Totally recommend

Property-stop has proved many times over its teams know their business, always identifying the right tenant, workperson and procedures to ensure a good tenancy from a landlord's viewpoint. I particularly like that I have dealt with the same people at the agency over several years, not having to speak to someone new continually. I recommend their down to earth and professional staff/services.

Total professionals

These guys have let my properties for me over the last 25 years and have been fantastic throughout. They are a great sounding board if an issue arrises and are able to come in with the correct 'fix' whenever needed. The new letting process is made easy and i am lucky enough to never get voids based on the management of PS. I can't recommend Stuart, Paul, Esme, Maizie and the whole team enough. Thanks guys!

Be careful renting through Property Stop!

There were so many issues in the time we rented with Property Stop, but I'll just highlight a couple as I feel like they're important for people considering renting through this company as we found the service quite dishonest.

One thing we were told on viewing is we were allowed to hang art on the walls as long as we filled the holes and touched up the paint on leaving. We filled in the holes and requested the exact paint colour several times in which they claimed the landlord wasn't responding. I then said I'm happy to buy what I thought would be the closest match if they aren't willing to tell us the paint colour and they recommended we didn't do this. They then took money from our deposit because of this.

Secondly and most importantly they asked if we wanted to extend our tenancy which we agreed to a 6 month extension. 2 weeks before the date of renewal they send us the new agreement to sign which had an increased monthly rate. We responded and said we were not informed of a price increase and we were told it was non-negotiable. So we therefore stated that because we were not informed we no longer wish to go ahead with the extension of the agreement.

They ended up saying we didn't give them a months notice (how would this be possible if we're only informed of the increase 2 weeks ahead of the renewal) and they took our entire deposit through these dishonest methods which we feel were completely unfair. So be careful if you do choose to rent through Property Stop.

On top of this we requested something be fixed and it wasn't so we had to get someone in to fix it ourselves, we could only use the internet provider for the building which left us without internet for about a month (not ideal considering we work from home and we spent loads on hot spotting the date from our phones), and the window didn't' fully close which we continuously mentioned and they didn't fix so the property was freezing some months and cost us a fortune on bills. So realistically not only did they take our full deposit but we also had to spend a lot of money on all the other issues.

I’m sorry to read of your dissatisfaction with the service you received as a tenant whilst renting through Property Stop back in 2023.

Within the tenancy agreement you signed it makes it very clear that you are not permitted to drill or fix any items to the walls without obtaining prior written consent from the landlord or agent. In your case it appears you signed your tenancy agreement and never requested consent to affix any items to the walls. In most cases a landlord will allow this provided when vacating the property is returned as it was at the commencement of the tenancy. In your case the property you rented was a brand new apartment and upon vacating we found 60 filled drill holes within the property. It was therefore necessary for the landlord to make a charge for repairing the decorative damage.

We appreciate that you felt the landlords claims over your deposit were unjustified and it was agreed that to resolve the matter your case would be referred to ‘The Deposit Protection Services’ dispute resolution. You agreed to use this service on the understanding that the case would be reviewed by an independent adjudicator who would review both parties’ evidence submissions and make a judgement over how the deposit funds should be distributed.

By entering into this process, Property Stop was able to present sufficient evidence to demonstrate that we acted professionally and in accordance tenancy law. The Deposit Protection Service awarded your deposit in favour of the landlord as they deemed their claim was completely justified and that Property Stop had acted correctly in the way we managed the situation.

When managing a tenancy on behalf of a landlord any maintenance reported to us is shared with the landlord. Property Stop will then take instructions from our client to appoint contractors to undertake any required works. As the agent we are not able to instruct works without a landlords approval so we can only apologies if something you reported was not dealt with whilst you occupied the property.

The property you rented was within a block of leasehold apartments which we understand to be serviced for broadband by Hyperoptic. As your tenancy agreement doesn’t include broadband, any issues with the service you received from the provider or problems with the infrastructure within building would be down to either Hyperoptic or the building management company to address.

Great letting agent

Great company to use use as your letting agent if you are a landlord. Great communication and respond to you very quickly. At the end of a tenancy they re-marketed the property quickly to find a new tenant. Looked after my interests as a landlord when a tenant vacated and left the property in an undesirable condition.

Professional and prompt

We have always had a very good relationship and service from all the staff at Property Stop.
