This property management company operates with staggering incompetence and blatant disregard for residents. Their sole focus is extracting ever-escalating service charges while delivering absolute zero in return.
When legitimate issues are raised, the response is always the same: valid concerns are swept under the carpet, and residents are stonewalled with endless, meaningless emails designed to exhaust you into giving up. A few of their representatives talk a good game, but it is all smoke and mirrors—they fail to deliver on a single promise.
Do not be fooled by their polished sales pitch. These are absolute cowboys, and moving into a property managed by them is a massive, costly mistake you will deeply regret.

The customer service and treatment of customers by this company is nothing short of vile. They offer no help when you raise a query about making payment, which you cannot do because their system online does not work. I emailed about this and all I got in reply was threats of legal action due to non-payment. I have even mailed them a cheque and they still refuse to take it. This company appears to lure customers into traps which they cannot get out of. No one has reached out to me to offer help or support with an alternative means of payment. All I have received in reply to my requests for help is refusal to take payment and no help with setting up an online payment. This will be reported to the financial ombudsman and relative housing regulators. Avoid this company.

The service from Kingston Management is absolutely shocking. Delays are unbelievable, simple requests and essential matters drag on for weeks or months with zero meaningful progress, no updates, and no accountability.
On top of that, the charges are completely extortionate. You’re paying through the nose for work that’s either never done, done poorly, or priced at levels that make no sense at all. If you’re buying a new build and find out Kingston are your management provider — turn around and walk away immediately. Do not think twice. You will thank me later.
Take a proper look through the reviews here, ignore the glowing ones. They’re clearly written by their own staff to prop up their rating. This company needs to be held to account. Save your money, your stress, and your peace of mind — go anywhere else

Don’t pretend you want to “look into this.” You already know your service is failing. The only reason you’re replying is because you don’t want more people to see the truth.
If you’re buying a new build and Kingston are your provider — walk away immediately. You will thank me later. If you’re already stuck with Kingston and unhappy? Move away. Take them to court. Expose them as much as you possibly can. This company needs shutting down and held fully accountable for how they treat people. Don’t ask for “more info” the truth is right here for everyone to see.

I am incredibly annoyed and frustrated with Kingston Property Services. Every single year, the maintenance of our property is completely neglected. Nothing ever seems to be looked after or maintained, and every year I am forced to contact them myself just to ask what we are actually paying for. It should not be the resident's job to chase a property management company to get them to do basic upkeep.
What makes it worse is the double standard. While they are entirely non-existent when it comes to doing actual maintenance work, they are incredibly fast when it comes to chasing up payments and invoices. Their financial department is lightning-fast, but their service delivery is shocking.
If you want a company that takes your money instantly but does absolutely nothing to earn it, Kingston Property Services is the one for you. Avoid if you actually want your property looked after.

If I could give 0 stars, I would.
Kingston Property Services made a mistake, acknowledged the mistake, admitted that the outcome was confusing for residents, and then stated that they would not correct it because it was not budgeted for.
Residents were given only a few days’ notice to remove vehicles for parking works, making it impossible for anyone away on holiday, working away or otherwise absent to comply. Unsurprisingly, not all of the work could be completed. When this was raised as part of a formal complaint, Kingston’s response was effectively that they considered the notice adequate and would continue to operate in the same way in future if required.
The complaint process itself was equally disappointing. Key questions went unanswered, concerns were dismissed rather than addressed, and inaccurate information provided to residents was never properly explained. I found the tone of the responses dismissive and lacking any real willingness to acknowledge residents’ concerns.
In my experience, service charges are extremely high compared with the level of maintenance and management provided. Responses to enquiries are often slow, and obtaining clear answers can be difficult. I also have concerns regarding the level of electricity charges being recovered from residents given the limited communal areas within the development.
A managing agent should be transparent, accountable and willing to put mistakes right. In my experience, Kingston Property Services has fallen short on all three counts.
My advice to other leaseholders and residents: scrutinise service charges carefully, challenge decisions where necessary, and do not accept vague or incomplete explanations when raising concern.
I find it laughable that Kingston have replied stating they are transparent when i sent them the below request on the 15th June and it’s now 7th july and still haven’t heard anything “Please could you provide a detailed breakdown of the service charge, including the budgeted costs for each service and how my contribution has been calculated.”

Kingston Property Services handles all matters very badly. Communication is virtually non-existent. No work seems to get done, even though paid high service charges for a few years for various work that has yet to be done. Don't think they know what part of the estate they are responsible for, or what part they are supposed to look after. They only want to know you when they are collecting the service charge payments
This is one of the most unprofessional companies I have dealt with. Their complete mismanagement and lack of accountability are deeply concerning, and they routinely ignore valid and justified formal complaints from leaseholders.
They are in breach of their obligations by failing to maintain a boundary wall, yet they now expect leaseholders to pay for the consequences of their long-term neglect.
Despite repeated requests over the past three years, neither the landlord Persimmon Homes nor their managing agents, Kingston Property Services, have provided any evidence whatsoever that the wall is the responsibility of leaseholders. In fact, the wall is not even identified within the leases.
The wall is approximately 30 years old, and there appears to be no evidence of any maintenance having ever been carried out by either Persimmon Homes, or Kingston Property Services.
Nevertheless, Kingston Property Services continues to demand payment from leaseholders for repairs.
Leaseholders have effectively been expected to fund the company’s own mistakes and complete neglect, while also being repeatedly told that supporting evidence existed when none has ever been produced.
To date, we are still waiting to see any proof of liability.
It is extremely disappointing to see leaseholders treated in this manner, particularly when many have invested significant amounts of hard-earned money into their homes and simply expect transparency, fairness, and accountability.
I have just received the response below to my above review. The tone and content of the response are again intimidating in nature and fail to properly address the substantive issues that have been raised.
There should be no attempt to shift responsibility onto leaseholders or suggest that this is a matter requiring further discussion with Persimmon as though liability remains unclear. Responsibility for the maintenance failure and the resulting costs rests with Kingston Property Services and Persimmon Homes, whose longstanding failure to properly maintain the wall constitutes a breach of contract. Despite this, costs have improperly been passed onto leaseholders in an attempt to remedy failures for which they are not responsible.
The boundary wall in question does not belong to the leaseholders, nor is responsibility for it identified within the leases. Kingston Property Services must therefore cease attempting to pass the cost of its own failures onto leaseholders through what appears to be a continuing pattern of misinformation and misrepresentation regarding liability and responsibility.
