PM2 a total waiste of your time !

This company is run by amateurs , they advertise a place with a price , and then run a tender ?! Then they ask you for nonsensical information under the pretence thats its important for their Landlord client ?! No telephone numbers on the advertisement , nor even on their crappy website . Totally unproffesional , avoid PM2 a waiste of time .

Dear Gregg,

I am very sorry to read your bad experience trying to rent one of the properties PM2 manages.

As you probably know, the rental market in Lisbon is very tight, with the result that some interested tenants offer higher rent as the advertised amount. We definitely do not like this practice, but when this happens (a tenant with a good profile that offers a higher rental amount), we consider that the good practice is to inform the other interested tenant about this situation and ask them if they want to align or not. We absolutely do not run a tender. We only try to deal with these situations with ethics and professionalism while giving the opportunity to all interested tenants to rent the apartment in question.

Regarding the requested documentation, the good practice in Portugal is to request from the potential tenant the ID/Passport and proof of sustainable financial status in order to assess the suitability of the process.

We do not provide any phone number in our adverts or website in order to avoid constant calls. For your information, we can receive more that one hundred information requests for a specific property within a few days. The communication by email helps us to organise our work better, analyse & filter the requests and have a knowledge of the topic before any future phone communication.

Was interested in the property rental management service…

Was interested in the property rental management service Michael Limpens provided and he sent a contract for Landlords to me. We organised a meeting in Lisbon and gave him more than a month notice for closing the deal during this meeting. He then sends a young girl to represent him and she answers our questions to her best abilities.

When later finalising the rental management contract remotely he asks for Deeds and government ID. My ID is sent and I ask him what he needs from the Deeds as I find it very peculiar why he would need the Deeds for his rental management of our apartment.

I then ask for his government ID and he comes up with "that it is between his company and us the contract is written".
I say I need to verify his NIF number which is in his name in the contract and that we never give out the keys to our apartment to anyone without them identifying themselves.

He still refuses to identify himself...... which means we have no idea who is in the contract or if that person even exists.

As explained by email during our diverse exchanges, as a Property Management Company, we need to receive some information and documentation in order to do our job. We are not requesting your ID/passport or your property Deed in order to confirm your Identity or your property ownership (we trust our clients). But we need these documents & information for our daily work: fulfil a lease, deal with utility providers or insurance company, etc

In my opinion, when a customer/client contracts the service of a company, this is not common practice to request the company owner’s ID/Passport. But I understand you want to make sure this company officially exists. That is why I sent you our company details.

We had a video call where I introduced myself and our services. And you met my colleague Catarina in person in Lisbon. You met Catarina because she is our City Manager and is the indicated person to meet in order to talk about the rental operations.

The result of all this was that we were not able to conclude our collaboration. I am sorry for that.
