The platform is decent for posting listings, but it’s extremely frustrating to use when collaborating with others. It automatically logs you out about every 20 minutes, causing you to lose any unsaved work. After losing my progress multiple times, I’ve had to start drafting everything in Word before entering it into Avail. This constant issue makes editing and communication a headache. Overall, it’s a functional tool, but the poor session management and workflow interruptions bring it down to two stars.

After a thorough review of owner landlord property management software, we picked Avail. The applicant management process is bad, clunky, confusing, and misleading.
The "dashboard" tells you nothing about the stage people are in. Did they click the application link and leave immediately, filling nothing? Did they fill it, but not pay for background checks? Are the checks done and paid for, but they now have to log in a second time to authorize sharing the report they paid for?
It's also dumb to have them create an account before applying. Leave that to when they are signing. Why can't applicants fill out a form without an account, once, and not have to re-login later to share the credit report they requested?
We would have happier tenants if we gave them papers to fill and ran our own reports for them for less $$ on transunion (about $7 cheaper). Software is supposed to make processes easier, and this feels like it's only easier for dealing with multiple properties in bulk, for the landlords. Not end-user-friendly.

Great services for the money. Customer service has improved greatly in the last 6 months. There are a few glitchy things here and there, but overall it is a great value and I enjoy the full service, one-stop management software.

Cumbersome for more than one user, ie; an owner and a manager. Takes too long for the review process prior to publishing and your chat bot suggested rebooting the publishing process after 12 hours which was bad advice as it just put me back to the beginning.

I’ve previously used FB Marketplace to post listings. Within a months time Avail found higher quality people, and they post your listing on Many other rental sites automatically. I am very happy that I took a risk to try something new to attract tenants. Thank you Avail 👍👍
