Beware if you’re a business.

We rented a house for a company let business in May 2019 from Frank Innes Mapperley.

Before we did, we made our intentions known that we will like to rent for 5 years. We were encouraged to go ahead by James Derby.

We thus didn’t hold back and spent our money to renovate this property with the hope that we will be spending 5 years in it which will enable us get our money back.

However we now know it was a trap to use us to help them fully renovate the property and get it valued.

After the initial 6 months, they refused to renew so I started looking for another place.

One day in November, I sent James an email to let him know I had found another place and within 5 minutes I received a renewal email from him for another 6 months.

Me and my colleagues in our office were very surprised and knew James was trying to pin us down. You informed us that the landlord is not renewing but when I got another place, we received a renewal. We suspected they were looking for a way to hold on to us for their own benefit without committing. Please note that houses are valued higher when they are fully occupied.

This next 6 months tenancy James suddenly emailed to me would then end in March 2020.

When it was about 3 months into our first 6 months, Jessica contacted us to show us a house which can be used as a company let. We were so disappointed when we got there as the house had a lot of health and safety issue in it. What alarmed us most was when she said the landlord wanted to let it out for just 6 months. Wow, we walked away immediately. Glad Jessica Cranmer told us the truth. We especially turned it down because of the experience of we were having with the house we rented from them 3 months before and the fact that we had to use our own money to renovate another person’s property. This is not a problem if we have a 3-5 years tenancy. We thought 🤔 so they wanted us to do the-same with this one.

In February 2020, James started disturbing us with emails to enable them value the house before the end of our tenancy.

We asked a lot of times why this sudden valuation? Why wasn’t this property valued before we moved in? What is the purpose of the valuation?

We were again and again reassured and told it is for information purposes only as the landlord just wanted to know how much it is now worth.

Then the lockdown from COVID 19 started which stopped everyone from trading.

Immediately the lockdown was lifted, James Darby and Jessica Cranmer came back to ask for a valuation again. With a lot of doubt, we accepted.

A week after the valuation we were given a section 21 to pack up and leave.

We were so shocked and couldn’t believe this. We asked ourselves why did we believed them. They have succeeded to use us to get this house renovated and revalued.

If we knew their plan, we wouldn’t have rented the house in the first place because we never wanted a six months tenancy period. However we didn’t know, we trusted and believed them which made us to spend that much on a house which belongs to someone else.

Below are some of the ongoing renovations we were carrying out on this house.
1. We painted every month
2. We laid carpet in the whole house except for the stairs
3. We maintained the very large garden (very expensive)
4. We changed light bulbs
5. We repaired a broken toilet
6. We installed vertical blinds into the whole house - a very huge property.
7. We got the property fire safe and spent our money to buy all the equipment we were asked to buy by the Nottingham Fire Services (we invited them in to help us figure out what we needed) - this took us almost 5 months
Etc.
(we spent a lot more as a result of the effect of the damage from the leaking roof)

This roof was repaired so many times by the landlord but we had to continue to repaint, redecorate, and take off mould which formed in the house as a result of the leak.

We have photos of what the house looked like when we moved in, and what it looks like now.

It is ridiculous for them to think any business will be happy to take up a house for a short term and spend a lot on it. We have no problems with renovating a landlords house if we get a 3 to 5 years tenancy.

In this case, we were used and dumped.

Beware if you are a business.

A nightmare from the start!

I'm 21 and they completely took advantage of that and took me for one big ride!

Complete cons!

To use them as a reference for my next property they want me to pay £24!

The property had sever damp it was uninhabitable there was a leak in the bathroom and the door had a faulty lock! The charged me for things that weren't an issue when I left! I left the property in a better state than when I got there!

They didn't do an inventory check when I first got to the property.

They let me out of my contract early however didn't want to give me a date. When I mentioned contacting the environmental health specialists they threaten me by saying I might not be able to get out if I do that.

Nightmare!

Feel like I've been robbed!!

Frank innes countrywide mapperley

Total scammers. Let us move in a house with rising damp.. Water leaks.
Leaking roof.. Soaking wet celler.. Never do repairs. Put a sewage pipe in my front room to aid rising damp. Jokers.
Ive moved out and 3 weeks later no deposit
Lying.
Saying I.took kitchen cupboards out? Total liars!

List of Complaints for TPG Condo

As an expatriate living in Jakarta, Indonesia for two years, I have come to appreciate the natural beauty of the archipelago. Living here is just a spectacular merge of modernity and tradition. While in the city, you can experience true urban living while knowing that just a few miles away, you can also experience nature in its highest elements.

On my first stay here, however, I have experienced a whirlwind of emotions which I dare not say at first. I have signed up with the Peterson Group since lodging is not included in my contract. I contacted them through the contact information provided in their site. They were quick to adhere to my requests and I was finally settled even before I came in Jakarta.

My hell of a journey started when I finally arrived. And I chose to share it with you after reading a lot of conflicting comments about the company:

1. Hidden charges upon turnover

I was actually surprised when the agent named Marl “reminded” me of the charges that I have to pay before unit delivery. It was honestly not stipulated in our contract during the call and to say that I was shocked was an understatement. The developer, without warning, while constructing the project suddenly came up with the idea of charging a sizable turnover fee apart from the transfer fees used for transferring the title to me. With so much already invested, I have no choice but to pay the required amount.

2. Unexpected Restrictions

Although I understand that there are indeed restrictions for living in a condominium, I did not expect the list that was given to me in a luxury condominium. The deed of restrictions, which every I stupidly signed, is the document which encapsulates what I can or can’t do with your property, such as, what I can plant in the garden (I don’t have one anyway since I lived in a condo), external modifications disallowed for in the condo, ownership of pets, fence designs, even your choice of curtains, and many others. If I wanted to keep pets, I have to pay an extra amount.

3. Delivery of Features and Broken Promises

You may also encounter the Peterson Group’s claim of providing bespoke services such as pet services, maid services, private chauffer and whatnot. Based on my experience, they are totally fraud. The maid, if there is anyone coming, comes late; the chauffer is old and rude; pet services are cruel to pets.

After three months, I decided to withdraw my membership and tried to find another condominium unit to totally forget my worst experience with that company.

Frank innes Mansfield - bunch of charlatans

Myself and my ex partner put the house on the market with Frank Innes Mansfield last year.
What a bunch of useless people that want to do as little as possible for a high fee!!!

They didn't send out particulars about my property to make sure everything is correct, they didn't respond to an email asking for a copy of the contract, just ignored me.

Even though they new the precarious position I was in with the ex, they continued to bully me into lowering the house price which started after a few weeks.

They sent people to view that wanted 3 bed not 2, they sent people round that didn't like the area.

They even tried to get me to accept a low offer and get a loan for the fees, just so they could get commission for not having to do anything.

I got rid of them but now find they are wanting there fee for an introduction!!!!!

I've read on another person review of Frank innes, low life and you certainly give up on humanity when you come across these people.

To summarise, lazy, too busy doing their nails, lack any IQ to deal with contracts correctly and lack the knowledge to deal with paperwork correctly. They know that even though you sacked them they can screw you over still for up to 2 years!!!!

Unprofessional Nottingham estate agents

I dont know whether its down to ignorance, rudenesss, incompetence or all of the previous but as a buyer I am thoroughly disgusted with Frank Innes, Nottingham estate agent.

I turned up to a property I had arranged to view today and was greeted by a baffled vendor who said the agent had not told them I was attending and that the property was sold regardless.

Suffice to say, I am not impressed with the time and effort wasted and as such, will be loathe to put any business their way in the future and in the present will not be looking to buy any properties listed with them. so people listing with them should think twice about that too. I have received no contact from them since and doubt an apology will be forthcoming either!

Herrasment, discrimination or just money robbers.

I'm renting house from this agency but it is my first and last time when I'm using them service. Fees are just too high - higher than in London - service level poor. I even have feelings that they are doing everything to proof me that I shouldn't live in this house. They ignore where I have problem - for half year I'm trying to ask to fix my front and back doors. I was on holiday recently and once back I was told by neighbours that somebody stopped at house (by car) and make photos and they recognise that it was somebody from agency. I rung them but just unbelievable what I herd... I don't recommend them at all for anybody. Just go far away from this agency.

Frank Innes in Cahoots with a terrible, terrible property management company -& sadly that's who you'll be dealing with.

Frank Innes handed us, on moving in a 'comprehensive report' on the property, existing damage etc to establish the condition we received it in. It was entirely inadequate, had to re-do almost the entire booklet. As an old property there was a loott of random wearandtears. Who knows how much they would have tried to fleece us for if we hadn't?!

Unfortunately for Frank Innes no matter how well they may try to be decent, if they do, they just can't be trusted as they work in cohoots with Countrywide Property Management services who are the laziest most unhelpful buck-passers you will ever (hopefully not) ever have to deal with. Repairs and maintenance to your property is in the hands of a company who will not try harder than they absolutely have to and you will not see ANYTHING happen anywhere near the time it's supposed to in. What happened to give days for a repair to be actioned? 2 months it was for me and partner. 2 months with toxic Black mould taking over the upstairs. 2 months of wasting the heating with the windows open to try to stop it spreading. 2 months without TV aerial or a kitchen tap TO DO THE WASHING UP. Nobody cared. No matter how many phone calls, pleading, explaining, getting upset, nothing.

Which is why unfortunately, Frank Innes are terrible. They leave you at the door with absolute cretins and bugger off. They should choose their business partners more wisely.

Charlatans and knaves

The Mansfield branch of Frank Innes employ the typical incompetent, deceitful, lazy Estate Agents we all know and loathe.

1) My boyfriend and I were promised that the house we were moving into had not had a previous owner with pets or who smoked. Both were lies of course. At the time of viewing the property it was being redecorated and the paint fumes hid the smell. Unfortunately when we moved in, it stank like a pet sanctuary.

2) The inventory we received was entirely wrong. It had been a very old inventory that they had not even so much as glanced over to check. I had to spend 3 hours redoing it for them. Then when we checked out, they had mysteriously decided to bring an even older version. When I pointed out that the inventory didn't have our name on it, they asked to have the photocopy I kept. They cannot even be trusted to look after paper which puts them well below sponges in terms of IQ.

3) They have deliciously ridiculous random charges. They gave us a couple of pieces of badly photocopied, badly collated paper about 'electrical safety' and told us if we did not hand it to them at the end of the tenancy, they'd charge us £25+VAT. There were other arbitrary charges in small-print but the basic idea was: we will take your money if you so much as breathe + VAT.

4) We had to chase up the deposit protection certificate which we should have received within 14 days but actually took much a few months and significant prompting. I had to write to them twice and they sent two different ones, both incorrect.

5) We have had to chase them up to sort out the return of our deposit. The Estate Agent who checked us out told us we'd get it back no problem as we'd clearly looked after the place. After some calls and emails and promises that they were sending paperwork in the post, and 24 days later, still not heard anything. Additionally, the estate agent has now gone on holiday for 2 weeks (she'll probably turn up to the wrong airport with the wrong suitcases going to the wrong destination) and the manager has not responded to the attempts we've made to find out about our deposit.

6) The staff are vapid and unhelpful. They are everything wrong with humanity all rolled into one. They are also very orange.

If this websit would allow me to give 0 stars, I would.
