Avoid if you value your sanity

I recently had the misfortune of dealing with this agency as a buyer, and I’m incredibly glad I wasn’t the one paying them a commission.

From start to finish, this transaction was made unnecessarily worse by the incompetence of this agency. I asked myself multiple times if mine was the first transaction they ever had, as it sure felt like it. While most agencies have sales progressors, they passively wait for conveyancing to happen (when they don’t make matters worse) and seem as surprised as everyone else that the transaction actually completed. Not sure how they make a living out of it.

They seemed to have no grasp of the actual progress or process. I was actually at some point told that asking them for updates after weeks of non progress was “ unfair on them as it was causing them a lot of stress”. I think they believe that their hefty commission is paid simply as a thank you for turning up for a viewing and opening the door and have yet to realise that they are meant to progress a sale as well.

In short: based on this experience, it seems any sale that goes through with this agency happens despite them, not thanks to them. I would advise any potential buyer or seller to think twice and do their homework first.

One of the WORSE DECISIONS of my life…

One of the WORSE DECISIONS of my life was signing FJL as my agent. HUGE REGRET.

Almost two or three months ago I cancelled landlord rent insurance. Informed Islington office by email and telephone (spoke with Monty, manager). They ignored my notice and still charged me. called them and was told its being processed. Emailed again, told senior manager, Sai will call me back; never did (as always). To date, it's been no money, senior management looking into matter.

Called today 03/07was informed the person I spoke with will call me back, as usual no call meanwhile they are still taking my money even though this person said boss Sai was suppose to be dealing with my refund.

I mean how long does it takes to refund? They are quick to take my money but crab-like to refund me. Today ended without them calling me back as usual or emailing me of my refund. For years I have complained but this is the worst I have experienced. I can only assume there is a planB for my refund - rob or plan for me to forget about the debt. I mean what else could be reason for significantly delaying this refund? I am so angry at this rogueish deceptive disrespectful behaviour from an agency I've spent ten years of my life. Unbelievable. I have never owed them. I am not the social media type but Felicity J Lord Islington have really grieved me.

Disappointing experience with poor follow-through and pressure tactics

I initially visited the agency in person and spoke with an agent - i won't mention the name but hope they can improve reading this - , who took my details and promised to send me off-market rental opportunities. Despite several listings appearing online over the following weeks, I received no communication or follow-up at all.

Later, I applied for a flat through the same agent, who acted as though we hadn’t met before. The property shown was clearly overpriced and not reflective of market value, yet I was told it would be gone quickly—despite it remaining available a month later. The pressure to commit felt disingenuous.

What was most uncomfortable was being asked for a positive review immediately after this poor experience, followed by persistent calls to take the flat.

Overall, I found the service unprofessional and not trustworthy. I would recommend approaching with caution and doing your own research before making any commitments.

BUYERS BEWARE

I’ve had the misfortune of dealing with this agency specifically Vicki Tait throughout a deeply frustrating and ultimately failed property transaction, and I would strongly caution prospective buyers.

From the outset, my offer was materially misrepresented to the vendor. It was made clear both verbally and in writing prior to submission that the offer was subject to the ability to extend the lease at a nominal cost. This condition was either ignored or deliberately omitted when the offer was passed on, meaning both parties were fundamentally misaligned from the start. Astonishingly, Vicki later attempted to deny that this condition had ever been communicated, despite it being explicitly stated multiple times. It could reasonably appear this was intentionally withheld from the vendor to push a fast sale through, regardless of whether the key terms had actually been agreed.

Worse still, the vendor repeatedly misrepresented the service charges by more than 50%, despite being asked for clarification multiple times. It could be seen that there was a deliberate effort to conceal the true cost of ownership alongside high rising reserve fund costs and hope that no questions would be raised during due diligence. When they were, off the back of searches and legal review, the vendor abruptly pulled out of the sale over three months into the transaction.

Throughout, the agent applied unnecessary pressure to move towards exchange before any of the lease terms, financial conditions, or legal risks had been properly resolved. Despite serious concerns being raised, there was no meaningful effort to mediate, clarify, or communicate appropriately.

This experience revealed a clear lack of professionalism, transparency, and care for either party’s position. Buyers should proceed with extreme caution. Ensure every condition is formally documented and be alert to missing, misrepresented, or delayed information because you can not rely on this agent or their vendors to act in good faith.

There is no clearer example of the dangers of dealing with unregulated, unqualified agents. In this case, both the agent and the vendor appeared to knowingly “try it on” presenting misleading information, withholding material facts, and relying on pressure tactics to force a quick sale in the hope that the buyer wouldn’t notice or question it.

BEWARE.

Avoid at all cost

If there is minus score, I won’t hesitate to give them. Last year we rented a flat near old street. From the first day we checked in, they didn’t even care about the flat and client. We came to completely mess flat (no cleaning, broken doors, bad mold). Throughout the year, they ignored our complain about flat maintenance. When finally we moved out nearly 2 months ago, they even didn’t try to give back our deposit (ignoring our contact). We will claim a dispute after those exhausting effort and patience. Just beware to have a business with this agent.

Clients be aware !

Hackney Felicity Lord is absolutely awful ! The staff are unprofessional , no one answers the phone , huge lack of knowledge when you as a client query something , money is taken out of your account without permission, contracts are renewed without your consent ( which is fraud ). That branch should be regulated.

Do not trust these people. SCAM ALERT. Not as a landlord, not as a tenant you should rely on people who does not meet the contracted terms!
do not get surprised if ignored when contacting them or if they say something, while doing the complete opposite, even if its said in written..

Excellent property management team.

We have rented out our house for over 25 years now with FJL Blackheath. The advice and support from the staff have always been exemplary. Currently Lisa Allen Hendry has taken over our property management and we can’t thank her enough for going above and beyond.

Quick at fixing things

Tenant here: When my washing machine broke unexpectedly, Lily Porter was an absolute star. AVOID AT ALL COSTS

I used Felicity J Lord (Blackheath branch) for the letting of my property. My experience with them has been dreadful. I strongly advise you not to engage with this agency under any circumstance, below is a summary of the key issues:

• June 2024 - After finding the tenant with the contract expected to be signed within 1 week, they unexpectedly demanded for full upfront payment of their 2 years management fee.
Due to this I had to change into a 1year contract and “negotiate” 75% upfront and the remaining 25% montly.

• April 2025 - We are approaching the end of the one year contract and the tenant wants to either go into rolling contract or extend his agreement.
According to FJL this is only allowed if I use their “Property Management Service” or “Rent collection Service”.
I asked FJL to pay 180GBP for their service “Extension set up” as included in their T&Cs and stop the full management of the property.
Their position has been that by going into rolling contract or renewing the tenancy agreement without using one of the “Property Management Service” or “Rent collection Service” I would be breaching their contract and liable to a penalty fee of 6weeks rent.
Effectively, their position is that once they find a tenant for you, they coerce landlords indefinitely to rent collection or management services.

• Billing errors (e.g. double-charged for inventory) that required repeated follow-ups.

• Refusal to provide basic documentation like the inventory report.
Despite my repeated requests, the inventory report was never made available to me. My request for this basic documentation was ignored, while the agency instead focused solely on matters concerning their own compensation and potential breach of contract penalties.

• Poor communication and lack of support despite paying for full management.
Despite paying for their full management service, they did not adequately support my tenants in setting up essential utilities. The tenants had to contact me directly, expressing their worries about utilities potentially being disconnected, particularly concerning as they have a young child. Only after my direct intervention did the agency finally take action

I strongly advise landlords to look elsewhere.

DO NOT USE FJ Lord

DO NOT USE FJ Lord to manage your property. Horrendous experience. I've never experienced anything like it. Tenants raise an issue and they do not hear back for 3 weeks. I contact them as their "client" and I hear nothing back. They take zero responsibility.

Unprofessional and poor service…AVOID!

We had a terrible experience with one of the agents named “Guy” at Felicity J Lord. My partner and I tried to arrange a viewing for nearly a week and were repeatedly told we’d be called back, but no one ever did. To make matters worse, when we finally managed to get through, the agent answered the phone in an unprofessional manner, making awkward “dad jokes” that came across as completely inappropriate and dismissive.

We were assured we could view the property, but after a week of chasing, we found out online that it has now already been let. The lack of communication and the unprofessional attitude made the whole process incredibly frustrating. Absolute chaos from start to finish.

Would not recommend dealing with this office if you’re serious about finding a property.

Nice and helpful colleagues, but will waste all parties time

First time buyer, looked to purchase shared ownership property. The FJL team, alongside mortgage brokers they closely work with, JustMortgage had somehow miscalculated my affordability criteria (no idea how it failed a four-eyes-check). What this meant was about a couple months into the process, I had to do another affordability check with the Property Manager who owned the remaining share of the shared ownership property, and they showed me correct calculations with reference to Government guidelines. It meant unless I stumped up another £15k on top of a £40k deposit i was already committing to put up, I would not be able to afford purchasing the property. I had wasted £1000 up to this point paying a disproportionate "broker fee" of £695 to JustMortgages, and the remainder up front to instruct solicitors. I did not get any of that money back. Not only did FJL waste my time and money, but they also wasted the sellers time. The colleagues I interacted with were very nice but that doesn't make up for it. I cannot recommend them.

This was a stark contrast to other agents and developers I dealt with where this affordability was carried out right at the beginning with a model where the calculations were actually correct and made sense.

Absolute waste of time

Every single person I spoke with at their Wapping branch was so unhelpful. I had been calling for roughly 4 days to secure a viewing at a flat situated within my old building that I had been trying to move back to. The first time I called I was told “we probably won’t log your enquiry now as we finish in 20 minutes. I’ll make a note and someone will come back to you.” The next day, of course no one came back to me, so I rang again. This time, the agent confirmed that the property I was enquiring about was 100% still available. I told them I could visit whenever and that I would move my schedule around to suit them. He apparently logged my enquiry but nothing ever came of it. My partner called the next day, he was greeted over the phone by someone who tried to claim he couldn’t help as he was just the “overflow department” as though their tiny branch with hardly any properties available to let is inundated with calls and enquiries…. It’s clear to see business isn’t booming…. after 4 days, we gave up. The next morning, 5 days after my initial enquiry, we saw that the property had now been let. Awful service, idiotic staff and a branch/company that I would avoid at all costs.

A lot of wasted time as a sales agent

Lots of promises up-front when it came to selling a flat, but they only got an offer from one buyer – and initially were passing on comedy offers from them way below both market rate and their own estimate, and actually pressuring us to accept! When we accepted the final offer, there came a point when it was clear to me that the supposed buyer was stalling, but the agent said no, all was fine. Two months later, and about a week before exchange, the buyer pulled out. No idea why I could see this was going to happen and a professional agent couldn't. After that, we gave them a further 8 weeks, but we just got a bunch of last-minute cancelled viewings and no-shows. Some nice people, but I really can't recommend them.
