The surveyor was extremely professional and polite. I was provided with the property valuation within 2 days of the visit, which is a very fast turn around. The survey report provided was detailed and covered all requirements. Overall I was extremely satisfied with the service provided.

Actually get a booking was a nightmare, then to get cancelled on the day and put back another 2 weeks was totally frustrating. To top it off it look 8 days from the surveyor attending the property to us getting the report. Far to long and stressful. In a nutshell we wouldn’t use them again.

Initially slow to confirm appointment for valuation however, once highlighted to Pinnacle, the team were excellent in responding, being flexible and completing the valuation rapidly and the surveyor was very polite and professional. The valuation report was also provided within 24 hours of the appointment.
My survey date expires on 30th June. I wanted a one month extension for help to buy but as it was dated 18th June (as I requested in advance of the date), help to buy will only extend until 18th July. I asked that the date be amended to help resolve this and was told by Lucy in enquiries its company policy not to do this. If somebody had called me and explained this beforehand I would not have proceeded until this date. Very disappointed.
On time polite helpful didn't get upset when my normally friendly dog took a dislike to her.

If I could give zero stars, I would. I instructed Pinnacle Surveyors to carry out a Help to Buy redemption valuation on my property in February 2026. They produced two separate reports, both of which were formally rejected by Help to Buy for failing to meet their mandatory requirements on comparable evidence.
The valuations were therefore not fit for the specific Help to Buy purpose for which they were commissioned and paid. As a direct result, I have had to withdraw from a remortgage process, pay for a replacement Help to Buy valuation from another firm, and deal with significant delay, inconvenience and stress during a time‑critical redemption.
What has been most shocking is the complete lack of meaningful remediation once the issue was raised. At no stage did Pinnacle:
Offer to provide a compliant replacement valuation report;
Offer to liaise directly with Help to Buy to resolve the non‑compliance; or
Offer to contribute anything towards the unavoidable cost of a new valuation.
Their final position has been limited to offering a refund of the original £275 fee only, presented as a “full and final” offer, with no recognition at all of the further financial and practical consequences caused by their reports being rejected.
I am not a surveyor; I am a client who reasonably expected a regulated, RICS‑registered firm to (a) deliver a valuation that met the published requirements of the scheme it was instructed for, and (b) take responsibility and put matters right when that did not happen. In my experience, Pinnacle Surveyors have done neither.
I am today on Friday 29th May 2026, having exhausted their internal complaint process, left with no choice but to escalate the matter to their independent redress scheme and to RICS for external review. Based on this experience, I would strongly advise anyone considering using Pinnacle Surveyors for Help to Buy redemption valuations to think very carefully before instructing them.
