I'm totally satisfied with the software. It automates the job I was doing manually and saves me time for a reasonable price. Plus support is always eager to help. I'd recommend it to beginners and small landlords.
I've been using TC for three years and have really enjoyed the experience. They are regularly making product enhancements and meeting the needs of their clients. There are various items that could be enhanced, but I believe that's to be expected with any property management site. They are very reasonably priced for all of the features that are offered.
The marketing process and move in process is easy and straightforward for tenants to use.
We lost features when you changed products and when you moved to Stripe communication and change management was lacking. For the price there are good features and easy to you. It would be great to have some market analysis added to properties, tying checking account information to TC (so it could record transactions) and tied to mortgages to record outstanding balances.

It gives us an easy way to set up recurring transactions and to bill our tenants for various fees. While there have been bugs or questions a few times, the helpdesk has been very responsive.
Tenant Cloud came into my life at a time where I needed a niche product. There were some alternative platforms however Tenant Cloud product offering was pretty much just as robust with a cost that was more flexible to meet my needs. We are a small business with three locations and roughly 35 units (Retail & Apartments). Whenever their is a hiccup, Tenant Cloud support team are there to help in a jiffy. That alone is worth their weight in gold. As we all know...the world of property management moves fast. We have tenants who are our clients...who are relying on speed and efficiency so they too can be happy and/or productive. Tenant Cloud solved many of our problems and I'm guessing it'll solve many others problems as well.
Tenantcloud is easy to navigate for me and my tenants. And when we have questions, their support team is very helpful. The monthly cost is very reasonable for all the services they provide.
After testing 5 different platforms, i found that TenantCloud was one of the most robust and affordable solutions to almost fully digitize the property management process for landlords that have just a couple properties, up to property managers that manage 100’s of properties. If you are looking for a solution to help you scale, that is affordable, you don’t have to look any further.
I’ve been using TenantCloud for 3 years now to manage 43 doors. Although it has some glitches from time to time, this software has helped tremendously in self managing our units. Not only that, it makes our property management a lot more professional. I wish the payments would transfer faster to our accounts, but other than that I will continue to use TC and would recommend it to anyone who self manages their properties.
We switched to Tenant Cloud for a more robust and customizable experience; and we are glad we did! The support is fantastic, and the upgrades over the past few months have made the system even more powerful.

I've used TenantCloud for 2 years. They advertise that they filter all of your apartment listings out to specific 3rd party sites. It has on more than one occasion not actually listed one of my apartments on 3rd party sites, making it so that I missed getting my apartment rented for an entire month, at least 2-3 different times. Their "accounting" features do not use standard accounting practices and are not compatible with quickbooks, even though they advertise that they can sync with quickbooks. None of the relevant fields line up, making it so that you have to manually enter everything back into quickbooks. Try doing that for 3 years worth of accounting data. Their accounting reports also do not show you what a standard quickbooks accounting report would, such as a P&L and a Balance Sheet. Even if you pay at the highest tier with Tenant Cloud, their support team can do very little to help you. It's always the third party app's fault (quickbooks,apartments.com, etc). I've had dozens upon dozens of unsolved issues. If you're trying to use TenantCloud to save money, it won't save you money. Pay the extra cost and go with Quickbooks. and manage your properties through zillow or apartments.com directly.

I signed up for TenantCloud to be able to offer my tenants credit reporting on their rental payments, and I couldn't be more disappointed. It took numerous support contacts from both my tenant and myself to figure out how to get the web payments setup. My tenant and I are both technical people; it shouldn't be this complicated to make it work. For some unclear reason, setting up a recurring payment that started on Jan 3 did not actually allow my tenant to pay for Jan 3, so I had to setup a separate 1-time payment. It took 6 days to get things setup before my tenant could even make the payment. No other banking services I have used take this long. The web interface is unnecessarily complicated for what I want to use it to do. I am completely uninterested in using the software to track everything about my rentals as I have my own system for that, but it still requires me to add a bunch of extraneous info about my lease to set it up to receive the online payments. Now my tenant says she's paid and the software says she's paid, but it has shown her payment as pending for 5 days and I have still not been paid. This is too long to wait and I didn't guarantee online payments as a payment option in the lease, so I am considering either switching to another web service for next month or discontinuing this as a payment option. If I wanted to use the rest of the software features to track everything about my rental, it might be worthwhile to do that (but not use online payments, due to excessive wait times) but in my experience as a small landlord mainly trying to use the online payments feature, the obstacles far outweigh the benefits.

They will pitch products to your tenants and they also have an application section where it urges your tenants to leave you and apply for other vacancies. A stupid feature for a landlord that doesn't want to lose tenants. Their tenant dashboard in terms of what really matters is mediocre. I do not recommend it.

Everymonth I have to do bank verification. It takes 2 days for .01 to appear in account and to verify with code. Then this money goes back. Then the deposit amt takes another 4-5 days to get credited. So by the time it will be 20 th of the month.. Not sure who is the game player!

I used the support center for a problem I was having setting up my bank account and the customer service representative was very helpful and informative. My concern was addressed quickly and professionally.
TenantCloud simplifies many landlord processes that save time and mental/emotional energy. Digital signing of leases and other documents with applicants/tenants is one huge one, but online rent collection, managing maintenance, and advertising and screening for tenants as well. Doing all of this online without producing any paper or having to meet anyone in person saves so much time/energy, and my tenants like it as well.
The TenantCloud support team is responsive and helpful as well. They have helped with questions me and my tenants have had.
I can produce reports for my properties as well, such as Profit & Loss statements, maintenance records, etc. Whether for my own management, accounting, or when I look to sell a property, these reports are great.
