Would not recommend based on my experience

I lived in YPP gravity residence - Liverpool which managed by this company and unfortunately it was a very stressful and disappointing experience.

During my tenancy I reported several maintenance issues through the maintenance system and by email, including a broken window that remained unresolved for months, a leaking shower, mould inside the washing machine, and damaged drawers. Many of these issues took a long time to be addressed despite being reported multiple times. They also thought it was acceptable to leave a tenant with mould in the washing machine and refused to replace, when they finally did, they replaced it with another used mouldy one from another flat!

Towards the end of my tenancy there was also a persistent drain smell and a significant fly problem inside the flat. I repeatedly returned home to find dead flies on the windowsills, on my bed, on kitchen counters, in the toilet, in the shower, in food cupboards and even in my dog’s food and water bowls. This happened despite the flat being kept clean and the windows closed. Staff attended the flat to inspect the smell and the flies. They pulled their noses and had no short term solution to the problem until it was looked at by a drain company, leaving me to deal with hundreds of dead flies daily.

There were also multiple occasions where staff entered my flat without my prior knowledge, and on one occasion items had been moved and a drawer was damaged. They also left screws on the floor with my puppy at the time found and had in his mouth. Again, I had no prior knowledge to them entering my flat. When I confronted them they said it was “a misunderstanding on their part”

When I left the tenancy early due to the ongoing issues, I was informed that I would remain liable for rent until a new tenant was found, and I was also asked to contribute towards the difference in rent if the property was re-let at a lower price, which was £250 a month.

Overall, I found the experience very stressful and not what I expected when renting a private flat. I would strongly advise future tenants to ensure all issues are documented and followed up in writing. Genuinely avoid this company if you can!!

Wonderful room viewing experience

Think carefully before renting with YPP

I would strongly advise prospective tenants, particularly students, to think very carefully before choosing YPP. My experience at the end of my tenancy was extremely stressful and poorly handled.

The property was not clean on arrival, with rubbish left by the previous tenant, a damaged mattress, and marks on the walls and floors. These issues were recorded at check-in with photographs. During the tenancy, maintenance staff also acknowledged the marks on the walls and stated they would repaint, which never happened.

Despite thoroughly cleaning the property before leaving (which I documented), I was later pursued for end-of-tenancy charges that were unclear, inconsistent, and changed multiple times. The total demanded shifted from £135 to £70, with explanations including “bag removal,” “labour,” and “cleaning,” even though no items were left behind and some alleged issues were later withdrawn.

Communication was confusing and unprofessional. I repeatedly asked for clear justification and evidence, yet was pressured to pay while a formal dispute was ongoing. I also received repeated phone calls demanding payment despite the matter being under active review with an independent redress scheme.

The overall approach felt designed to wear tenants down rather than resolve disputes transparently or fairly. Charges were vague, explanations shifted, and responsibility was placed on the tenant even where issues were pre-existing or already acknowledged by YPP staff.

If you rent with YPP, document absolutely everything, expect significant difficulty at the end of your tenancy, and be prepared to challenge charges robustly. Based on my experience, I would not choose this company again.

Long story short: that pictures of flats are to display furnishing styles and are not representative of the actual flat you are selling. - A Quote by YPP estate agents.

The story:

I looked at a flat with this estate agent and when viewing Flat 8, it turned out Flat 8s photos where actually Flat 9. Flat 8 was at a price of £720 and flat 9 which was advised as flat 8 was £779.

The images on the site are correct (or different) for every other flat in the building other than the one I was actually looking for. Where they are completely misleading and wrong. Not just slightly misleading, but completely wrong. The photos duplicated twice and are not even a slight representation of what the flat looks like in terms of layout or furnishing.

It’s a very misleading and just downright wrong information to be showing on the website.

I want to also add the viewing experience was very bad. It took 30 minutes to get into flat 9 to see what I was actually looking for.

He tried to fit the wrong key into the front door multiple times, to the point of just jamming it in hoping it would work. Took me to the top of the building and then only looked at the ground floor after I suggested it might be a ground floor flat. Because inside only went to flat 7.

He then tried the wrong door to the flat for another 5 minutes, before eventually trying a different door after I suggested it could be the keys to the door on the opposite side, to get into flat 8. We got into flat 8 eventually. Then after I immediately pointed out that this was not the flat I was looking for (due to the extremely misleading and wrong photos). He was confused and didn’t understand what photos I was looking at until I pulled them up on my phone.

I then suggested maybe the flat I was interested in was around the back. And he wasn’t sure but I insisted we checked anyway.

This is where we found flat 9 and eventually after 30 minutes figuered out this is what I was actually looking for. He then said that this was flat 8 and he didn’t understand why there was a 9 outside the door (or engrained to the railing) and stated once again that flat 9 was actually flat 8 and the price was £720. To which I then said if this is actually the flat I want, and it is £720 then I’ll accept the flat. To which was yet again, wrong information.

During the viewing he told me flat 8 was £699 which again was the wrong information as it was listed as £720, the estate agent later said this was a ‘discount’ I was being offered. Refusing to acknowledge that they showed me the entire wrong flat in the first place due to the misleading photos and advertising.

I was then told by this estate agent. The reason flat 9 photos are on the flat 8 page is because ‘that pictures of flats are to display furnishing styles and are not representative of the actual flat’.

The entire viewing they did not know what they were selling, what offers they were giving or why their website showed the wrong images.

YPP is not to be trusted when viewing or buying a flat.

I have had a few issues when I first…

I have had a few issues when I first moved into Castello Court, which I reported straight away. All of these problems have since been resolved with the help of Kevin Mau and Alicia, who have both been incredibly helpful throughout the process. They were responsive, supportive, and made sure everything was sorted quickly. Thanks to them, my flat has become a comfortable and pleasant place to live. Thank you!
