We are not a customer of Butters John Bee, we chose to sell our property with another recommended Congleton Estate Agent. Despite having no recent contact requesting any assistance from this company we have had FOURTEEN calls in the last two months soliciting us to cancel with our existing agents and give them the opportunity to sell the property. Despite having a call yesterday again from them where we told them the property is sold we received another call today, unbelievable. We are taking advice and have been told to report them to the Property Ombudsman for harassment and unprofessional conduct. Be warned! We have put one star on this review because we can’t give a negative score.

I don't usually leave negative reviews, but after our experience, I feel it's important to share it honestly.
We instructed Butters John Bee to sell our home during one of the most difficult periods of our lives. I had just lost my mum and was in the process of organising her funeral. At the time, I did not personally sign the agency agreement or fully appreciate the fee structure. The agreement was signed by my husband, who struggles significantly with reading and understanding written documents, and I later discovered that the fixed fee was £4,200 including VAT.
I have never disputed that Butters John Bee introduced the buyers who went on to purchase our home, and I have now paid the fee in full. My disappointment lies in the way my concerns were handled when I raised them. I asked for clarification regarding the requirement for only one signature, requested evidence of the relevant terms and conditions, and sought a goodwill gesture given the exceptional circumstances surrounding the instruction. I also raised a formal complaint and followed up when my emails went unanswered.
The response I received was simply that the fee stood and payment was required. Whilst I appreciate the condolences offered regarding the loss of my mother, I felt there was very little empathy or flexibility shown throughout the complaints process.
This review is not about avoiding payment for a service that was provided. It is about feeling listened to, treated fairly and shown understanding as a person going through an incredibly difficult time.
I have referred the matter to The Property Ombudsman for an independent review, not to dispute that a fee was due, but because I believe consumers deserve transparency, compassion and proper consideration when genuine concerns are raised.
This is simply my personal experience, shared honestly and factually, so that others can make informed decisions when choosing an estate agent.

I would strongly caution anyone considering Butters John Bee for property sales.
Our experience with their Congleton branch was deeply frustrating and unprofessional. We had to handle almost all aspects of our sale ourselves because the agency was entirely absent at a critical stage. Unanswered calls, messages ignored - this continued for days.
The marketing brochure was delayed, sparse, and poorly presented.
We were forced to escalate to the Property Ombudsman, who reviewed the case and agreed that the service we received fell well short of the standard expected.
If you want a reliable, communicative agent, I would look elsewhere.
Personal and professional
It's only the personal attention and professionalism of Vicky Allen and James Davies in the Congleton branch that kept a protracted sale of ours on the tracks.
Through no fault of theirs, or our immediate purchasers, Vicky and James were misled by a different agent further down the chain on the status of a potential buyer. Despite pressure and frustration from parties in the chain Vicky maintained a professional dignity, personal and persistent approach and faith that the transaction would eventually pull together. It did.
BJB may not be the cheapest agent on the block but they they did what they told us they would do, namely sell our property (which a previous estate agent failed to do) and at the end of the day that's what you employ an agent for.
Yes, I recommend Vicky, James and the team in the Congleton Office.
Finally. Have a word with your head office branding designer - yellow and white as a banner text colour does not work online or on sales boards !

Nuisance cold calling & desperate for business
We are currently up for sale with another agent in town however BJB somehow went to great lengths to obtain private information. My mobile telephone number & my address trying to poach my home sale for their business. Refusing their service later the same night 19:50pm I recieved another business cold call. I wasn't happy twice in one day! Nuisance cold desperate calls are not a good advert for BJB. When I asked where my personal information was obtained from the conversation became awkward & strained! Obviously some underhand third party dial up selling!
Avoid this agent they are not trustworthy nor compliant!

Awful
We had an awful experience marketing our house with BJB Congleton last year and would advise any potential seller to avoid, or at least deal with another branch of the company. Unprofessional and amateurish, with poor attention to detail regarding property details and dates. Communication with the staff, often diverted via a questionable 'Concierge service', was extremely difficult (other estate agents commented on this too). Details of the sales contract were misrepresented to us at the beginning. Totally agree with a previous reviewer that confidentiality of personal details, or more precisely the lack of it, was a concern and remains so even after leaving. Since terminating our contract we are relieved to now be with a far superior estate agent in Congleton.

Having purchased a house through this estate agents…I use that term loosely, I can advise they are the most unprofessional and ineffectual employees of a company, that I have ever come across.
I’ve bought and sold a lot of houses,
yet have never felt bullied and harassed as I have felt throughout what should have been the most simple straightforward purchase of a house, even told I could be gazumped!
If you thinking of selling through them, can I suggest you don’t give any personal information to them, as confidentiality is not a strong point either
I lost count of the number of times the phrase “due diligence” was used as an excuse for their constant messages, yet on what should have been exchange day they hadn’t the correct ID in place for their client, basic ID, delaying the exchange for several days
Please don’t go through what I’ve been put through

Good service
Although we decided to take our house off the market in the end we found the staff at BJB congleton friendly, knowledgeable and extremely helpful. The pictures taken were top quality and really did the propety justice. When we decide to eventually go back onto the market we will certainly be looking to working with BJB again.
