Told tenant manage my own fire alarm!

Was informed as a tenant that I had to manage my own fire alarm (I had to inform the company of the current laws around this!) 3 weeks later they arranged for the firealarm to be tested! If you are a tenant and have to interact with this company get everything in writing (ie email).

If your someone with a property wanting to rent it out be very careful these people are cheep and either incompetent or lazy of both, and with regards the above issue I had arguably a massive legal liability.

Zero Star - avoid at all costs: Years of negligence and non-compliance

A few years ago, during a property inspection, one of the Xynergy staff encouraged a review with the prospect of winning a $100 prize. Well, here is my review….

In my experience as a tenant, I encountered what I consider to be serious negligence and repeated failures to meet basic legal obligations under the Residential Tenancies Act in Victoria. This culminated in us feeling genuinely unsafe in our rental property, prompting us to leave after a series of documented failures.

The final straw was their gross non-compliance with mandatory safety checks, which are legally required to ensure tenant safety. Despite clear obligations, these were not conducted properly, leaving us in a position where we no longer felt safe in our property. The property managers’ excuse when confronted with this fact was to blame everyone else for the issue, which is downright disgraceful. This wasn't an isolated incident but part of a pattern of issues that required constant monitoring on my part to ensure even basic compliance with the Act. I'm still not sure if this stems from incompetence or indifference, but either way, it's unacceptable.

Other documented problems included presenting false information on documents, attempting change terms in our rental agreement, and even threatening eviction (intimidation) when we pushed back. Thankfully, intervention from Consumer Affairs Victoria (CAV) forced them to rectify their approach in that instance, but it shouldn't take external authorities to make an agency do the right thing. Two formal complaints in total were submitted to CAV.

There were also repeated instances of non-compliance with routine inspections. As a tenant, I shouldn't have had to continually chase and document these failings just to protect my rights.

Based on this prolonged and frustrating experience, non-compliance with the law, even after we vacated the property, I would strongly advise anyone considering Xynergy to look elsewhere. If anything with their name crosses my desk in the future – whether it's a listing, ad, or recommendation – it'll go straight in the trash. Tenants deserve better. Choose an agency that prioritises safety, honesty, and legal compliance.

I suspect I won’t win that $100 after all.
