Once I was signed up to the business I was introduced to Kara Isabel who is my primary contact. There are a number of Let Property staff and other sub contractors who are involved, alongside myself, in putting together the Home Survey. The market is very difficult at present and I have not found it easy to agree to everything that has been pulled together by the various expert inputs. I have placed most of this into, and through, Kara Isabel and she has handled this really well putting my problems to the various individuals and managing to bring positive responses back to myself. I understand that the Home Survey should be signed off soon.

Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms.
I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access.
Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward.
On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault.
I would highly recommend staying clear and using any other company.
Always get back to you quickly, easy to understand or will send time going through everything in detail. Friendly and helpful would highly recommend to anyone wanting to sell.

Very pushy. Constantly phoning from different mobiles even when I’d asked them to make a note not to contact me. Read the small print on the contract. Had mine reviewed by a solicitor and was advised not to proceed.
Janice went through the process in a way I understood, she was very clear in her explanations of how the process worked. She also informed me it was still my choice to accept any offer that came to me. I would recommend this company to anyone and would advise them to speak to Janice. Highly recommended.

Avoid A £3,300 Mistake!!!
Watching this unfold was genuinely shocking.
My partner paid Let Property a £3,000 Buyer's Premium, trusting that the property had been properly checked before it was marketed. The Property Ombudsman has since found that Let Property failed to carry out reasonable checks, failed to verify and disclose material information, and failed to ensure the property was accurately described before taking the money.
The Ombudsman concluded that, had those checks been carried out properly, the £3,000 would never have been paid and the purchase would never have gone ahead.
Instead of accepting responsibility, Let Property refused to refund the money and forced us through a lengthy Ombudsman process.
What stood out to me most was that, during the investigation, Let Property repeatedly tried to settle for £1,000, a fraction of what had been taken. Fortunately, we declined and waited for an independent decision.
The result? The Property Ombudsman ordered the full £3,000 Buyer's Premium to be refunded, together with additional compensation, and issued a highly critical determination.
Before the decision became final, the CEO was even given the opportunity to resolve the matter privately and avoid a published adverse Ombudsman decision. He didn't respond.
The Ombudsman's findings speak for themselves. I would urge anyone considering paying a Buyer's Premium to Let Property to read that decision first. It completely changed my view of the company.
AVOID THIS COMPANY AT ALL COSTS!!!

Overall LetProperty gave me excellent service from advice when considering selling, giving full information about the process, through to completion. I initially dealt with Matthew Fielding who went through the property details and the process and found him to be very professional, upfront with the benefits and limitations of what I planned to do, and overall a great sounding board.
Rhys Davies sorted the sale, very quickly, and managed to negotiate a price I was happy with.
Finally Daisy Jennings assisted with the completion, her communication was fantastic, regularly keeping in touch with the buyers solicitors to push things along. I think everything proceeded very smoothly with very little stress on my part. As the solicitors proceeded, whenever I had a query about something beyond their remit, she was very helpful and supportive.

Read The Property Ombudsman's determination before paying Let Property a single penny. I wish I had.

As the investigation progressed, I received multiple calls from Alex McPhail, repeatedly trying to persuade me to settle for £1,000—just one-third of what Let Property had taken.
I refused. I wanted an independent ruling.
The result? The Property Ombudsman upheld my complaint, ordered Let Property to refund my entire £3,000 Buyer's Premium, awarded additional compensation, and issued a damning determination detailing the company's failures.
Even after that, I wrote directly to the CEO, giving Let Property one final opportunity to resolve the matter privately and avoid a published adverse Ombudsman decision.
He ignored the email.
This wasn't a misunderstanding or a minor administrative error. The Ombudsman found that Let Property took my £3,000 before carrying out the reasonable checks and disclosures they should have made. They then fought to keep it until an independent Ombudsman ordered them to give it back.
The Ombudsman's findings speak louder than anything I could ever write. Read them before you decide whether this is a company you want to trust with your money.
