AVOID!!! They are a con. They don’t tell you about hidden fees which is there but cleverly disguised with words rather than digits. Once you pay there £1k they brush you off! I ended up paying 6k extra to the seller which wasn’t mentioned at the time of buying also have to pay the sellers solicitors fee! The house we Bidded on and won had subsidence and the legal
Pack said solid foundations no problems. Unfortunately, You will not get a mortgage and then after the problem is fixed you won’t get a mortgage for another 6years. The House was valued at zero. None of this was mentioned. Plus the seller brought this property 3 months ago which was not mention as mortgage company’s won’t lend. This has caused us so much stress. This was our first and unfortunately will be our last auction. AVOID auction properties not worth the stress! AVOID Mchughs because after the sale they won’t help. We lost 10% and more on searches and fees. This 10% needs to be more regulated. Lots of buyers have lost out ! Please read reviews
Awful company extended auction times
Awful company. Extending time of an auction by 30min near the end??!! Thought auction was and auction, and hammer goes down, that’s it. Oh no. They extend by 30min. Won’t be using this company again.
Buyer really beware!
Buyer really beware!! Absolutely read ALL of the small print and make sure to get a structural survey carried out on a property before committing to buy.
I was the winning bidder on a house that was advertised with a completion timescale of 6 weeks or earlier to be able to arrange a mortgage.
It wasn’t until I applied for a mortgage that I found out that the house was of a non standard construction and to be able to get a mortgage it needed a PRC certificate and to obtain said certificate the house requires around 40-50k of renovation work carried out on it!!
If I were to go ahead and spend this money it would take a lot longer than 6 weeks to do it with no guarantee I’d get a mortgage. Absolutely criminal yet the estate agents don’t care and will totally deny all wrong doing as they are not legally obliged to mention the non standard construction unless specifically asked. I have lost ALOT of money and a house that I loved!

Beware, I bought a piece of land worth around £1000 from this auction and had to pay the seller's solicitors fee of around £5000. Beware, read the small terms and conditions and of the sellers called London & Capital Housing Ltd.

I spotted the additional £650 legal pack cost & also saw the £1000 Buyers Fee, but missed Clause 15 on their Special Conditions, which covers an additional £4750 Sellers Fee as well.
This Sellers fee is NOT clearly visible on their auction site & I feel is a disgraceful omission.

Be very aware of Witten clause in the special conditions that agree the buyer to Pay either 2.75 % of the sheller legal fees or £4750.00, (of which they don't have to show any evidence) They will always go with the higher of the two sums. It is very miss leading that in classes 8 and 9 these are outlines as far lesser costs only to be superseded later. I would say this is Almost criminal. They could 100% make this clearer and be more upfront that these fee's would be paid to the Seller on completion. You can't help but feel that these are hidden costs
Go with Paul Buchanan
Paul Buchanan was a total star in my quest for a flat in London. I was living in Spain when he assisted my house hunting and while other agents from other agencies were giving me hell with remote viewings and sending me flats that didn’t meet my needs, Paul was always sending me so many nice properties and following up with tenants to see if new flats would become available. He is not your average robot agent, he actually shows his personality and jokes around. In the end I had to go for a different place because I decided to move to a different area for personal reasons. However, if I have to move places again I will contact him for sure. Thanks to Paul I have gained a newfound respect for real estate agents, which I thought I’d never get back.
