and the toilet so we could understand exactly what was happening. When we heard back from you later that afternoon, we arranged for a contractor to attend within hours to assist you.

We didn't expect you to resolve the toilet issue yourself. As you had initially described it as draining slowly rather than blocked, we suggested a plunger as a possible quick solution whilst we gathered more information. Once it was clear that a visit would be needed, we arranged for a contractor to attend. We apologised for making that suggestion during your stay as we recognised it had caused upset, and we apologised again afterwards because we agreed it wasn't the right approach in your situation.

We also did not ask you to remain at the property waiting for the contractor. It's not something we'd ever ask our guests to do during their holiday. We confirmed when they would be attending, and you replied that you would be having dinner at the property that evening, so you would be there to meet them.

We were particularly surprised by some of the more serious claims made in your review. The heating was restored by adjusting the timer settings; there was no fault with the dishwasher, and the paperwork you found in the boiler cupboard was removed immediately after you brought it to our attention. Whilst we appreciated you highlighting this, we do not agree with the conclusions drawn from it.

Throughout your stay, we responded promptly, arranged timely assistance and worked to resolve every issue you reported. We were unable to agree to your request for one complimentary night because the issues raised were resolved quickly. We're always happy to compensate guests when something has gone wrong, or their enjoyment has been significantly impacted. We reviewed your complaint in full, twice, after your stay, to ensure we'd not missed anything and had assessed the situation fairly, and we're confident we did.

We're sorry that your holiday was overshadowed by these matters. This property continues to receive consistently positive feedback from guests, and we're proud to have a guest experience team that consistently receives excellent feedback for being responsive, helpful and committed to resolving issues quickly.

Terrible do not book with this company!
Terrible service and property… Toilets had urine, old urine stains and faeces around them, hairs, toilet brush had faeces on the handle. Shower tray hadn’t been cleaned. Sinks were dirty with hairs and what looked to be old toothpaste stains. Old food on the cooker, dirty oven gloves, dirty fridge, stains on bedding.. the list goes on. Cleaners came to rectify but it didn’t touch the sides. They just wanted to send cleaners in again… disturbing what was supposed to be a break. We left the property and didn’t stay for the duration we were booked for no refund offered apart from 70 cleaning fee absolutely disgusting considering the evidence we provided to them! Never had an experience like this beyond disappointed…forgot to mention the ants/flying and infestation that I was asked to hoover.

I find it disappointing that rather than accepting responsibility, your response appears to suggest that I fabricated or even caused the cleanliness issues myself. That is completely false.

I have clear photographic evidence of the condition the property was in, including issues that no guest should be expected to encounter.

The suggestion that the more serious issues “were not present” during your housekeeper’s visit is again a false claim and I would be interested to see their video of the property. We reported issues as we found them while using the property. It is entirely reasonable that not every problem was identified within minutes of arriving.

Refunding the cleaning fee undermines your assertion that there was nothing wrong. If the property had genuinely met the standard you claim, there would have been no reason to offer that refund.

The reason you have a high rating is you have blocked my review of the property as it included photos that I had taken of the issues I raised.

My review is an honest account of my experience, backed by photographs. Attempting to discredit a customer instead of acknowledging legitimate concerns says far more about your approach to customer service than my review ever could.

We're sorry to read your review, as it doesn't reflect the experience we aim to provide or the way this situation was handled.

You first contacted us late on the evening of your arrival with a handful of minor cleanliness concerns. Although some of the photographs were difficult for us to verify, we responded before the start of the next business day and immediately arranged for our housekeeper to attend the property that afternoon to inspect the areas you had highlighted and address any issues.

Following her visit, our housekeeper took video footage of the areas raised, which showed them to be clean and well presented. Later that same day, you contacted us again with a number of new and significantly more serious cleanliness concerns, including an allegation of faeces on a toilet seat. These concerns had not been included in your original report and were not present during our housekeeper's visit.

Rather than dispute this, we immediately offered to send a second, different housekeeper to independently inspect the property and carry out any further cleaning required. Unfortunately, you chose to leave the property before that visit could take place, meaning we weren't given the opportunity to investigate the newly raised concerns or resolve them for you.

Throughout your stay, our focus was on trying to help. We responded promptly, arranged a same-day housekeeping visit, reviewed the photographs provided, spoke directly with our housekeeper, reviewed the video footage from her visit, and then offered a second independent inspection when further concerns were raised. Although we were unable to substantiate many of the allegations made in this review, we still refunded your cleaning fee as a gesture of goodwill.

We take cleanliness incredibly seriously, and that's reflected in this property's consistent 5/5 cleanliness rating from our guests. If something isn't right, our priority will always be to investigate thoroughly and do everything we reasonably can to put it right.
