NOT WORTH EVEN 1 STAR

Frankly they are not worth even given a star
The out of office team are really incompetent
My celling is leaking and damaged for over 6 months and I have been abandoned and BULLIED by managerial staff.
Had to call the police and fire brigade to do their job as a housing organisation.

Still waiting for works to be done and the amount of lies they tell is disgusting!
I have pictures, videos and evidence and they have no decency in dealing with my problem.

over 50 call and emails done

The flat we are in is old no refurbishments made doors look 100 years old and make shift.
Also communal carpet is NEVER CLEANED yet other houses get theirs done. All residence are with disabilities so how can they be expected to clean or have facilities to clean communal carpets when it is clearly a job for their cleaning company Pinnacle to do.

Yet they refuse to follow health and safety protocol

VERY DISGUSTING ORGANISATION!

Will be contacting BBC television and local MP for their behaviour

Filed a complaint via the online "My…

Filed a complaint via the online "My Network Homes" platform TWICE to raise a ticket so they can have broken items in the communal area fixed. And they have the guts to remove my ticket TWICE from the system. I cannot comprehend why is this company allowed to legally exist.

Very bad service we receive as tenants

Very bad service we receive as tenants. Rubbish was not collected for over three weeks since Christmas. Issue with cladding is still not been resolved. Customer service are very good in saying sorry but no resolution. Managers are not very supportive and they never respond back

Network Homes are a disgrace,my boiler…

Network Homes are a disgrace,my boiler has broken down for the fifth time. I have been left without hot water and heating for a number of weeks Oakray said they we’re waiting for a part I asked what part they gave me the name I phoned a heating company and yes they had the part in stock this contractor are a bunch of liars,they then installed a brand new boiler to the wrong address, I am stuck with the same old boiler that is constantly breaking down.this morning Saturday 17 December 22 , the boiler has broken down I tried to phone out of hours , there is no out of hours so I have to wait till Monday morning without any heating or hot water with two children living here. I am going to write an email to Barry Gardner also cc in the CEO of network homes the children are crying with the cold NETWORK HOME YOU ARE NOT FIT FOR PURPOSE!!

When one opens the reviews on this…

When one opens the reviews on this Company, what do you see "Bad", this would ring alarm bells in the Managers and Directors of any Organisation.
Yet not apparently with this failing and unwilling to alter it's egregious behavior.
Why, because they mainly derive their income from taxpayers, and their Regulator does not perform it function.
I am reliably informed that the Government propose new legislation to rectify such Organisations, it can not come soon enough.

Lift broken for 7th time this month

Yet another night without working locks on the outer doors. The lift that was fixed yesterday has broken down again and is once again clanking loudly, preventing sleep. That’s the seventh time this month-I don’t exaggerate.

The worst housing association EVER my…

The worst housing association EVER my boiler has been broken for the second time in 1 month when I called made a appointment that was for 08/11/22 time was between 1pm-5pm nobody has turned up so I’m still waiting for my boiler to be fixed there customer service advisors are so rude they do not know how to speak to people and they lie.OAKRAY are also very bad they lie and say they have come out to do work when they do not attend.This housing association needs to be investigated because they do not do what they are suppose to do.I TOOK THE DAY OFF OF WORK FOR NOBODY TO TURN UP…

Their maintenance is unbelievably bad

Our lift has been broken more days of the year than it has been in operation. Fixed about 30 times and every time it gets worse and worse to use and breaks down again even quicker - when you’re inside it sounds and feels like it’s about to give up. Network just carry on botching it every time. Sometimes both lifts go out of service. I feel sorry for anyone in our building with mobility issues…. Appauling and yet rent and service charges go up year on year… Network Homes are a disgrace… not to mention the degradation of the building and the estate due to general subpar maintenance - dirty carpets, hallways, everywhere looking old and worn out - the buildings are only 8 years old!!

A shares ownership.... disaster

A shares ownership..... please stay away of this "Company" I have been leaving in this state for more than 5 year's as a shared ownership.....I got water filtration haven't been fix, flies infestation in the bin room every year, anti social behaviour and the customer service are super useless.....one thing they are really efficient is increasing the service charges..

been without hot water for 4 weeks

This is genuinely one of the worst housing associations in London. In our household, we have been without hot water and central heating for nearly 4 weeks. We have been calling and calling and no one picks up the phone. And when they do they tell us that they will send someone out but never do.

Today was the worst day, because I was told that they were coming between 1-5pm, and I had to take time off work. It is now 5:30pm and no one has come and I have been on hold with network homes for 45 minutes. I’ve lost money, money desperately needed, and they think this is a game.

If you’re contemplating buying property or renting property from Network Homes, DO NOT DO IT. They’re awful and do not care about their tenants.

The Housing association that gets nothing done!

If you want to collect reference numbers then this is the one thing that Network Homes excels at. I think I have collected at least seven reference numbers for each time I asked them to sort something or fix something and not one thing has been done.

Moved into our property 3 months ago and what a dump it was. Still waiting for all the repairs to be sorted
They need to outsource the repairs to more than one company, because the one they use clearly cant cope with the amount of properties they have to service, hence the tenants have to suffer.
But my gripe is not about the non-existent repairs, its about noise I am suffering from my downstairs neighbours, now according to Network Homes as I am the upstairs tenant I cant possibly be getting any noise ARE THEY SERIOUS? Everyone knows that sound travels both up and down. When you live in paper thin wall properties as most properties seem to be and also devoid of any soundproofing anyone can suffer from noise. Door slamming in the early morning and late at night, but as usual nothing will be done. So very disappointed with Network Homes the housing assosciation that gets nothing done.

This company is wholly unreasonable, unprofessional, uncaring and despicable.

I have been suffering from ASB, harassment, intimidation and threats from my next door neighbours for over 1 year now. I have reported incidents to Network Home (as advised by their website) and have even had to involve police because of the severity of the situation.

I have tried to explain to them that I am a disabled, vulnerable tenant and that the situation is further exacerbating my conditions and has caused me to now also develop high blood pressure and heart problems.

Despite this, Network Homes continually fails to resolve the situation and have in fact worsened it by emboldening said neighbours to increase their illegal and very traumatising behaviour.

Instead of warning them that reports have been made and asking them to be considerate of their neighbours, they have encouraged them to make up lies to make fraudulent counter-allegations against me, whilst claiming they are “investigating” the situation.

I made my original reports in March 2022 and until now (late-August 2022) I have seen no investigation nor any actions taken to resolve the situation. All they keep stating is to ‘report incidents to the on-site security immediately’, which is pointless because all the security keep saying is report it to the Property Manager. Then absolutely nothing gets done.

As if that isn’t bad enough, I was also told several times by both the Property Manager and security that I must not stay in the flat that I have been paying rent for for over 5 years on time with no issues whatsoever. What a thing to say to a disabled person with multiple health issues that they are now also adding to!

One member of security even told me that I should ‘go and get a job’ because I had the audacity to report ASB and nuisance. How dare I?!! No consideration whatsoever of the fact that I am unemployed due to my disabilities. Totally unreasonable and frankly quite sickening on many fronts!

I also made the mistake of making a complaint about the very poor handling of the situation, and to ask if there was any way to change this system because clearly it does not work.

I went through 2 stages of complaints only to again be fobbed off with a whole heap of lies and no help whatsoever!

I actually feel like how I used to feel when I was ganged up on and bullied way back in my young school years. The difference being that these are all grown men and being a disabled, vulnerable female, I feel extremely intimidated by this.

How hard is it to understand that sick people need rest and peace from constant and continual stress? Instead of worsening the problems and creating more, why not just end the problems then we can all move on?!

NETWORK HELL… PLEASE DO MUCH BETTER!!!

Avoid at all costs!

I am a leaseholder and I contacted the repairs team because I had a leak in the flat. Initially the guy told me they will send a plumber over. Sends me 3 times to the neighbour above to confirm he will be at home, to speak to him, etc., then realizes he can't really send a plumber and tells me it's my problem to fix the leak..even though the leak comes from outside my flat. Kept me for more than 1h on the phone for nothing. The neighbour had plumbers over and confirmed nothing is coming from his flat. Utterly ridiculous service...AVOID!

Really bad housing association I have had problems for 6 years and have been given compensation but it does not reflect the neglect I have faced from them. There is a reason why they have a terrible rating and everyone agrees

This review is for THE MENTEL HEALTH TEAM WITHIN network homes. I can only say that the peolpe that work in this department are PRICELESS WHOEVER THOUGHT THAT network homes needed a MENTEL HEALTH TEAM IS NOTHING SHORT OF GENIUS My flat had needed these repairs done for a good while i had called and reported it to the repairs department on a number of times nothing was done. THE CALL CENTER staff help as much as they could left messages for me the right people to call me back. I heard nothing back from anyone it was like no one within Network Homes cared. My place needed repairs badly i was not living in good conditions and my mentel health was not getting any better. I talked to my welfare officer about this on friday he told me that he wold pass my details to a NEW DEPARTMENT MHT. First thing monday morning i received a call from MHT department and spoke with christina all i can say is that i was blowen away and socked by the speed and the care that she worked at and she kept in contect with me up dating me daily on the progress of the repairs. While the repairs were being done to my flat I had to move out into a hotel which was undertaken and organized by christaina was left well and truly speechless scratching my head wondering what is happening A TEAM OF PEOPLE IN A DEPARTMENT within network homes THAT ARE CARING AND PROFESSIONAL I am going to say it again so it is clear A TEAM OF PEOPLE IN A DEPARTMENT WITHIN network homes THAT ARE CARING AND PROFESSIONAL. Even after the repairs were completed she organized a walk around with a surveyor from network homes in fact the same surveyor that came to my flat before and when I asked him how long will i have to wait for the repairs to be done HIS REPLY WAS HOW LONG IS A PIECE OF STRING. Well if you are reading this mister surveyor which I hope you are that PIECE OF STRING IS ABOUT 14 DAYS LONG WELL THATS HOW LONG IT TOOK CHRISTINA. My flat now is home to me it looks and feels fantastic my mental health is getting better everyday. I have a part time job now and i go out everyday enjoying life enjoying being me.

Their promised compensation never done...

More than 3 months now, their promised compensation for their missed appointments never, as expected, reached my account; am therefore escalating the complaint higher. If this is not bullying etc, what is it?

AVOID AT ALL COSTS

AVOID NETWORK HOMES AT ALL COSTS. During my relatively short tenancy at the property I’ve paid my rent on time always with no issues, caused no social disturbance and have been the perfect tenant. A flooding occurred in my property over a four day period, during this time Network Homes has 9 different people come visit the property and failed to solve my problem. During this I had to deal with extremely poor customer service, hanged up several time, given wrong information, delayed in taking actions all in resulted in damages to my floor. Not only this I warned them of the chance of the water leaking to the flat below, however, they ignored this and now the disabled tenant below has a massive leak in their ceiling from my flat.
They’re refusing to replace my floors despite telling me they would, they just keep delaying with “investigations”. Their complaint department is a joke, one in particular Sophie has lied to me and due to her slow action I’ve had to sit in the dark not knowing that the next steps are.
I was a prisoner in my home during this period and had to re-explain each time. I have been a victim of the extremely poor communication methods both Network Homes and their contractors share. Network Homes has shown no care for my mental health.
Due to the flooding my house is full of damp; this includes the nights and days I spent during this situation. I’m now finding it very hard to breathe, with respiratory problems, a weaken immune system. I’ve felt sick for a few days now which I am also seeing a GP for. The smell is also extremely foul and nauseating, it was completely ruined a place I once proudly called home.
The actions of Network Homes and the handling of the aftermath of the flooding has given me worse depression and is arguably worse than the handling of the actual flood. I’m currently in their stage two of their complaints, likely to take the Ombudsmen if they don’t do the right thing and meet me half way. DO NOT TRUST THEM!!
