Great cabin in a very nice area! Enjoyed our stay but didn't like having to haul our trash somewhere. Didn't know about that inconvenience till we arrived. Overall, a nice weekend getaway.

I requested a rental accommodation related to an ADA-recognized disability. The request was reasonable, clearly explained, and legally protected. The company chose to ignore it, not because it was impossible or burdensome, but because they did not want to deal with it.
This was not a misunderstanding or a lack of information. I was clear about my needs, and they were clear in their refusal. The result was being denied housing access solely due to disability-related accommodations.
This kind of behavior is discriminatory, harmful, and deeply disappointing.
If you are disabled or rely on ADA accommodations, proceed with caution. This company has shown that accessibility and compliance are optional to them.

Our booking for 13 guests, including children, was impacted by a severe winter storm that made travel unsafe. Despite this being beyond our control, Evolve refused a refund and would only reschedule with additional fees, offering limited dates that suited them.
This was a genuine safety issue, not a change of plans. Their rigid, money-driven policies show a complete lack of concern for guests, families, or basic fairness. A deeply disappointing experience. Book elsewhere.

We booked an Evolve rental for 13 people, including 4 kids, and our trip was blocked by a severe winter storm in NJ and NY that made travel unsafe. Evolve refused to reschedule without charging us an extra fee, refused to give any refund, and only offered dates that work for them within 30 days with a $300 extra charge. This wasn’t a personal change of plans - it was a dangerous weather situation - yet they showed absolutely no flexibility or basic human understanding. Their policies are designed to squeeze money out of guests, even when families and children are involved. This company is unfair, greedy, and completely customer-unfriendly. Avoid Evolve at all costs!

I reserved one of their properties in Orlando for a 2 night stay in a condo. Upon arrival I found an infestation of small cockroaches. I reached out to the property manager in which my calls and texts were ignored. I then reached out to the Evolve customer service number where they told me they would have to look into it. I had to vacate property and find another location to stay. A refund was refused by company despite texts and emails with the company providing photo evidence of the bugs within the condo. They told me that the housekeeping personal did not find any and so they could not believe my word. Do not trust this company nor book through a third party. I booked through Marriott Vacation Homes and Villas thinking it was a reputable website. I am continuing to work with Marriott which has been another nightmare.

Evolve was our 5th and final location for a 3 week 2026 winter hiking trip with my husband, our 2 dogs along with my brother and sister-in-law. We are from Michigan and booked 5 stops in 5 different states, 1st stop was Ohio with no issues, great stay. Unfortunately, a severe weather situation across the nation was expected to start during our 2nd stop in Kentucky. The host agreed that it would be dangerous to stay, so our trip was cut a day short due to heavy snow predictions. We had to leave a day early and got a one day refund which we didn't even request. Our 3rd stop was scheduled for Alabama which was canceled at the request of property manager due to ice predictions. This left us with the disappointing decision to make the 8 hour journey home because we were not only worried about travel conditions but didn't know where it would be safe to travel too if we altered our trip. Our 4th stop in Illinois completely understood the situation and gave us a full refund. The evolve rental cabin was supposed to be our the 5th and final stop so we were hoping they would understand this difficult predicament we were in and would consider giving us a full refund rather than just 50% since we were requesting cancelation by Jan 23rd for a Feb 1 stay. They refused stating that the weather may not be an issue by then. If we didnt cancel by Jan 25 we would get 0% back so we didnt want to risk that eiter. I will never rent from Evolve in the future and we rent several times a year. We will also share this experience with friends and family, we are very disappointed with your customer service! VRBO was also quite disappointed with Evolve and gave us key cash to help and not lose us as a customer.

The cabin was very clean when we arrived. The kitchen had all the basic equipment for us to prepare meals for the 3 weeks we stayed there. The view of the mountains from the large balcony was great as well as the ability to star gaze at night.

The house was perfect, comfy beds, well stocked linens and plenty of hot water. Kitchen was well equipped for cooking and serving meals for our group. Also clean and tidy.
Location was perfect, walkable to restaurants, shopping and groceries in town.

Beware!!!
The sales and on-boarding staff are very professional, organized and prompt. Once you are signed-up, that is the end of the prompt professional service. I even paid for their premium level of service.
In the first month, they double booked, lost bookings and had my home priced 200% below other identical units in my development.
The premium level of service provides a "dedicated" advisor. Anytime I called him with these issues, he pushed me off to their customer service line. Calling that line was a futile exercise. They were incapable of handling the problem, but said they would call back. Zero call backs.
All 7 times I called back for their guest booking mistake , it would be a new rep who could not transfer me to the previous rep. We would start over again, they would not be able to resolve it and would say they would call back. Never got a callback.
I called booking.com myself and confirmed that the guest was booked for the home, so I honored it. Evolve never paid me for it because they couldn't find it in their system.
This ends with having a guest in my home and evolve will not transfer money for the guest, 2 double bookings and a terrible review on my property.
Beware! The sales are great the service is terrible.
Evolve has handled everything professionally.I highly recommend them!

We were forced to cancel a guest reservation due to a heater failure at our vacation rental. At Evolve’s request, we provided full documentation supporting the cancellation. Despite this, Evolve later withheld approximately $1,300 from a subsequent guest payout without any notice, explanation, or justification. This lack of communication and unilateral action was both frustrating and unacceptable.
