Large manager of a prestigious London estate, but poor transparency

Warwick Estates manages a large, prestigious London development, yet repeatedly failed to explain how service charges were calculated or how funds were actually spent. Requests for clear breakdowns were ignored, and charges were applied inconsistently and without proper justification.

They later admitted that the 2026 service charge demands were issued incorrectly due to an internal error, raising serious concerns about financial control and accuracy.

Poor communication, unclear accounting, and a lack of transparency throughout. Leaseholders should scrutinise every demand carefully and keep everything in writing.

Thank you for your comments and for raising your concerns regarding the transparency of the year-end accounts.

You are welcome to request information under Sections 21 and 22 of the Landlord & Tenant Act 1985, which will allow you to review a detailed breakdown of expenditure for your property, along with copies of the relevant invoices for the period. Please note that this level of detail is not included within the year-end account demands, as these are standard documents issued to all leaseholders contributing to the service charge.

We regret that the 2026 demands were issued incorrectly due to an error and completely understand how frustrating this may be. This has since been identified and corrected. While some errors are outside of our control, we take every possible step to minimise these occurrences and are currently reviewing our systems to help prevent similar issues in the future.

Thank you for your feedback. We will continue to work towards improving communication for the development.
