Seven D Mechanical has given us excellent service! Clifford knows his stuff, he got here, I briefly discussed the issue, his investigation took 5 minutes. He found the problem fast, a part in process of failure and replaced it quickly!

A company that stands by their coverage.

I have been with FAHW for several years with multiple properties under their protection. My relationship with FAHW has lasted for more than a decade because they'll the only home warranty company that honors their contractual agreement when other companies I've used in the past found loopholes to deny claims. Not only will I remain with FAHW, I will be adding more property in the future

First American Home Review

My evaluation of First American Home Warranty is based on two principal factors: How quickly does FAHW assign the appropriate technician and the responsiveness and competence of that technician. FAHW’s record is uneven over time, but when it assigns Mark from 5280 Appliance I can count on top-notch service in all respects.

Taking too long to service AC and says…

Taking too long to service AC and says can’t reassign another company to service AC. That’s ridiculous. I’m psst, My home is hot and I have pets. I contacted them on 9/2 and contracted says can’t come out til 9/11.

DO NOT TRUST THIS COMPANY!!!
We Purchased the extra a/c protection for our new home and when the a/c started leaking water out of the filter in the middle of a massive heat wave, we promptly called First American to get it fixed. They sent somebody from a company rated 2 stars on yelp, who said the lines just needed to be flushed. He then didn’t bother to re-check the system after doing the flush and when we turned on the a/c it immediately leaked water again. Called a second time, It took them many days to send another person from the same 2 star repair company who said the unit wasn’t installed properly and needed a much larger fix but he needed approval from FAHW first. Then the repair people stopped answering our calls. When calling FAHW, we’d wait on hold 45+ minutes and no answer. Then we get a letter from FAHW saying the claim is denied and citing language about improper installation that is NOT in our policy contract and completely fabricated to justify denying the claim and saying the a/c will now not be covered for anything ever. They are fraudulently denying a claim by trying to amend the contract language after purchase which is totally dishonest and illegal. I will be filing a complaint with the California department of insurance as well as appealing the denial. DO NOT TRUST THIS COMPANY!!!

Clients come first!

When the HVAC company originally assigned to fix our AC couldn't get us on the schedule for a week, FAHW allowed us to find and choose another company that was able to come out the same day! It made all the difference on 100° plus days.

I call about my air conditioning unit…

I call about my air conditioning unit that went down and it was 89 degrees I was informed that in the next 24 hours they would have a technician out to fix the problem 24 hours later no technician and no communication. called to ask what was going on was told could not find a technician in my area. I was told then that it would take 24 to 48 hours to find technician . Had to take care of problem myself because of heat, canceled call.

I would give zero stars if possible

I would give zero stars if possible. I done everything they asked and then some. Used the contractor they sent and requested. Contractor diagnosed the issue I spent 1,500 dollars to have one problem fixed and was told after they they would replace my AC unit and then was told they would not. They even said they would credit my account for a service call and turned around and charged me for the service call. This company has lied and took money from me. I would highly recommend not using this company for anything.

To whom ever responded to this review the calls that was made was around 8 and 11 central time. Again this is the lowest a company can go even to the point of not refunding my money ya'll said you would not charge along with requesting me to get a second option over what the company ya'll sent out to work the problem.

I have not talked to anyone else about the problems that I have had. If ya'll want to talk give me a call ya'll have my number.

Upselling and denial letters after the fact

We received a letter from you stating the condenser was not covered and it wouldn't be covered in the future. We did not have a problem with the condenser. The problem was the fan and it was fixed. ??? The serviceman was very nice but he "sold" us a $350.00 cleaning he said we needed (my 80 year old husband paid for this because the young man was "nice"). The serviceman then tried to upsell to a $1000 warranty policy. Then this letter comes from you about the condenser and no further coverage. We have asked their company to resolve this issue because we will not renew if it is not resolved soon (our renewal is in a couple of weeks).

First American sincerely apologizes for any inconvenience you may have experienced during the handling of your claim and appreciates you bringing this matter to our attention. We are continually striving to improve our service, and your feedback is a valuable part of that effort.

Our records indicate that on August 4, 2026, you placed a claim for the air conditioning “runs almost continuously and foam insulation on outside pipes is deteriorating.” We assigned independent contractor SAS AirCare LLC DBA House Pro Air Conditioning (SAS AirCare), who reported that upon their assessment they found the system working, however, recommended cleaning the outdoor condenser coil as it was dirty. Please be advised that malignance is not covered. Please refer to your warranty contract, Limits of Liability Number Fourteen, which states:

“This Contract does not cover routine maintenance.”

On September 1, 2026, SAS AirCare cleaned the outdoor condenser as you paid them for the services.

On September 12, 2026, you informed us that the air conditioner was continuing to have an issue. We recalled SAS AirCare back to your property to diagnose the unit. SAS AirCare has reported that upon assessment, they found the indoor evaporator coil is leaking, recommending replacing it. First American has authorized the replacement of the evaporator coil. Please be advised, when replacements of such items are needed, modifications are needed and the modifications are not covered by the warranty contract. SAS AirCare quoted $1,664.25 to add and/or modify the existing copper line, drain line, secondary drain line and drain pan, and the supply return to adapt to the new evaporator coil being installed, which is not covered. Please refer to the warranty contract Limits of Liability Number Seven and Important Section, which states:

“Company will pay up to $250 to correct code violations when effecting approved repairs or replacements. Company may, at its option, pay you in lieu of performing the work. Company is not responsible for the following: any other corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to construction, carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications made necessary by existing equipment or installing different equipment except where noted in the Central Air Conditioning section of this Contract. Company will not alter structure to effect repair or replacement, nor refinish or replace cabinets, countertops, tile, paint, wall or floor coverings or the like.”

You may either accept the replacement of the evaporator coil and associated non-covered cost, or as alternative option accept cash payment in lieu of the evaporator coil replacement for $802.08. This amount includes the evaporator coil, labor to install, haul away of the old unit and any applicable sales tax. The cash payment is based on First American’s negotiated rates with its suppliers and contractors, which may be less than retail as indicated in the warranty contract, Limits of Liability Number Fifteen, which states:

“You and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Company’s negotiated rates with its suppliers, which may be less than retail. If you accept cash payment, you are required to repair the Item or provide a new replacement and send proof of repair or replacement to Company. The Item will not be covered under this or future Contracts until such proof is provided.”

At this time, we are waiting on your decision on how to proceed with your claim.

Washing machine broke

Washing machine broke, First American Home Warranty assigned a repair company to make a service call. Repair technician appointment was 3 weeks from original request. When the technician left, he didn’t secure a water line correctly, it leaked water and caused over $3,000 in damage to the home.

No, I would never recommend this home warranty company.

Re- contacted First American Home Warranty after their response to this post. Call taker was very nice and suggested contacting appliance repair company; so I did, left them a message as they didn’t answer their business phone. 1 week later no call back. Insurance is handling it now.

No, I would not recommend First American Home Warranty. Not worth the headache.

Overall Generally good.

Overall, I have been satisfied with the service I have received. There was a delay in getting what should have been simple and easy answers about the replacement cost of and inside unit for my Airconditioning system. That dragged out for over a week during the Hottest period of the Texas Summer of 2025. During that period, I felt like they were testing to see if I would simply fold. My next service was on our Oven and I was well pleased with that service that finally solved the problem that had been recurring.
