I bought two home warranty policies for two properties and paid for their top coverage package because their sales team said it “covers everything.”
Reality: every claim was denied.
Dishwasher – denied.
Cooktop stove – denied.
Water heater – denied in a roundabout way.
For the water heater, their technician told us we had to hire another plumber and pay out of pocket to disconnect everything before they would even inspect it.
Then after one year they almost doubled the premium and auto-charged my account.
When I canceled, they only canceled one policy and kept charging for the other until I called again.
They repeatedly offered small discounts to keep me from canceling, but never actually honored the coverage they promised.
In my experience, this warranty provided zero real value.
I would strongly suggest doing very careful research before signing up with this company.

American Homeshield is a scam. Do not subscribe to it. They charge premium but do not provide the service. I attempted to call and cancel on the renewal date but they refused to cancel my account and give me a refund. I spoke with KAT and she reiterated over and over that HomeShield does not care if I close my account because it is not her account. That is how HEARTLESS the company is. Customer service wake up. Shame on your company and your employees.

Scheduled and paid $100 for AC repair service around the holidays. Told by owner of repair company and AHS customer service it was okay to wait until after the holidays since there was $2250 that AHS doesn't cover. Just call back they said.
Fast-forward to March and I call....AHS said they'll schedule a recall.
Repair is complete and I get an email saying I owe another $100 service call fee.
Contact AHS and repeatedly ask for a supervisor....never get one but tell all this to 3 different people who all say a new order was created therefore I owe. NO ONE TOLD ME ABOUT A NEW ORDER NOR WAS IT NECESSARY. Just like their repair company padding their invoice with $300 in copper pipe when 50+ feet of the stuff doesn't cost $300.
Rip-off all over the place!!

The Dave & Sons plumber arrived with a single tool in hand and knew exactly what to do to restart my dishwasher, which I had reset. Within seconds, the plumber repaired the disposal and was walking back out the door. He thanked me for making his last appointment so easy. Happy to have a functional garbage disposal again.

Reply: We are not going to supply that information in a review post however, we have been contacted by Monalisa Dunn, who has NOT responded to multiple emails for over 2 weeks (terrible customer service).
Review: I had been an American Home Shield customer for approximately 2 years during which time my central air conditioning unit has failed repeatedly. AHS dispatched 5 separate service technicians, each time charging me a $75 service fee, totaling $375 out of pocket. Every technician got the unit running temporarily at best — hours or a couple of days — before it failed again. Not one technician was able to diagnose and permanently resolve the root cause of the failure.
After 5 visits, 2 years, and $375 in service fees, my AC unit remains unfixed and is effectively dead. AHS collected fees for every visit but never delivered a working, repaired system. This is not a case of a difficult repair — this is a pattern of sending unqualified technicians, collecting fees, and avoiding the obvious conclusion that the unit requires replacement.
I am requesting a full refund of all $375 in service fees paid for repairs that were never successfully completed, and I am requesting AHS contribute toward the cost of replacing a unit they have failed to fix over 5 attempts spanning 2 years.
I will also file a complaint with the Arizona Attorney General's office if no resolution. Arizona is actively pursuing home warranty companies for exactly this type of predatory practice — collecting fees while systematically avoiding fulfilling coverage obligations.

I had an extremely disappointing experience with American Home Shield. After multiple calls and a technician visit, my basement leak was denied despite being clearly reported. They initially approved the garage leak, but just a couple of days later, they reversed that decision and denied it as well. After discussing the reason for the denial, their customer service became incredibly rude and unhelpful, even though I remained polite and patient. After being so dissatisfied with their service, I tried to cancel my plan with them, but I had an incredibly difficult time. They kept giving me excuse after excuse, claiming I was tied to a contractor for several more months—when in reality, I never signed any contract. The truth is, their behavior has been a complete lack of care for customers. I do not recommend American Home Shield to anyone. I hope they take this feedback seriously and improve their service.

The service repair technicians are terrible. We had a leaky shower and the plumber they had come out to repair it damaged our porcelain handles. The plumber said that he would order replacements and be back to install them. After not hearing back from the plumbing company and repeatedly leaving messages with no response, I called AHS. After getting the run around, the short of it was that our porcelain handles were never replaced and AHS wouldn’t take responsibility for it. We also had a bad experience with our dishwasher repair. Two star rating instead of one because the refrigerator repair person was knowledgeable and responsive. The refrigerator issue I was having started again after the first repair. I called the repair company, they came out the next day, found the underlying issue and fixed it.

Glad to be able to to have the plumbers come quickly to assess and affirm a new water tank would be needed. Only reason for 4 stars was that a particular part for the water heater (some pipe connector) wasn't covered so need to pay $470 for part and labor, but still be sure to utilize AHS for any future home needs.

The yearly price is okay but the service fees are a little too high. Also some of the contractors that we have had to deal with were horrible. When you contact AHS about it they don't seem to care.
UPDATE 3/10/2026 I was contacted by AHS and was given a discount for the price increase for the year. Nothing was said about the contractors charging you for work they didn't do or the fact that a service took 2 and a half months to complete.

This is the worst company I have ever interacted with in my 44 years in the planet. They should not even be allowed to use the name American as every person you talk to for service is based in India. We have been without a refrigerator for 6 weeks due to an incompetent local appliance repair shop - we started with a broken ice maker and then eventually broke the entire unit. AHS wouldn’t assign another vendor. And still has do t nothing to help me and my family. Could you imagine going 6 weeks without a working fridge? Awful. Don’t fall for this scam.

$14k later… Don’t Use Them: 10 years and over $10k later, I’ve a 14 year old rusted stove they refuse to replace. They’ve sent technician after technician. They missed ordering all the parts, told them they’d arrive at my house 1-330pm but told me 8am to 3pm. I waited days and days for these guys. The techs want to sell parts for Sears. American Home Shield wants to keep your money and not replace anything.
Two repairs and three technicians later - Stove is still rusted inside so fixing should not have been the final solution.
They know that oxidation continues to cause new rust after cleaning. They expect me to eat food from a rusted stove. It’s a health risk, I’m a veteran and am telling you it’s just a money grab for them.
Save your money monthly on your own and watch your appliance emergency fund pile up in your coffers not theirs.
They don’t fix anything of value. They don’t care if a veteran is eating from a rusted stove. Fireplaces? They don’t fix those either, $3,500 was my out of pocket cost. A plumbing leak in the yard? They didn’t cover that either because it wasn’t ‘under’ the house it cost me $1,409. In 10 years with them they’ve only replaced a microwave at a $100 service fee m.
I say this is the biggest scam under the sun! They don’t fix or replace much.
I also ended up buying a brand new fridge due to their scamming.
Don’t do it, don’t use American home shield! Not ever! Save your own money. Invest in yourself and your own home!
Stop making them rich unless you know you’ll need a large appliance replaced soon.

Have home warranty service with American Home Shield. Service call for a hot water heater replacement done on 2/24/26. Contractor came and gave an estimate to the warranty company. The non-covered charges were presented to me without an explanation of the charges. I accepted the charges via app. Called to ask what the non-covered charges were. I was told I had to contact the contractor to get the breakdown of charges. After an hour or so on the phone the company finally gave me a break down of the charges. I questioned the charges and then asked what was the cash option. I was told that a request would need to be put in to get the amount of the cash option. I asked that the request be made and was told it would cancel out the acceptance of Non-covered charges. I agreed and asked the rep to proceed. I was told it would take 3-5 business days for the process. 3/2/2026 I called to follow-up on the process. I was then told that they could not give me the cash price due to the item being ordered already. I explained the conversation I had on 2/24. After 2 hours of conversation I was told by the rep they have spoken to the vendor, purchasing and that they can now process the cash in-lieu. She said she would put it in and follow-up with me personally within 24 hours. I called back after 30 hours and was told again that the they could not give me the cash price due to the item being ordered already. I explained the conversation I had on 2/24 and 3/2. After 2.5 hours of conversation I was told by the rep they have spoken to the vendor, purchasing and that they can now process the cash in-lieu and they would follow-up with me within 24 hours. I called the vendor on 3/4 and was told that they do not send back the hot water heater. They keep it and the warranty company bills them for the product. The cash in lieu is not dependent on them returning the water heater. On 3/4 I called again and was told again that the they could not give me the cash price due to the item being ordered already. I explained the conversation I had on 2/24 and 3/2 and 3/3. I was then told that they will need to submit the request and it will take 3 to 5 business days. AHS is lying about processing and refusing to pay per the warranty contract. They also neglect to notify consumers of their options and refused to give details of what is included in their "non-covered" charges when work is submitted. When reaching out via chat they disconnect after collecting your information and asking how they can help. Via phone, the reps will hang up on you and you have to call back multiple times and speak to multiple people but the issue never gets resolved. Just continued "it's in processing".
Just look at all the generic replies they give to negative reviews. Guess what? There is no follow up. Just blank statements to look good on the review.

I really don't want to do this because I recommended this company to a couple of people, but I never submitted a claim till last week. My AC went out; it was blowing nonstop for a couple of days, to the point that my house smelled like a burn. They didn't make it to the house till 3 days after submitting the claim. I took the day off to make sure everything was handled. After inspection, they determined they couldn't fix it because the damage was caused by another person, not by regular wear and tear, which is a lie. I called both companies to request an invoice. I need to know exactly why it was denied and, most likely, hire another person to fix it, but they can't provide me with the invoice. Now, I'm stuck paying for this insurance that can't do anything for my AC. I can't get it fixed because they won't give me the invoice to see what needs fixing. I live in FL, and I have two kids, a 1-year-old and a 3-year-old. Please, I need help. I don't know what to do. All I want is my AC to be fixed.
