WARNING - to avoid this Company - if you see this review your tenancy starts you are Lucy - After ending my three-year tenancy, I have encountered significant issues with getting my security deposit returned. Here are the key points of my experience:
Unfair Damage Claims: The letting agency, in collaboration with the landlord, has made exaggerated and unfair damage claims against my deposit. Despite maintaining the property in good condition and normal wear and tear expected after three years, I was shocked to see the list of damages they claimed.
Delayed Deposit Return: It has been 45 days since the end of my tenancy, and my security deposit is still being held. Repeated inquiries have been met with the excuse that the landlord is still obtaining quotes for maintenance, which I believe to be excessive and unjustified.
Poor Communication: The agency's communication throughout this process has been poor. Despite multiple attempts to resolve the issue, I have not received a satisfactory explanation or timeline for the return of my deposit.
Lack of Professionalism: The handling of my deposit and the exaggerated claims suggest a lack of professionalism and fairness in dealing with tenants.
In light of these issues, I strongly advise potential tenants to avoid The Letting Games. Dealing with them has been a stressful and disappointing experience. If you do choose to rent through them, I recommend being prepared for potential disputes over your deposit.

Dreadful experience with this company.
Never received a reply to emails including this one of 20 August 2023:
The outstanding deposit has not been returned.
We contacted Kieran Hackett on 27 July 2023 regarding the disputed deposit and have not had a reply.:
I am writing to ask you to return the rest of the deposit for Ground Floor Flat, 112 Redland Road, Bristol, BS6 6QT for the tenancy which ended on 30 June 2023.
The property was left in good order with the cleaning was to a far higher standard than at the beginning of the tenancy.
In particular:
1. The sink drainer was reported as being defective to City Property Lets at the beginning of the tenancy. The sink was not secure, and the drainer did not drain into the sink. There was evidence of limescale build up on the drainer at the start of the tenancy. A repair was never carried out which has inevitably resulted in further limescale buildup and staining to the drainer. The condition of the drainer is not stated on the property inventory you produced.
2. The hob and under sink cupboard were not left in a dirty condition. The surfaces of both had broken down at the beginning of the tenancy and consequently were marked and stained.
3. The kitchen flooring was in a very bad state and marked at the beginning of the tenancy. The condition of the flooring is stated as “marked” on the property inventory received from yourself.
4. The worktop to the kitchen had been cleaned and the photographs show a small amount of cleaning fluid residue. The property inventory you produced does not state the condition of the worktop.
The defects above can be seen in the photographs that City Property Lets took at the beginning of the tenancy. It is therefore unreasonable that part of the deposit has been withheld.
We paid a security deposit of £1716.00. So far only £1581.00 has been returned. We have asked for a breakdown of the cleaning costs and these have not been supplied.
Please pay the balance of the deposit: £135.00
If you do not intend to return this money, please explain your reasons in writing. Please list any financial losses and send any receipts or invoices with a breakdown of the costs for each of the items cleaned.
Re the Letting Game's Response: I reiterate that we did not receive a breakdown of the cleaning costs Kieran merely replied "if you wish for a breakdown you are more than welcome to contact the cleaner direct for their breakdown of costs"
We had no explanation as to why we were charged for defects that were on the inventory at the start of the tenancy.
At the start of the tenancy the flat had not been cleaned and was in a very poor state. Faults that were reported and not acted upon.
We accepted the return of the reduced deposit under protest and without prejudice.
The Letting Game has responded that we chose not to raise a dispute - that is correct. However it was under protest and with deep dissatisfaction. BEWARE!

I won’t go into detail about what they did as I’m worried as to what these cowboys would do with my information, but avoid them like the plague. They are completely devoid of any ethics or morals.
Take any positive reviews with a bucket of salt as they offer rewards for people to leave positive reviews after using their services.
Nasty nasty company.

If I could give zero stars, I would. This company has put me through hell. They are cowboys and phoneys.
First of all, they allowed me (a young woman) to rent a one bedroom flat by myself above an actual crack den where illegal activity was taking place 24 hours a day. They clearly knew what was going on and despite me reaching out with my fear and concerns, nothing was done until I was about to leave the property.
When I moved in, there was no hot water for two weeks, despite the boiler having been "checked" before.
They are IMPOSSIBLE to get hold of if you have an issue.
The door was broken - I was locked into my flat several times due to faulty lock (massive fire hazard)
I had a faulty fridge which I could not use - despite reaching out over 10 times to ask for this to be replaced, it took FOUR months (the majority of my tenancy)
There were severe damp and mould issue (bathroom walls wet to touch despite ventilation, bedroom sheets constantly damp) which caused me health problems
I had no choice but to leave this property due to the extensive problems and lack of communication from The Letting Game.
To top it all off, once I moved out, they decided to keep almost £80 of my deposit for removing 2 items from the freezer and wiping the washing machine drawer - despite the flat being left otherwise spotless.
They have caused me an unbelievable amount of stress, I have rented for over 6 years and have never had as bad experience as this.
Oh and all of their positive reviews are FAKE - they pay people to leave good reviews. It's all a sham.

We rented a two bed house from The Letting Game for.a year and The Letting Game has been a shambles from start to finish. Their online portal to get the house didn't work so took weeks to confirm the house. As a professional couple obviously we treated the house like our home, paid all rent on time and pointed out any issues with the house on time such as when the lock on the door broke. On move out we paid 260 pounds for a full professional clean from a great cleaning company. Now a month later, we are still awaitng our deposit back. There is poor communication and a bunch of repair claims they are awaiting to 'cost' up which are normal wear and tear, which I have contested two weeks ago. I have chased up so many times. Luckily we are in a position where we could afford to rent again (with a much better company, I recommend Ocean). But we are two grand down, and in this environment is a lot of money. Please sort it out Letting Game.
