Sophie and the team are super responsive to any issues that came up(if any) and super accommodating to me for my whole stay. The location is perfect for me, near work and uni and not far from the train station, i really can’t complain.
The flat itself is spacious, more than enough for me and my girlfriend when she stays over too :)

I have viewed a property with Ross and now I will be moving in. Courtney has dealt with paperwork. Communication and service has been good. Both are friendly and helpful.

Glad to see the back of them, nothing but a bunch of con men and women.6 years of constant excuses lies and broken promises. Made a nice affordable complex an expensive dump. Every year the fee goes up and their absolutely pathetic service goes down. The cleaner is a joke total waste of time so is the apparent window cleaner. Took 7 months to get a dangerous paving slab fixed and was only fixed once my elderly father in law tripped on it and threatened them with legal action. Even then the idiots they hired took 3 attempts to do it right and has already started to come lose yet again. Had years and years of useless property managers taking over from eachother and some how being more useless than the one before although the most useless of them all by a massive margin was Sarah Jane Templeman . A company that genuinely couldn't care less about the property they 'manage' (using that term very loosely) or the people that live in there. For years they tried telling us we were the only ones with issues with them yet we have recently found out it was never the case with pretty much everyone who actually owns their flat sick to death of them too. Something you can clearly see in the real reviews where they are given 1 star and not the fake clearly done by staff members or family ones. A truly horrible company who I hope I never have to deal with ever again. As for your pathetic response you didn't just let us down on this occasion you let us down the whole time you had the property. A real mystery to me how you are allowed to continue to call yourselves a management company. Good riddance and I pity the poor people still unlucky enough to have you

One of my previous reviews for this firm was removed as they filed a complaint about it containing profane language. Oddly it took them several months to complain despite responding to it soon after it was published. Ironically, my review was complaining about our property manager's decision to abandon graffiti removal (against local council recommendations) which has resulted in the area around our communal front door being covered in disgusting scrawl including some profane language which every resident and visitor gets to see here! I wrote a letter to TrustPilot to appeal it and they reinstated it immediately as it didn't actually breach their rules at all. I have seen this tactic used once (in 14 years) on TripAdvisor and it's not a good sign when a firm plays games and tries every trick available to them to remove legitimate reviews they don't like. If they want reviews with a high score then providing a good service is a simple way to achieve that. I wonder if the "one bad apple" excuse will be wheeled out for this action.
In terms of service, our lift was broken for at least five weeks again recently leaving me to carry my suitcase down and up the stairs for a trip abroad. It took them about four weeks to acknowledge this after the first lift engineer (that I was aware of) visited. The lift was exhibiting the same symptoms as it had done previously. On the first visit from the engineer a clear sign on the lift announcing it wasn't working and had been attended to would have been useful. The only communication we received was a slightly odd request not to tamper with the lift from our property manager four weeks later. I would have preferred a more expedient explanation for why it keeps breaking and what was being done to ensure that it doesn't break in the same way again. I didn't observe any substantial work being done on it so I don't know why it took five weeks.
Going back to the graffiti, an oddity here is two of our buildings are almost graffiti free around the front doors with the other two being covered in it. Perhaps leaseholders or residents or one of the businesses that operates here are taking this matter into their own hands to avoid the terrible appearance.
It's less noticeable in summer but our communal hallway lighting (9 broken, one has cover missing exposing wiring) still doesn't work leaving the dim green glow of the emergency lighting to illuminate the corridors. This has been discussed with them multiple times and a neighbour reported this was going to all be checked back in February, it clearly wasn't or was ignored after that check.
I noticed today the "temporary" lock that's been used for one of our vehicle gates has gone missing. This would explain the miscreants I saw hovering around a car in the car park in the last few days. It might also explain the damage to a cast iron inspection/manhole cover inside the gate. I've just reported this.
Those gates are due to be replaced. I would have liked monthly reports on this project but it's run on and on and I've no idea what the status is. The demand for funding for this appeared in late April. Ten weeks later and they've told us nothing about when this will happen. I did notice a huge lump of faeces probably not from an animal outside a gas cupboard last week which is the sort of thing that's been happening with our current recessed gates.
I normally get stubborn, combative responses to my reviews for this firm often with factoids and strange uninformed claims that I've never contacted the property manager. An organised firm would consult its CRM system before accusing me of this. I've written six letters to them including a section 20 response, I'd estimate (if they had a proper ticketing system I wouldn't have to guess here) I've filed about ten maintenance requests and my outbox shows 22 emails including this firm's email domain (this would include forwarding the aforementioned six letters).

We own 2 apartments in a building managed by this company, so far I can say the team onsite provide a great service. They run security patrols, ensure the common areas are clean and tend to needs quickly. The concierge team are professional and helpful. Steve in particular has helped us navigate settling into the building by providing useful information and general assistance when required. We have been happy overall.

Sophie and Steve at Bristol Street, Birmingham City Centre are so lovely and kind.
My sister stayed at Bristol Street for 2 years and I moved into her exact room for 1 year after she moved out. They were happy to accommodate this request of mine immediately and have been nothing short of helpful and kind to me during my stay.
If you are reading this and thinking of staying here, I would definitely recommend😊

Dreadful. Seemingly incapable of providing copy invoices that have been applied to our account. No responses to multiple email requests. We have just found out that the freeholder of our building have just terminated their contract as managing agents. No surprise there!

We have been working on a re-roofing scheme on behalf of Principle Estates - They have been exceptionally easy to deal with and payment was made on time every time which is fantastic. Tanya in the purchasing team was one of the most helpful people we have ever dealt with when it came to addressing a few items related to invoicing and being onboarded as a supplier.

From the first contact with Ross he was polite, friendly, and informative then we met him for the first time at the viewing and he couldn’t have been more helpful. When we phoned him with questions he always responded and advised us all the way. At the property today he still couldn’t do enough for us. He made the handing over of the keys a pleasure Thank You Ross. Mick & Gail

I've rented my flat with Principle Estate Management for years and it has been an amazing experience. Rachel Morton was my letting agent throughout my tenancy. She has been very responsive, helpful, understanding and professional the whole time. Rachel is the main reason for this 5/5 review. Highly recommend!
