I am very happy that you want to move into my apartment and hope that you will treat it like your own place. I would really appreciate if you could answer me in english because my german is very bad. To be honest with you when I worked in Berlin I spooked only in english.
The apartment has 1 bedroom, living room, kitchen, 1 bathroom, surface of 47m2 and is fully furnished. If by any chance you want to rent it unfurnished you can move all the furniture into my basement storage.
Is available for rent at Eur 250 per month including all utilities (Electricity/Telephone/Cable/i nternet/Water), for as long as you need. Recently renovated the apartment is in a very good condition, very clean and completely livable. The asking rent is lower then the average price requested in that area but not using a letting agent and not paying fees and commissions allows me to ask a lower rental price than others.
The apartment was bought by me in 2017, and I lived there until 4 months ago when my job contract ended and I returned home to Italy. Also the apartment is near the public transportation, a gym, and other facilities. It has a parking space for one car. I have spent a great amount of money with the apartment and my request is that you treat it like it was your own.
I am looking for a long term tenancy agreement as I will most definitely never return to Berlin for permanent residency.
Hope you don't mind answering a few questions:
1. Who will be living in the property and what are their occupations?
2. Are there any children, pets or smokers who will live in the property?
3. How long will the initial tenancy be required for 6 - 12 months - longer etc?

I will not be using the apartment for the next 4 years for sure, maybe never. You can move in when it's possible for you but please understand that I have to secure a tenant as soon as possible. We can start with a renting contract of 6 months and it can be renewed if necessary or if you wish to move out earlier 30 days notice will be required.
First I have to inform you that the price you shall pay for the first month of rent will be EUR 250 and I also require a damage deposit of EUR 500 which will be reimbursed when you move out, in total you have to pay EUR 750 so you can move in my apartment without any additional charges to pay. I want to receive the monthly rent from you in my bank account, so I hope it will be no problem for you to wire the money.
I'm willing to send you the keys so you can visit and check the apartment. The delivery of keys and the rental contract (signed by me), will be made by a worldwide third party company called roomlala.com ( en-it.roomlala/ ).
I, as the owner, will have to submit the lease details and copies of the ownership documents to Roomlala for verification. After Roomlala accepts the transaction and completes the documents verification they will contact you as the potential tenant and verify if you have the funds available to rent the apartment. If you want I can explain you more about the Roomlala renting process so you can understand better the whole process....I used Roomlala before and I was very pleased by their services in the past ( they are true professionals).

Now let me explain you how the transaction works:
After I receive all the requested details, I can go to their office and start the renting procedure. When the keys and the rental contract will be in their custody, they will send you a delivery notification.
When you receive the delivery notification from Roomlala you must transfer to their agent, assigned with this transaction for the amount we agreed (750 EUR). I inform you that your payment must be confirmed in 24-48 hours or early after the transaction was started othewise everything will be cancelled.
After you make the deposit you must send to Roomlala a picture with the transaction so they can know that you already made the deposit. When the money will be transfered into their bank account they can deliver the keys and the rental contract at your home address. If you will be satisfied with the apartment, you will sign the rental contract and if you will not like the apt you will be fully refunded by Roomlala and I will receive my keys and rental contract back. ONLY AFTER YOU WILL CONFIRM TO THEM THAT ALL IS ORDER AND YOU WANT TO SIGN THE RENTAL CONTRACT I CAN RECEIVE THE PAYMENT.

Your money will be safe in their custody and I hope you read my e-mail very well, and know that you have to pay the deposit of 750 EUR before you see the apartment because this is the safety policy of Roomlala. If you don’t agree with the renting process then there is no need to go forward as we do not have other possible way to insure that both of us are completely eligible to enter into a lease agreement.

Over time, Roomlala have managed as an agent very well with regular emails of perspective tenants to choose from.. but sadly this year they have made changes which are of no help .. no longer receive emails from those looking for place to stay.. instead i have had to log in to send out messages to persons to concider my ad.. despite my being a premium member. After my complaining they refunded last months premium, but then took out for themselves a further months premium that i had not authorised but have decided to leave to see if i get any contact of new guests.. so far nothing.. despite being told they have moved my ad forward??
Whatever the changes they have made this year have not worked well. I was told i have not received any requests due to not living in central london. This is total rubbish as i have never lived in central london. In fact i have not moved for 40 years.. i have never had any trouble before.. i will see what the next month brings for my premium membership.. if still not happy i will be looking to register with another agent despite being a host for roomlala for a good few years now..
I was not able to get my refund of 700 dollars even though I cancelled my room with in the hour of booking it. I am highly disappointed and dissatisfied. Also the owner never confirmed the room I rented. And so I should have received my money a long time ago. This is making me so sick.
Unable to select the date on the website. Tested on chrome on android, and on firefox on windows 10.
Wrote to the support, got no mail to let me know if the message has been received or not.

The site appears clear and inviting ... but once you start entering to simply book a room. Your payment will be made, you will not be able to contact the person who replied , they blocked my messages ... and they will block your messages asking you another 50 EUR to contact ... forcing you into the premium membership or you paid the money and don't know what will happen.
ahhh ! and of course they claim 24/7 ... but good luck on that. i never could contact them. They would deserve 2 star actually but i still slept at the person's place.
Ce site parait clair et invitant ... mais une fois que vous commencez a rentrer une résérvation ... c'est l'horreur. le paiement était passé ... mais soudainement je n'ai plus pu communiquer avec la personne a qui j'ai réservé car ils m'ont bloqué la communication ... et ils ont forcé un membership premium à 50 EUR pour que on puisse à nouveau communiquer. Bien sur ils prétendent un 24/7 ... bonne chance pour cela. Mériterait dans le fond 2 étoile ... mais j'ai quand meme dormi chez la personne.

I paid several days in advance of the checkin date to confirm my booking but my host didn't receive payment until 48 hours after I checked in and was nervous about getting paid.
Given that Roomlala charge a booking fee why do they delay money transfer?

Whenever it comes to receiving payments for homestay hosting services rendered from Roomlala and you bring it to their attention that you have not received the payments that is due for your homestay services rendered, you are taken down a bogus path that leads to no where.
Roomlala.com is a website where Landlords and Homestay hosts can advertise their homes, rooms or apartments for rent. To use their site, they require that you pay a membership fee that will allow you access to respond to any inquires that you receive from guests who may be interested in renting your accommodation. Approximately 2 years ago I had a bad experience with Roomlala where I did not receive any payments for services rendered. In-spite of the fact of what I have experienced in the past I stupidly decided to pay the membership fees because I wanted to respond to a guest who contacted me for inquiries regarding my accommodation.
The guest confirmed his reservations by making the total payments to Roomlala for the amount that was advertised on my listing. Shortly after the reservation was confirmed, I received an email from Roomlala.com showing that the payments had been made in full by the guest along with their date of arrival and departure. The guest has arrived and has since left. He thoroughly enjoyed his stay and much to my delight, extended his stay to one full week and thankfully the difference in payments was made directly to me.
For the past several days I have been sending emails to there Customer Service Center informing them that I did not receive the payments that is due. I even sent them a demand email clearly stating that payments in the amount that is owing are to be deposited into my bank account no later than September 05, 2017. Instead of me receiving my payments, below are some of their bogus responses that I’ve received from someone by the name of "Camille":
"..am sorry to hear of this- I have sent your case to my Accounts Manager so he will look at this asap and we will get back to your with regard to where your money is...."
This is another response, that I received from "Camille":
"...I agree that we need someone to be able to cover these payments when people are away, however unfortunately at the moment we don't. She is back from her holiday this weekend, so I will do my utmost to ensure your payment is made on Monday"
This is their most recent response sent on September 08, 2017:
"...The payment for reservation 906XXXX was made to your account on the 5th Setember, therefore it should be in your account very soon if it is not already...."
"...As I said we are extremely sorry for the delayed transaction- the lady in charge of Canadian transfers was away during the time that your reservation with Viviane begun, however it was sent to your account 3 days ago so will be with you very soon..."
"..We are sorry for the inconvenience this may have caused you."
Here also one can see the contradiction in Roomlala's business practices. On their website under the Heading "How do I receive the payment for my rental?" Roomlala clearly states:
"…As soon as a reservation has been confirmed and paid for, the tenant’s account is debited, but the payment to the landlord is processed only 48 hours after the tenant’s arrival at the accommodation..."
"...As banks are closed on weekends and Mondays, if the tenant arrives on a Thursday, Friday, or during the weekend, the transfer may not appear on your account until the following Wednesday."
Not receiving payments for my services rendered is most upsetting for me. I have been contacting my bank just to see if any payments were received from Roomlala. Roomlala have made absolutely no attempt whatsoever to resolve this matter by paying me my money. This does not appear to be a coincidence, neither can it be considered a misunderstanding. Any credible business in this situation would have already ensured that payment was rendered.
I am stating for the record that this is the second time that I have been asked by Trustpilot to edit this review. It is now 25 days since I have provided homestay services and to this date no attempts are being made by Roomlala to pay me my money. WHERE IS THE JUSTICE IN THIS MATTER???
I am confident that if money was indeed transferred to my account, they would of been able to give me a tracking number for the bank to be able to track the payment. Because of this I am left with the distinct belief that roomlala have no intention of paying me for my services that was rendered. I will continue see that this review is indeed being posted on as many sites as possible until Roomlala pays me my money.
Shame on you Roomlala! Under no circumstances would I ever recommend Roomlala.com.

I was excited to find a great room on Roomlala in St Tropez in high season, which is not an easy task unless staying at a 4 or 5 star hotel.. I paid for the room and was given confirmation of my reservation and contact information for the landlord/host. Then, morning of the reservation I contacted the landlord to let her know what time to expect us, and she wrote back a few hours later stating that she didn't know who we were and didn't have us down for a reservation!! When we arrived it was a huge stroke of luck she was a) actually at the house, and b) actually had a smaller spare room she didn't usually rent but could squeeze us in there. Otherwise we would have been stranded, and St Tropez is not a place to find a room last minute in high season! Needless to say I won't use Roomlal again.

I had very bad experience through this portal. It is completely useless.
first of all there is no way to contact landlord without being premium member.
First landlord accepted my requested an declined it after i made the payment.my 30,000 wad blocked coz their refund process take almost 10 working days.
i was in hurry to booking so i found another landlord made the payment. but due to some confusion that request was again rejected.
I had to spent for membership so that i could contact the landlord and sort out the confusion and she is ready for providing me accommodation but till i receive refund of the declined payment i can not send fresh request.
Their help keep apologizing for the bad luck but never helped with any of my problem.
I would never ever recommend this portal to anyone.
