No Demands For Service Charges or Ground Rent or Insurance.

I am a long-term leaseholder of a flat in a purpose built block of 36 flats. Since Covid lockdown in March 2020 and to date {Dec 2025} the managing agents - Melville & Co. {East Molesey} Ltd. - have failed to send out demands for Building Insurance renewal payments; demands for Ground Rent payments in Govt approved format; and professionally audited Service Charge Accounts. Due to this, and I expect for other leaseholders, I {we?} fell into arrears - NOT of my / our making. After all how can anyone pay these charges if they are not informed as to how much they are? Various letters based on templates from Lease Advisory requesting these documents were sent to the freeholder / director at his home address. This included a formal request to sight invoices as would be our legal right. These were all ignored. The requested documents were still not sent nor received. Then earlier this year {2025} I {we?} got a communication from Brady Solicitors stating that court action would be taken, including forfeiture, for not paying the bills for the above listed items. In this it said that we would have received demands for these payments prior to that communication - in fact an outright lie - and that witholding payments would / could result in court action and forfiture. It was obvious that the freeholder / director had not disclosed that formal and legal requests had been made for these documents very many months earlier. And Bradys Solictors had not bothered to check this prior to sending out their accusatory communication. It actually appears that there was / is some sort of conspiracy to engineer forfeiture that continues to this day. And why was our legal right to sight of invoices effectively refused? What are the managing agents &/or freeholder &/or directors hiding? The missing payments were easy to make but included an extra fee of £400+ from Bradys.

Since then nothing has been heard from the MA or freeholder / director. All managment functions have ceased including building maintenance. Emails and phone calls are never responded to. And now yet again in late December we are all in arrears for Building Insurance from March - the property is potentially uninsured; Ground Rent from July; and Service Charges from April. Meanwhile the registered office in East Molesey remains abandond from March 2020 with piles of unopened uncollected mail behind the entrance door.

Update: The apparently deliberate refusal to supply professionally audited SCAs first hit us in 2016 when Bradys Solicitors suddenly demanded £4,000 plus fees from each of the Leasholders of the 36 flats. We were all in arrears because none of us had received the SCAs for 4/5 years. We weren't aware of our legal rights at that time so Melville & Co. and Bradys Solicitors got away with it that time.

A most obstructive and disorganised…

A most obstructive and disorganised company. Unreasonable and unresponsive. You only have to visit the Molesey office to witness the conditions and get an idea of the sort of service you can expect. Together Property Management decided to retain Melville Estates, but I doubt they realise that Melville will damage their reputation and they should sever their affiliation

Male Tenant Urinating In Stairwells

We are in a block of 36 mainly ‘buy to let’ flats. One tenant - a 50 year old male - is mentally ill. He keeps urinating in the stairwells. This is disgusting, unhygienic and smells. The managing agents - Melville & Co (East Molesey) Ltd - are failing to use CCTV to catch him, and are failing to respond to our emails of concern. He has verbally abused most other residents, and families with children have moved out because they are scared of this ‘ogre man.’ BTW by correlation we know it’s him - when he’s away it doesn’t happen. When he’s here it’s every night.

If I could put 0 stars I would this…

If I could put 0 stars I would this company is awful they keep putting the service charge up now nearly 2,000 for a small block of ex council flats how can we afford this they are making the flats unsellable a few new fire doors has cost me 2.000 for 2 years as well as the other residents paying for them they should be banned from management they just rip everyone off see you in court Melville

Disgraceful communication

Disgraceful communication - we have been actively chasing Kate since the start of January for some very simple clarification (an attachment that Melvilles's failed to attatch to their original correspondence) yet have heard nothing back, actively being ignored and emails left without a response. Kate supposedly works there as we have managed to get her on the phone but she refuses to speak to anyone.

DO YOUR JOB you are jeopardising our mutual clients transaction by failing to provide vital information needed to conclude his sale.

The worst company I’ve ever dealt with

This company is the worst company I have ever had the displeasure to deal with, I unfortunately have no choice but to deal with these people as they are the agents for my freeholders, they are the most unhelpful, incompetent, rude, people who have also added the ‘covid’ excuse to their long list of reasons why the can’t answer the phones or even emails that actually answer your questions, if you have the choice-AVOID!!

Mega-nightmare trying to contact the company.

The contact address on the right: Copper Row 5, London SE1 2LH, United Kingdom is incorrect, it is deliberately misleading. The offices are at: 37-39 Walton Road, East Molesey, KT8 0DH, but these have been closed since March 2020 and all phones have been disconnected. Its a mega-nightmare trying to contact the company.

Waste of time

Waste of time, the agents are not coming to appointments, they send you to see house's which are already rented and after they don't even answer the phones to apologise or to do something.
