Conniving

Was amazing initially, quickly progressed to collecting my holding deposit and were accommodating until they realised I was on benefits despite having evidence of my PIP. Suddenly started making things difficult and changed the draft tenancy agreement — initially said I might not need a guarantor as I'd made 500 less than the required amount, next thing I know the required amount had increased and they're asking my guarantor for the same amount of information necessary to open a line of credit — they asked the guarantor for more information than they'd asked me. They'd asked my past landlord to send them his reference and then doubled back and said they'd contact him directly. They'd disappeared for a full day.
Sure they offered me a refund, after relisting the property and instead of working with me to send the guarantor the forms electronically. This whole charade cost me three working days despite the fact that they knew I need to move by the end of the work week.

Disputing check-out charges with DPS

Viva managed the place I rented in Birmingham for over four years but events after my lease ended left me with a bitter taste. I felt that I was overcharged after check-out, and tried to resolve this amicably but they said the decisions were made by their check-out contractor, which meant that any ‘compromise’ at all would incur a cost to the landlord. I wasn't happy that as the tenant, I should be the one to absorb the cost instead, so we took the dispute to the Deposit Protection Scheme (DPS) and the independent adjudicator refunded to me almost 1/3 of what Viva wanted to charge me.

I’d recommend anyone unhappy with their check-out charges to consider a dispute (and take lots of timestamped pictures before you leave the place as evidence - in one of the check-out report pictures, there were stains showing but no stains in the one I took for my own records!). In our attempts to resolve this before we went to DPS, they kept telling me that their evidence has been accepted by adjudicators in the past. This didn’t discourage me from going to dispute and in the end, having my own evidence made a difference and I got some money back. When you move in, take timestamped pictures of everything too - the inventory will claim it was properly cleaned but this might not be the case, and you’ll need evidence. Very disappointing with how this all ended when it was a good experience generally living there.

I notice that the only positive reviews here on Trustpilot appear to come from landlords and the only negative reviews are from tenants.

Viva lettings have managed my property…

Viva lettings have managed my property for the last 10 years. Graham and Rana are really helpful in any issues or concerns that I have regarding my rental property. They're always reply back promptly by email or a phone call and payment of my rental income is paid on time on the same day every month. If there are any issues or something that needs to be resolved at my rental property, Graham and Rana always find the best solution. Where it is cost effective and also works out what is best for myself, the landlord and also the tenant. I have no hesitation in recommending their services to family and friends.
I have peace of mind because I know Viva lettings look after my property and I don't have any concerns in them finding me the right tenant. I look forward to carry on working with them for many years to come. Thank you, Rana and Graham

Trustworthy Company

I have used Viva Lettings over several years and can honestly say they offer an exceptional service. Always professional and prompt at getting back to customers, I would not hesitate to recommend them.

I cannot fault the team at Viva

I cannot fault the team at Viva. Since finding my first tenant in 2017 they’ve remained on top of lettings and tenants and always managed fast turn arounds at the end of tenancies. I would recommend their services.

Excellent customer focus and expertise…

I’ve been a client of Graham and Rana in Vivalets for many years and their service and expertise is outstanding. Everything is organised with great efficiency. Finances are always accurate. Any query I have is immediately dealt with. Finding good tenants is never problematic. I highly recommend Vivalets.

Very rude & applied hidden charges

Viva Lets at no point informed me about a cleaning charge at the end of my tenancy. I raised this to them. However, one of their staff, Richard wrote back saying I'd agreed to this and signed it (when I hadn't and they supplied no proof). Not at all transparent with this and when I explained this was like a hidden charge, didn't seem to think so.

Extremely poor customer experience particularly from Richard who dealt with the check out procedure. Very rude and has no customer service experience at all. Would certainly avoid.

They are based in Birmingham City Centre.

Thanks for your feedback Mohammed - we always appreciate feedback, fortunately 99.99% of ours is positive feedback in our face to face dealings with customers, the internet in my experience seems focussed on negative reviews.

I am very sorry that you believe you have a bad customer experience - its not in our nature to be rude, quite the opposite so I am surprised by the allegation as we have processed 1000;s of deposit over the years without issue.

I have looked into the facts of your checkout.

I believe you were not happy because our contract did not state a cleaning charge would apply. However as my colleague did state to you , the inventory that you signed, dated and agreed to clearly states the following:

The property has undergone an end of tenancy clean and carpet clean. I/We agree to pay for the cleaning of the premises and all contents thereof the premises and all contents thereof at the end of the tenancy.

As above you signed and agreed to this clause on the inventory so you were aware that you would be liable for cleaning.

Contrary to your allegation, we did provide proof to you of this.

As for the allegation of a hidden charge, this is with all due respect a distortion of the facts.

The cleaning charge of £110 that was applied (End of tenancy clean £75 and Carpet clean £35) was proposed to you in checkout report with full supporting pictures.

This clearly showed the difference in cleanliness between when you moved in and left - it required a clean as you ultimately agreed.

We proposed the this deductions in accordance with the procedures laid down by the DPS whom your deposit was protected with.

You had every opportunity to challenge this clearly presented charge via the DPS Adjudication Dispute Procedure. However you chose not to escalate via the available channels and chose to agree with the charges.

We believed this was the end of the matter as you were in full agreement. However since then you have chosen to publish your version of events which is not again with all due respect, balanced.

Therefore I am sorry you felt that you had a poor experience however I refute the claim that the charge was hidden. It was clearly visible in the report and you had every chance to dispute it but chose not to pursue.

We will endeavour to make this even more crystal clear to tenants in the future by a clause in the contract a well as the inventory and checkout report. However as I am sure you understand we cannot put a price on it because some properties require very little cleaning others are a disgrace so the charges vary.

Once again apologies for your experience, I wish you well in your future.
