Double glazing sales tactics. Waste of everyone’s time.

I rang this afternoon asking for a rough price % to market my house. I was told by the boy that it didn’t work like that and he needed to book a visit and valuation before I could have a price. I didn’t realise that butters had dragged themselves down to the level of a double glazing salesman who once in your house just won’t leave until you have signed on the dotted line.
Two other local agents gave me a % price immediately over the phone, so I went with them.
First question when buying a service. Roughly how much is it going to cost please?

⛔ Absolutely shocking⛔ never answer calls or emails, Incompetant agents giving false /wrong information, they Never obey instruction they prefer to protect there income. Making
constant excuse after excuse. Each and everytime you manage get in touch by visiting the branch the agent that you are dealing with as either left, off sick or training. Stay clear guys

Horrendous!!!!

A dreadful experience. I am a landlord, and was gobsmacked at the fees these clowns charged for their services. I have been charged £60 and £90 by two other agents to serve a section 13 advising of a rent increase.( a one page downloadable form which requires the insertion of a couple of names and addresses on along with the proposed rent increase. BKB's fee for this service?? £250!!!!!!! based on this and their overall very poor communication skills and speed with which they act on instructions, (snails pace) I have decided to remove my property from their management, once I have paid their extortionate six weeks rent plus VAT severance fee. They really should be out out of business.

An individual was a shining light in what would have been a poor experience.

Originally disappointed by BJB in the lack of communications, poor response times to questions and also seemingly a reluctance to drive the sale through.

When the house was first put up for sale, we were given an excellent sales pitch with clear expectations, the promise of buyers looking for exactly what we had and were shown strong data and examples. The agents fees were much higher than other tenders however it felt more polished and were a recognised name in the area. Once signed up, the service delivery quickly became extremely poor.

I had to constantly chase data reports (clicks, what was the online footprint like) and had to keep calling the business for updates despite promises that they would call me. Throughout the process from Mar 2025 until Dec 2025 we were constantly frustrated by lack of any communication, a refusal to deliver what was promised (a weekly 2 minute update and report) and despite calls into the office and leaving messages we were left with no return calls on many occasions.

At this time we were serious considering changing agents especially after our sale fell through on what was supposed to be completion day.

However, this changed in January 2026 when Kelly Johnson took over our sale and she has been a breath of fresh air. Professional, friendly and always in communication with both our solicitors, buyers and ourselves she has been an absolute delight to deal with, so much so that my solicitor spoke really highly about her as a pleasure to work with.

BJB have got an absolute gem there and I would highly commend her as an example of excellent customer service where nothing was too much. Thank you Kelly, you have been such a great help in our sale and we would recommend you to anyone looking to sell their property.

Never Rent from this company

Do Not Rent from Butters John Bee or Spicerhaart. You will be ignored when you need repairs. 3 years of begging for repairs and I gave notice and moved out. You get letters saying you owe rent when you have paid in full. Don't overdo pay as your credits are ignored and written off. Statements are begged for and incorrect. And when you try to move out, they harass you, try change the date and demand more money. They ignore proof that the keys are returned and disregard their own tenancy agreements. Still being harassed for rent I don't own and keys they have acknowledged receipt of and now they want to go to court. Don't try calling them either. They never answer the phone. They only know you when they want money, even if your account is in credit.

Another awful experience with BJB

Another awful experience with BJB! We are selling a property through another Estate Agent in Sandbach. Our property was only listed on Friday afternoon yet first thing on Monday morning pre-10am, I received a call to enquire whether we were happy or wanted to change supplier.

I found this approach quite frankly unprofessional and very rude when the property had been on the market for less that 3 days...

Has put me off ever approaching BJB in the future and I will be advising all my contacts the same. Awful and embarrassing for them.

Excellent service

Dealt with the sales team in Hanley and the team in Crewe, who handle things when sales have been agreed. Can’t fault them at all. Extremely helpful throughout, and very supportive when having issues with the dodgy Estate Agent handling the sale of my Mum’s house.

After 3 years of being messed around by the other Estate Agent, Mum has now decided to stay put. Butters John Bee have remained professional and helpful throughout and passed our apologies on to our vendor. Wouldn’t hesitate to use them again.

Very difficult experience

Very difficult experience - recommend other letting agents. Save your time, energy and money. Carried out expensive repair using own contractor and not informing of cost before repair - paying several hundred pounds for a simple light fix, missing rental income despite tenant paying full rent, can't get hold of lettings team to resolve anything so issues naturally escalate, put at risk re compliance checks for gas/electric etc. Raised several issues with Ombudsman after following complaints process. Ended up communicating directly with tenant as was easier and ensured property legal/complaint/safe etc.

I would not recommend Butters John Bee - Northwich Estate agents they ignore your messages, zero communication, would not add or amend any pictures once submitted, failed to represent clients who came to view the property 343 Manchester Road twice, no sales contract was provided, we agreed 1.5% verbally, they took advantage and took 1.83% still waiting for a call back to discuss.

Expensive to sell via this estate agent. Terrible customer service.

I put up my property for sale through this agent. Sadly, it was a bad choice due to their terrible service. Their estate agent costs were premium around 5k for a property worth 180k and I thought I will get premium service but my property didn't even rank high on searches and never got one call or update for the three months it was advertised with them. I couldn't even find my property in searches easily. Three months on with no viewing. Their team don't care about talking or giving updates to the vendor. Miserable experience. Stay away!

AVOID AVOID AVOID All about lining theirs and the landlords pockets, couldn’t give less of a damn about tenants. Left a young family without hot water or heating for 2 WEEKS in winter, with ZERO communication or offer of help to rectify, they couldn’t bathe and were freezing. When the tenant finally sought out refuse by contacting housing standards, a few days later they come home from work to a FOR SALE sign in the front garden with no warning. (funny how that didn’t take them 2 weeks + to do!) This is blatantly in retaliation and PATHETIC. This has been their family home for 10 YEARS. This is the only home the two young boys have ever known. The tenant has fixed and decorated an awful lot in this property and always paid on time.

SHAME ON YOU BUTTERS JOHN BEE.

Shocking service - had to go to the ombudsman

I would strongly caution anyone considering Butters John Bee for property sales.

Our experience with their Congleton branch was deeply frustrating and unprofessional. We had to handle almost all aspects of our sale ourselves because the agency was entirely absent at a critical stage. Unanswered calls, messages ignored - this continued for days.
The marketing brochure was delayed, sparse, and poorly presented.

We were forced to escalate to the Property Ombudsman, who reviewed the case and agreed that the service we received fell well short of the standard expected.

If you want a reliable, communicative agent, I would look elsewhere.

Shambles

This company is a shambles not only are their fees expensive,when ever you ring no one answers the phone , they do not return your phone calls and it takes them 3 weeks to answer emails They also deal with cowboy firms who issue certificates before remidial work has take place. When you tell them you want to leave and go with another letting agency they try to sting you with a fee equel to 6 weeks rent plus vat. The tenent informs me it takes forever to get to speak to someone and now contacts me direct when anything needs sorting

We rented off a landlord who sold…

We rented off a landlord who sold through these and we have tried to get in touch with them after leaving England. Now we are in the process of court procedures due to the landlord ignoring us and disappearing. No help from butters john bee whatsoever. Noone buy no 34 wroxeter way sirchley as you'll be deeply upset with how you'll be left with it
