Sincere thanks for your outstanding service

After a hectic week moving into our dream home, I wanted to take a moment to express my sincere thanks for the exceptional service Reades team provided during the sale of our house.

A special thank you to Georgina, who was an absolute star. Her assistance in letting us view Cwrt Dinas before we even put our house on the market was invaluable.

Don’t bother!

Further Update-

I am completely in a position to progress with the property should I choose to and didn’t change my mind as you insinuate on how funds should be raised, not that his has anything to do with you or this platform. Dependent on what my offer could have potentially been given ‘offers over’ being a very ambiguous term, that would have dictated my situation and I wasn’t put off by not having funds as you’d suggested!! You are completely laughable that you think you can talk down to people and try to show them up in public because you feel that they ‘can’t get their own way!’ Absolute joke of a man and not very professional at all. You have my telephone number if you wish to discuss matters with me directly and yes, calls can be recorded my end too.

Update - I appreciate what you are saying and I know what position we are in and don’t feel the need to show my bank account to view a property which may not even be suitable when having looked in the ‘flesh’. I would be more than willing to provide evidence should I wish to place an offer but we won’t be getting this far now which is shame as it’s left a bad taste in my mouth! Having sold a property in the past I am well aware of the effort in preparing it for viewings but I would have been really disappointed to hear that potential purchases had been turned away for not wishing to share financial information in advance. Not to worry though, because as you say, it’ll be sold in no time with the block viewings you have scheduled!

Trying to view a property with Reades and they are the only estate agent I know who has every vendor requiring evidence of a decision in principal or funds before letting anyone walk through the door! Needless to say, I wouldn’t dream of selling a property with them as they are turning away potential buyers.

I found your enquiry from earlier today and have now had the chance to review your interactions with my team.

Although the property you enquired about only went on the market this morning, it has been very popular and we already have several viewings booked (as you mentioned in your updated response).

As well as the viewings already booked, were advised of the vendors instruction to only introduce “proceedable” applicants, i.e. those in a position to buy – cash buyers/sold subject to contract/with a valid decision in principle etc. You decided their wishes should not apply to you, however, and became defensive. During the course of the conversation, you kept changing your story, one minute claiming you were a cash buyer and the next that you needed to raise a mortgage. At no point were you asked to show your bank account as you suggested.

My colleague remained professional at all times, offering appropriate advice on obtaining a decision in principle or even just an email from your advisor confirming affordability. Despite their best efforts, your mind was not for changing and when you realised you weren’t about to get what you wanted, you decided you no longer needed to view.

If a couple of questions about affordability is enough to put you off viewing and you then take to a review platform in retribution, I feel reassured that our service worked as intended.

Hi Emma.

I am sorry you feel offended by us asking you to provide some proof that you can afford to buy a property prior to viewing. I appreciate this might seem like an unnecessary complication getting in the way of what you want, but it really isn’t.

Please understand that, in our experience, around 70% of people who request a viewing are either not yet in a position or may never be in a position to buy.

Due to recent events with the economy and the reform of the mortgage industry, it is more difficult now than ever to secure a mortgage. Lenders will ask you to bare your soul via with a comprehensive financial assessment before they will consider offering you funding - a process which is likely to take several weeks.

By contrast, a decision in principle (which is what ask you to provide prior to viewing) can be obtained for free within a couple of hours and may only take 15-20 minutes of your time. We even offer these in house via Reades Financial Services these days - free of charge by the way and with no obligation.

Please also consider the vendor. Having tidied up, shipped the kids to the grandparents and paid the dog walker to make the fluffy family members disappear, they understandably want assurance that all their efforts were not in vain, wouldn’t you?

It would be so much easier (and cheaper) for us to do what you claim every other agent you have dealt with does, however, by undertaking that time consuming process of pre-qualifying tens of buyers every working day, our vendors might only need to entertain 6-8 viewings before achieving a sale rather than tens of largely pointless viewings and scores of people pointlessly traipsing through their home, as they might have to with those other agents.

This doesn’t seem to hold us back either - quite the opposite in fact, Reades is, by far, the best performing agency in this area, with the highest conversion (listing to selling) and lowest fall-through ratios - both key metrics vendors should consider when choosing their estate agent.

I hope this clarifies why we do what we do. We would love to help you find your new home but you will need you to provide the information first if that’s ok.

Unsalable property disgusted in Reades.

If I could give less believe me I would have .
Tried to purchase a property only to find the owners never had the deeds,
How is this possible ,reades have failed in so many ways here,
Very poor communication.
Time waisted and I have also lost money on survey fees,
I would never use this company again,

The Ferrari of the Estate Agents world

Having Dealt with many Estate agents over the years, I have found it difficult to find a really good one. That was until about three years ago when we stumbled upon Reades. A few months ago, my wife decided she wanted to move again, so without hesitation we used Reades again. Because of the wide gap in quality of service compared to other agents, we didn’t even have 3 agents round for quotes, etc. We knew that Reades was ‘simply the best, better than all the rest’. I don’t say that lightly. I don’t have shares, family or acquaintances working for Reades but I know what an Outstanding, High Quality service is when I see it in action. What more can you ask for in a business. They do what they say they will do and they do it exceptionally well.
To me they are the Ferrari of the Estate Agents world but as competitively priced as other ordinary estate agents. I have found that their knowledge of the housing market is spot on and their professionalism unsurpassed.
Unlike many Estate agents, Reades work with a company that chases solicitors and other estate agents to move things forward and then they update clients on a weekly basis by telephone to keep them in the loop. This service means that clients are always up to date with progress which gives a little bit of reassurance, especially when things seem a bit quiet. Believe me, it’s invaluable!
We moved in June 2023 but due to busyness have only just got round to writing a review. I wanted to share my experiences with others. My wife has said that the home we now own is our ‘forever home’ so we will probably never use Reades again but it won’t stop me from recommending them.
If I were to give my advice to someone looking to sell their house, I would point out the Gulf in competency, quality, knowledge, teamwork and all round friendliness of Reades compared to other estate agents.
I find moving home to be a real headache. Fortunately Reades has been the Paracetamol!

I and my estate agent found Reades self entitled. They spoke to us like dirt. I reported them to the Property Ombudsman for discrimination against me.
If you put your property on with Reades, then there are potential buyers who will be unable to view your property.

You have been verbally abusive to the members of our team on several occasions.

You also refused to provide any information to support your ability to purchase.

Furthermore, when asked about the level of offer you might consider making (based on the information online and subject of course to having a physical viewing and survey), you boasted how you intended to offer high to secure a purchase and only pay what your lender’s surveyor subsequent felt it was worth – a strategy which breaches the trust between you and the vendor and compromises their position.

Considering the above and the fact you decided to turn up at our vendor’s home anyway without notice, our vendor asked us to disallow you a physical viewing.

On hearing of this, you posted a review on Trustpilot accusing Reades of discriminating against your mental disability, clearly a fabrication and a despicable thing to do by anyone’s standards.

For all the reasons above, our team is under instruction not to progress any enquiries from you so please do not contact Reades again.

I wouldn't use anyone else

I've used Reades for many years as a landlord and have also sold a couple of properties through them and I wouldn't use anyone else.

Having also used other local agents in the past, my experience is that Reades operate on a different level to any other company I've used, particularly on the lettings side. They take every ounce of hassle away from you, dealing with everything quickly and efficiently.

In 6+ years we have never had a single issue with a tenant and my property is keep in tip top condition. Prior to using Reades, we had nothing but hassle due to poor quality tenants and bad management from other agencies.

All in all, Reades have far exceeded my expectations in every way, always provided exceptional support, fast communication with a willingness to help in every way they can.

Professional and efficient estate agents.

Reades were an outstanding estate agents. Their whole team were very professional and led us through the whole process with efficient communication and patience. The commission price was competitive and we felt that it was good value as their marketing strategy was very good and their photos and write up on rightmove were spot on. Reades are by far the best estate…

Reades are by far the best estate agency I have ever dealt with. Having previous experience with them we chose Reades to sell our property. The communication and marketing was exceptional and within 3 days of the property being marketed, it was SOLD. The whole process from start to finish was superb. Huge thanks to all the team but in particular to Tracy who communicated with me regularly and kept me updated every step of the way. Thank you Reades for making the process of selling our property so easy and stress free!

Great start to tenancy, poor end!

Initial application process went smoothly, great comms throughout and the first few months were fine no concerns - after being there 6 months the landlord decided that they wanted to return to the property and we were served a section 21 notice and it was from this moment that the relationship took a notable decline. After sourcing a new property and moving out sooner than the end of my 12 month tenancy, the person I had dealt with throughout my time at Reades suddenly vanished and I was passed from pillar to post when dealing with queries. "I was on annual leave" or "I have been of sick" being the most often used excuse for delayed responses. Reades reacting with countless emails to petty observations by the landlord who it appeared was continually watching the property or sorry should I say " walking past the property" created a very uncomfortable almost paranoid living environment which was a real shame. I personally feel some transparency should be offered for prospective tenants if dealing with problematic landlords. Great start to tenancy, not so much at the end.

little to no communication or courtesy

Me and my partner are relocating from Somerset to Flintshire at short notice, this is obviously making it difficult to find a house.

We were very interested in a property advertised by Reades and were happy to take it without viewing. We were told we must view the property before applying, so my partner travelled 200 miles to view the property and was happy with it. So we applied for the property.

3 days later we had heard nothing so chased the agents, we were told the landlord hadn’t responded yet, we advised that we need to sort this out ASAP as we need to move up very soon (the property was empty). We were told that the landlord would be chased. Another 2 days passed, nothing. At this point we thankfully found another property and made the application on that.

We’ve gone through credit checks and references and as we expected were accepted to take on the property.

We’re still yet to hear from reades whether our application was successful, we applied 2 weeks ago.

This is incredibly poor customer service, it seems as if they simply cannot be bothered to communicate with us.

We are also looking to purchase a house in the area and any properties being sold by reades are simply being avoided by us now, which is a shame. Some basic courtesy would go along way.

Thank you for providing your details via email and for giving me the opportunity to investigate your concerns. I responded to you via email on 05 July 2019 with the outcome of my investigation, but you are yet to acknowledge.

I have included below the content of that email:

Dear Matthew & Rachel

Thank you for your recent feedback and for your patience whilst waiting for my response.

I would like to address your concerns in two parts:


1. Taking a property unseen

On our website, Reades offers prospective tenants access to very comprehensive details for each rental property, including high resolution photos, a floorplan displaying room descriptions and both metric and imperial dimensions, a detailed description which describes the key features, such as the type of windows and heating system, and also the Energy Performance Certificate (EPC), as required by law. In addition, we display the Google map and Street View of the property and make sure the pushpin is actually sat on the property in question and not 200 yards down the road like it is on the portals such as rightmove or onthemarket.

Furthermore, we have just started rolling out virtual viewings for our letting stock, which will allow prospective tenants to walk through properties (in a manner similar to Google’s Street View), so they can see the property as it will look on the day they move in, rather than full of boxes and looking less than presentable as properties often are when the outgoing tenants are getting ready to leave.

That said, the above are not intended to be a substitute for a viewing in person. As well as being an industry best practice to ensure prospective tenants have the opportunity to view the property in person before committing to an application, we cannot guarantee that every aspect of the property or the surrounding area (for the better or worse) is shown or described on the marketing details. Once agreements are signed, there is no going back and for that reason, we have to ensure prospective tenants have sight of the property and have had the opportunity to discover the area in which they intend to live.

2. Delays with your application

Having reviewed the communications between yourselves and Reades and between Reades and the landlord, I can see that two issues occurred. Firstly, the landlord proved very difficult to contact and secondly, there was a personal issue with one of the team members.

To offer some clarification on the first issue, it now transpires that the landlord is thinking of selling the property rather than letting and I believe this is probably why they were not responding to any of the calls, texts or emails we sent regarding your application for tenancy.

As for the second issue, at the time this occurred one of our Negotiators suffered the loss of a close family member and they were called away to the other side of the country to be with their family. This left the other team members having to deal with their work and it seems the marker on our system, which should have triggering an update to you, was missed.

Please accept my apologies for this, although there were extenuating circumstances within Reades, I understand that this must have proved very frustrating for you.


Moving forward

I am pleased to hear you have now found a property and would like to take this opportunity to wish you a very happy tenancy in your new home.

I am confident your experience with Reades on this occasion is in no way representative of that which you could normally expect to receive and if you should give us the opportunity to assist in the future, perhaps with finding a property to buy, I am sure you will be very impressed with our professionalism and please with the attentive service you receive.

Brilliant professional service

We received a brilliant and very professional service from Reades. Ashley was fantastic and if it wasn’t for her the sale would still be dragging on. She kept us informed constantly and did her utmost to push both sides’ solicitors to keep things moving. We would most definitely recommend Reades to anyone and can’t thank them enough.

We were very impressed with the…

We were very impressed with the service that we received from Reades right from the start.
They could not have done any more to help us have a smooth successful experience whilst selling our property and buying a new one!
We would 100% recommend Reades , they made us feel totally at ease and gave us regular updates throughout the whole process which really took the pressure off during such a stressful process. The property file on line is also a great Tool to help keep you up-to-date.
