This company quite frankly is the most unprofessional crooked company on the planet. If your a freeholder looking for a managing agent to collect rent etc, I urge you to not use this company. You will literally alienate every landlord you have. They are a crooked money grabbing company. Do not use them!!

I'm helping our elderly neighbours who wish to purchase their freehold which is with Simarc. To obtain a quotation its over £169. They only pay £28 per year, which means to obtain the quotation, its six times the yearly cost.
They have advised any other questions are charged BY THE QUESTION !! I hope Property companies ready these review before they sell leases to these companies.
What happened to customer service?
AVOID AT ALL COSTS
This has to be one of the worst companies to deal with on the planet. Very cumbersome billing process which is probably from the 1970s, they rob people of money for no reason, delaying tactics on emails. If you are thinking about using SIMARC then don't.
Terrible, avoid. Consider as scam.
I was charged £6000 to change one paragraph in my lease agreement so I could sell my property. Took 8 months despite repeated chasing and almost caused my sale agreement to fall through. Most companies would have done this without charged and within a week.
This company is one to avoid and if associated with a property you consider buying just forget it or regret it!
This is the single worst company I have ever dealt with.

If I could give no stars I would. I've just paid to buy an annual Ground Rent Charge on our property, with extra, hidden charges along the way, and was told it would take 4 weeks to settle and raise a certificate of this. Three months later we had no certificate. After chasing this we were informed that the originals were sent to our address three months back and that if we had lost the originals another charge of £60 would be needed for duplicates as they "were of great value"! If they are of such value why were they not sent by registered post? Based on the defensive and unhelpful attitude of the company on numerous occasions I'm doubtful the originals were even sent at all. Now that I've read the Trustpilot reviews on Simarc I'm beginning to think this company generates more revenue on taking advantage and abusing the system. Avoid working with them, on every level, if you can.
Daylight robbery!!!
Would leave a ZERO start review if possible. Rude staff. Obscene fees & absolutely no help at all. If you are considering buying a property and the freehold is managed by these guys then I would stay well clear!
Ev charger permission
If I try & be balanced, did I get the outcome I required from Simarc? Yes! Was it easy dealing with Simarc? No!
Requested permission to install an EV charger at my maisonette costed £50 to grant permission (I was pleasantly surprised as I heard some request for alterations nightmares with simarc), back & fourth was frustrating & you have to wait over 6 weeks for a decision. Put it this way the less contact the better with Simarc, & I will try & only contact in the future if absolutely necessary!

Awful company. Zero customer service. designed only to take money for no reason. Very unreasonable ! Have had to deal with them for last 10 years !
Clunky website and billing process
Clunky website and billing process. Was told a letter had been sent in May which I haven't had then received an overdue letter in July which I couldn't pay initially until I phoned to speak to someone during work hours to activate my account. Ended up receiving a £138 "collection fee" a few weeks after which was added to my £125 bill. No flexibility was offered when I phoned to speak to someone about it

I wish I could give a negative score! Horrible, rude, unprofessional customer service. Sent out rude letters saying I owe £150 to inform them of my tenant. I rang and it was like talking to a brick wall! Tenant hasn’t changed in 6 YEARS so £96 is the max payment. The biach on the line refused to accept this even though I sent a copy of my Tenancy Aggreement! They relentlessly emailed me, and today I tried to pay £96 on their telephone system, and it said ‘NOTHING DUE ON THIS PROPERTY! Ye gods, they do not know their arrrse from their elbow🤬

Terrible unethical company. Only interested in issuing very expensive fees for unnecessary 'admin', which can't be challenged. Can't believe a company can make so much money from being a freeholder. I though the Government cracked down on this. Companies like this are destroying England by taking money of normal people for the privilege of being a freeholder.

Here we go again with this utterly disgusting company. 10 rears ago I applied for equity release. In order to obtain this simarc stated they wanted to increase my leasehold amount from what was £28.00 per year to £250.00 per year. I have today received a letter outlining the fact they want to increase this yet again by 51% to £377.49 !. I am aware that they can review this every 10 years but a 51% increase? Why,?. My house has not grown so the area of land is the same as always !! I have reviewed this company before and simply nothing has changed. Just after money all the time. Please please take note and stear clear of this money grabbing company

Get legal advice!! When purchasing the freehold, don’t deal with them. Go to a reputable solicitor who handles this first. Don’t agree to anything they quote. Even with the legal costs you’ll save money. We did.

Request a Management pack to be sent via email for a Property that is being sold under probate, they Charged me £370.00 and Told me it could take weeks but I could pay another £108.00 for it to be with my solicitor within 2 working days. It did not arrive within 2 working days I had to chase them on the 3rd day. Spoke to a lady whom said they had sent it... But my Solicitor had not received it and she had called them and emailed yesterday to ask for them to send it,so I asked nicely if they could send again as a reply to My solicitiors email while I was on the phone so, the line went quiet and I was transferred to DAWID who told they don't do this twice! its been sent they are not sending it again and I need to get my solicitor to call them !! they would not be sending it again ( this is an email with an Attachment nothing more!!) After a 10 minute argument with them including them refusing to put me to through to their complaints dept and their representative Dawid refusing to supply me his surname, after further rudeness from Dawid and my unwavering I'm not taking no for an answer he eventually agreed to email it again!! RUDE, DISREPECTFULL, UNHELPUL, UNPROFESSIONAL AND TOTALL RIP OFF MERCHANTS FOR WHAT THEY CAHRGED FOR THIS PAPERWORK WHICH THEY KNOW THE PROPERTY CANT BE SOLD WITHOUT, WHITE COLLAR THIEVES!!
Promptly sorted a late payment dispute.
