I reported problem with my shower in wet room in April. Peabody referred it to sub-contractor, but neither they nor Peabody got in touch or replied to my calls. After numerous calls, plumber arrived at the end of June. Work then proceeded for 2 weeks, but that contractor does not restore bare floor which was exposed to replace drain. Floor in shower area bare with exposed open drain. So shower still remains unusable after 3 months. Peabody/PGM have been completely unhelpful and uninformative.

The neighbourhood housing manager who contacted me would not let me speak in our telephone conversation. She kept raising her voice and showed no empathy or kindness. Completely robotic. Could not understand simple situation yet said I could not understand. She spoke in a derogatory manner the whole time. Even saying at one point, to stop me speaking, that she was a "professional". I had to inform her that I was a professional, too. There was nothing professional at any point and she even laughed about my issue. My issue is an irresponsible dog owner in my house allowing her dog to urinate on my granddaughter's little pink sandpit!! How is that funny or justifiable? Her reply email had multiple errors and omissions. This is far from professional. This woman needs re-training or needs to get another job not dealing with residents, especially older vulnerable ones like myself!! I have removed the manager's name on here as requested by Peabody. This is my first review so I did not understand the guidelines but reading other Peabody reviews on here is quite horrific. Instead of helping me they are clearly more concerned their bullies are protected.

They never fixed the source of mould! They covered it up so mould comes back! I feel like living in unhealthy environment! It's effecting me and my dog ! Only they think is a money! They don't care about people!

Peabody cancels repair jobs, without contacting the tenant or closes jobs without even investigating or fixing it. Furthermore, it refuses to accept complaints to stop tenants from reaching out to an ombudsman. Disgrace.

ABSOLUTELY APALLING
Started of requesting a repair 20 April 2026. Many frustrating phone calls later and still no nearer to getting it fixed. In fact the company Peabody are using are having a pricing disagreement with the sub contractor and I have found out today that the subcontractor will not do any work for them until it is sorted out. So here I am three months later, no further on.

Peabody has caused, and continues to cause, significant stress and disruption to my life. In my experience, the organisation has failed to respond effectively to my complaints or resolve the issues I have raised. Instead, I feel that my concerns have been dismissed, and I have received responses that do not reflect the reality of my situation.
As a result, I have become reluctant to make further complaints because the process has become emotionally exhausting. I continue to pay my rent and service charges, yet I do not feel that I receive the standard of service I should reasonably expect.
I am also concerned that Peabody's Ealing office has not followed its own policies when dealing with my case. Rather than properly investigating my complaints, I have received responses that I believe fail to address the issues I raised. On several occasions, when repairs or replacements have been carried out, other parts of my home have been damaged, creating additional problems.
In my experience, I have repeatedly been advised to contact Peabody by telephone, but this has not resulted in any meaningful action or resolution of my concerns.
If it were possible, I would give Peabody a zero-star rating. The only service that operates consistently is the collection of rent and service charges, which are collected on time and regularly increased.
I have also found some members of staff to be unhelpful, bossy, and dismissive. In addition, I am disappointed with the standard of some of the contractors and labourers used to carry out repairs. The quality of the workmanship has been poor, and I do not believe it meets the standard that tenants should reasonably expect.
I hope Peabody will take these concerns seriously, improve the way complaints are handled, ensure that repairs are completed to an acceptable standard, and treat tenants with the professionalism and respect they deserve.

Rented flat from them got keys one fob, the fob is not working so I need to wait out side the building for some one to enter the building for me to go to my flat. Called the many times over one week, they says it may take 30 days to got the fobs

I am writing to make a formal complaint regarding an unresolved water leak coming through the ceiling at my mother’s property.
The leak has already been reported to both the housing association and Wates. However, despite repeatedly contacting you, the problem has still not been properly investigated or repaired. We have been passed around, given unclear information and left waiting while the condition of the property continues to worsen.
There is now a noticeable smell of damp inside the property, which is extremely concerning. Both my mother and I are vulnerable, and we both suffer from asthma. Damp, moisture and possible mould can aggravate our breathing and place our health at risk.
It is unacceptable that an active leak and damp conditions have been allowed to continue after they were reported. We are particularly worried about further damage to the ceiling, the possibility of mould developing and the potential danger if water reaches any electrical wiring or fittings.
I am requesting the following action urgently:
An urgent inspection of the ceiling, the source of the leak and all affected areas.
Immediate action to stop the leak and make the property safe.
A full damp and mould assessment, including moisture readings.
Repairs to all damage caused by the leak, including the ceiling, plasterwork and decoration.
Written confirmation of the repair appointment and the timescale for completing all work.
Consideration of our medical vulnerabilities and asthma when prioritising this case.
Details of any temporary safety measures or alternative accommodation available if the property is considered unsafe.
A formal complaint reference number and a written response explaining why this matter has not already been resolved.
Please treat this as an urgent formal complaint. I would like written acknowledgement of this complaint and confirmation of what action will now be taken.
If this matter is not resolved promptly, I will escalate the complaint to the council’s housing complaints team, my local councillors and, once the housing association’s complaints process has been completed, the Housing Ombudsman

Single young enough to work women living on benefits turning Johnson place in Hitchin into a right dump. Made a report to Peabody who house that nuisance person yet nothing done. Tent with chairs pitched on grass area in public space. That woman parked her car on footpath permanently. Her kid toys and junk in the pathway of public. Blow up swimming pool in the road where people walk very distressing. This need action urgently.

I contacted Peabody about a problem in the neighbourhood and I was very impressed how quickly they responded and advised me on how to deal with it Usually in other matters ie repairs needed in my home they do not deal with it quick enough but regarding this issue they were very good

Since moving into our new-build home in 2015, we’ve experienced years of poor management, unresolved repairs, escalating service charges and an incredibly frustrating lack of accountability.
Neighbourhood Managers come and go so frequently that cases are rarely followed through. Just as someone begins to understand the issues, they leave, and residents are forced to start again with someone new.
Repairs are repeatedly handled poorly. Contractors often attend without the correct information, fix the wrong areas, carry out temporary repairs instead of permanent solutions, or the same faults return again and again. We’ve had ongoing serious leaks caused by incorrectly built drainage, insecure communal doors, broken fire doors, paving issues, lighting faults and repeated vandalism-related repairs that never seem to be properly resolved, despite residents continuing to pay for them.
The service charge process has been equally concerning. We have found repeated inconsistencies, unexplained charges, apparent costs allocated to the wrong estates, duplicate repair charges, and bills for work that residents question should ever have been recharged to leaseholders. Despite raising concerns over many years, transparency has been extremely poor and residents have had to spend countless unpaid hours investigating the accounts themselves.
Meanwhile, rents have risen significantly and service charges have increased dramatically, despite the quality of service declining rather than improving. Residents are often expected to pay disputed charges that aren’t even for our own building while waiting months, sometimes years, for answers.
What is most disappointing is the lack of ownership. Problems are passed between departments, complaints take excessive amounts of time to resolve, communication is inconsistent, and meaningful action rarely follows.
After more than a decade, many of the same issues remain unresolved.
I cannot recommend Peabody based on our experience. Residents deserve transparency, competent management, quality repairs and accountability…none of which we have consistently received.

Absolutely disgusting.....I'm alone, disabled, just lost my Mother and living alone in a flat on the 11th floor.... Received an email from Peabody informing me an emergency lift repair is necessary.... Tried calling Peabody's out of hours emergency number from around 2om until almost 7om without success.... I wanted to know which lift is out as I am disabled, rely on ordering in food and expecting a delivery tomorrow.... Contacted the Contractor directly who informed me no job had been raised..... I reported the emergency to the Contractor, but it shouldn't be down to me to do....If it isn't resolved, I'll have nothing to eat tomorrow and will miss a delivery from Amazon..... Very poor service...
