Always a pleasure working with industry…

Always a pleasure working with industry professionals! My latest case was handled with ease and efficiency thanks to the diligent team I had the pleasure of working with. A huge thank you to Michael, Alka and Kalpna for their continued support and exceptional service.

They lie and lie and lie.

Most dishonest bridging company I have dealt with. My new loan with a different company is 0.75%pm as opposed to 0.99% Alternative Bridging lied to me on numerous occasions, including their Executive Chairman Brian Rubins. Twice he personally lied to me. They treated me terribly, simply could not care less, I felt like a number on a spreadsheet. I called in the first months of Covid, when I was halfway through a 1 year bridging loan and was told by James Campbell that due to Covid, Alternative Bridging would look at any reasonable option to extend the loan, like making monthly interest payments. This makes sense as it keeps the LTV the same. Two months before the maturity of the loan I received an email stating the loan was due by the correct date. Alternative Bridging then suggested a six month extension, with close monitoring of my house sale and had previously stated they wanted to be in control of the pricing of my house. As 10,000’s of people are dying due to Covid, I explained I did not want to move and risk dying and made a complaint to Brian Rubins the Executive Chairman. The LTV would remain the same. As James Campbell had previously said this would be acceptable I quite reasonably assumed it would be accepted, but it was not. I had a problem with my email for a day and Allan Kay, handling my complaint, instead of normal protocol of sending his findings by post, actually physically drove to my house and personally visited. I took this action as a clear message of intimidation. There was no reason for him to drive to my house, excessive and threatening. I asked why he decided to do this. The extension period was reduced to three months. I complained again and this was reduced to zero, 30 days are given to all borrowers I was told. I was lied to, by Brian Rubins, Allan Kay, James Campbell proving dishonesty is endemic business practice at Alternative Bridging Corporation. Later, Allan Kay said I had enough money to pay back the loan in full, which I had never told them, when he was asked for proof, he provided nothing. Brian Rubins then lied by saying the concern was not “the erosion of equity” in the LTV but my capital erosion. I knew this was not correct and to confirm I asked a broker what the expression “erosion of equity” related to, the broker as expected, confirmed that the saying related to the equity in the property and the consequent higher LTV when interest is added, due to the longer time of the loan. I had offered to reduce the LTV to the same percentage as when I took out the loan. This was refused. Brian Rubins then said he would ask the “credit committee” to review again and they refused any extension at all. Brian Rubins then lied again, this man is a liar. My solicitor had been asking for several days for the redemption figure and Alternative Bridging would not provide it. There was only a few days left until the maturity of the loan and I emailed Brian Rubins saying I would not be responsible for defaulting if they failed to provide a redemption figure. He replied that my solicitor had only asked for the figure to be released on the last day, the 14th January. Utter rubbish. This is not true and Brian Rubins is in the loan market, why would a solicitor request a redemption figure one day before maturity. The real reason my solicitor asked was for the redemption figure to include all charges to the 14th January. I trust my solicitor over a proven liar, Brian Rubins. I suspect this was Brian Rubins attempt to push me into default, at 3% per month, instead of the 0.99% There is no other reason they withhold the redemption figure? I had stated that unless it was received by Monday at noon I would not be responsible and it was then provided before noon. This is the worst company to deal with, riddles with dishonesty. Dishonest people should not be allowed to lend money. There is another negative review here. This firm has many liars.

I dont normally write bad reviews but…

I dont normally write bad reviews but absolutely disgusted with this company.
I have invested in 2 loans, and both defaulted. I have tried to contact them by phone, email but just keep getting fobbed off. They are quick to take funds and market new deals, but not in paying back hard earned cash. Been ore than a year now and still now received all my funds back. Be very weary if you are thinking of investing with them
