Letting Protection Scotland

This quango is not very professional and I CANNOT RECOMMEND them to any landlord.
They are heavily biased towards tenants and will always decide in favour of them over landlords.
Their system is flawed and needs a complete overhaul to meet customer needs. A systems analyst would redesign and implement a common sense approach to the process they operate.
The staff they employ are clearly not experienced and ignore formal tenancy legal agreements ,which are prepared by solicitors for the benefit of both parties.
I will certainly NOT be using LPS again and would strongly suggest that all landlords boycott LPS.

As Landlord - would not recommend

As landlord made a mistake by selecting this agency to hold my tenants deposit. Paid full fee of £92 to register and hold one deposit.
Two tenants paid half deposit each - and they can't refund to two separate tenants and slow to respond to their queries.
As landlord - you try to do the right thing by your tenants, pay for this service to support your tenants and doesn't deliver.
Do not use.

Wish I could rate 0.

Utterly useless. Continue to hold my deposit for no obvious reason despite me and my landlord sending all the information requested. Nobody is useful or helpful and nobody seems to understand why. Complaints department are avoiding admitting blame while all advisors admit their system has failed. While I am still waiting for nearly £1000 that they are refusing to release. Scam.

35 days for return of deposit is ridiculous

Been waiting over two weeks for the return of my deposit following a completely clean inventory report. Other deposit protection schemes repay within 10 working days. I'm now facing financial hardship as they say I have to wait 35 days if the landlord does not respond. Which will be even longer with bank holidays over Christmas. Why should you be earning interest on MY money? It should be repaid within a week.

SCAM

Firstly I cannot understand how when every single review is 1 start it still has a 2 star rating. Waiting a lifetime for a refund first told 30 days no refund then told 31 working days which is 6 weeks still bo refund then told there was a bank Holiday in there which has added 2 days finally after almost 2 months told I can have my deposit back but it will be another 5 days to get it processed. They basically hold your money as long as possible I assume to gain interest . If you are going to rent a property check who holds the deposit, if its these guys I suggest you move on

Absolutely horrible service that is pro-landlord

LPSS completely biased towards the landlord. They allowed the landlord to take a part of my deposit for damages that I did not cause, and for professional cleaning. I cleaned the flat to a high standard and provided photos as evidence to prove this, but still got charged for that. I appealed this decision but it got rejected. Absolutely disgraceful and horrible service!!

Landlord Friendly Scam; Tenant should fight to not agree to using this scheme

Pathetic Service. In case of dispute, they do not follow there own rules and not share information between parties. No clarification given on the rules. Landlord didnt provide any proof for age of items , so the inspector decided to use his wisdom to decide that age of items to be 5 years when they were original items for a 17 year old house.

systematic fraud group

They are a systematic fraud group! After they set a trap to see the property, the person you texted with will never show up, and then lead you to place a deposit to this company. They disappear when it turns out to be a scam.

Sided with DJ Alexander despite…

Sided with DJ Alexander despite overwhelming evidence that DJ Alexander were lying. I know if it had been a different deposit service I wouldn't have been ripped off £240 for cleaning and lightbulbs. Shameful that Scotland is becoming so corrupt.

Avoid it if you want your deposite…

Avoid it if you want your deposite back.
What a crap system they are using, emails they send end up in spam, and when you find it there and contact them, "sorry your time is up" no more discussion, your deposite is gone to the landlord. NO MORE TALKING. I am wondering if they know what happens to their emails, and that is why they have set 10days rule.
And not to forget, they are supposed to contact you through SMS, which they did not, but why would they take responsibility for that.
I feel like I have been robbed.
Thanks God I have moved out of scotland, A horrible experience.

Unwarranted, partisan, random, and useless dispute service. Waste of time

LPS Scotland dispute service should be changed because it is disappointing and useless. It is partisan because it only takes into account the explanations of one party without any foundation.
Make random decisions. Midway through the investigation, he considers allegations that they did not notify the other party of the dispute, so I cannot defend myself from finding out with the final decision.
When I give the pertinent explanations, they say that I am already out of time.
When I appeal to a superior because the dispute is being handled in a disappointing, dismal, and unfair way, then tells me that the Senior agent does not consider it necessary to intervene.
I appeal again and they tell me that I cannot because I have signed that I would not appeal a second time.

I am looking for a solicitor to see what action I can take against this unwarranted, partisan, random decision and unfortunate and disappointing dispute service by Letting Protection Service Scotland.

Shameful 'service'

LPSS took months to reach a decision after a dispute arose between me and my tenants.
If their remit wasn't to make the landlords life harder than it need be, they could have reached a decision in an hour or two, it being perfectly evident that my tenants were liars and thieves.
As has been said below, the way companies like this operate only drives down standards for decent tenants.
Still, gets the unemployment numbers down, gives people who like busybodying a job, supports poor behaviour from tenants and makes the landlord's life difficult. Job done so far as the government is concerned.

What a hassle

What a hassle, cannot get my deposit back, landlord has agreed, LPS will not do it by telephone, say to log on web site, no option to request return on web site, say they want my bank details by email, we all know that is not secure. Sent an message to them, but this sayes for agents, and if you don't get an auto response they have not got it!! I got no auto reply. I cannot recommend LPS seems they need to look at the system they use, as clearly it is very poor.

Avoid!

Had to replace a nearly new bedroom carpet in a non-smoking flat because a tenant had left lots of cigarette burns on it. LPSS accepted the evidence but only awarded £60 of the £343 cost because the "functionality" was not affected and the burns did not affect the whole carpet. How ridiculous is that? What was I supposed to do, offer the next tenant the flat with burns on the carpet?! Patch it up with some new carpet?! Went to adjudication and they just repeated the same ridiculous points. This only serves to drive down standards in private housing. Avoid!
