I have purchased a two rooms flat in…

I have purchased a two rooms flat in Vangede area and it has not been a good experience. The flat was advertised as a 67sqm as BBR area, while in the purchase agreement it has been a light mention that the BBR area might be only 62 sqm. At least a poor and not transparent sales process, with very little flexibility to compensate for the actual fraud sale.

ANSWER TO YOUR REPLY:

I am sorry, but it has nothing to do with my understanding of the process, but with how the flat was advertised from the very beginning of the sales process (salgsopstilling), which influences the value of the flat per sqm, which is one of the main indicators in the real estate industry, right? It is true that it was mentioned in the following document (købsaftale) just as a clause and that my lawyer might not have underlined it as a red flag in due time for me to reject the purchase. However, the lack of transparency is quite obvious.

We know it can be difficult to understand the sales process. We have tried to explain it and you are represented by your own lawyer. Your lawyer has read all the papers and approved it.
It is not acceptable, that you indicate anything about fraud, and there has been nothing to compensate you. If you still don’t understand the process or the papers, you have to talk with your lawyer.

We purchased a heritage country house

We purchased a heritage country house in Jutland through Christopher Noerring Lund from Jesper Nielsen in Aarhus. The experience was excellent throughout. The property description and photos are very professional. Jesper Nielsen specialize in unique properties, and they understand the market very well, which meant that the pricing was set at a realistic level which resulted in a transaction. Christopher mastered the role of representing the seller, yet managing the negotiation process between the parties skillfully. We can highly recommend Christopher from Jesper Nielsen in Aarhus to any seller of a unique property in Jutland.

Below average, but could be better in time.

I used JN to sell my house in Charlottenlund. It went up for sale August 2019 and was sold March 2020. It was my choice to go with JN as i wanted a company that i thought was hungry and nimble enough and dare i say it trendier than a Home or Nybolig. In my review, i have to say that Malene Olsen working at JN was excellent and Michelle Dahl also a very nice person.

In my review there are a few things to consider.

1) Make sure the price is right when you put the property on the market. Unfortunately in my case this wasn't the case. I was informed that my property would be sold at X when we first met or close to it. The difference in valuations between the real estators was quite large, but obviously was my choice to go with the highest valuation. We ended up selling the property -14.5% from original valuation. The problem with going with a valuation that is too high is that you are always chasing the tail so to speak and collecting liggetid on the sites. We had no people turn up to our first open house, and extremely little traction in the first 5 months of the house being listed. This of course created frustration when you are told that the way to get more people in the door is to keep cutting the price. Any person with no training could say the same thing.
2) Costs - Make sure you read the contract through. JN was about 80% higher initially than home.dk all in to sell my property. This is fine if you get to the sell at the higher price, but if you don't, you are still potentially liable to wear the high cost. Some of the costs within the "cost" such as digital marketing i would also consider too high. The algorithm used is the same as some of the other major real estate agents yet on research i found the cost through JN to be at least 2x as high.
3. Make sure the real estate agent has a large footprint in the area you choose. For example, JN is well known in the Holte area and is looking to expand into other areas which is great, but if the firm is new in an area like Charlottenlund, you potentially have a domino effect problem. For example, if you put your house with Home, they might have 30 houses in the 10-20 mio range in Charlottenlund, with JN they might have one or two. This creates a problem i found in that Home would have a larger pool of clients from open houses etc, who they could direct to their other properties to view, at JN that was impossible if they had one at 11mio and one at 18mio. So essentially i believe the firm also needs to create some scale in its business. One of the ways obviously would be to undercut home.dk on price rather than as i found be a lot more expensive.

I am not advocating using Home or Nybolig over JN, but i think you need to do some research before making a very important decision like who to sell your house with. Its the biggest thing you will ever sell.

As for the things you are writing, we are sad that this is your way of looking at it. It seems like, you believe some other real estator could have done a better job. We are the only real estator, that have had the fight with the market and the potential buyers – and we know, that what we have done in this case, is a good job.
We are so sorry, that it is not possible to prove – but in our best professional opinion, no other real estator could have made this sale better than us. If you had used an other – your house might still be on the market or sold at a lower price. Now it is sold, and it was your choice to take the offer. We are happy for you, that you can get on with your life.

When you wanted to sell the house, we had a good talk about the price, both our price, and the other real estators lower price. Both you and we wanted to see if there was a buyer for the top price. Your house is very unique and if the right buyer came with the dream, it could have been sold for a high price. But as it turned out – the price was to high for the market. Therefore we recommended you to lower the price.

You know, how much we fought with the buyers – and after many negotiations, we ended up having an offer, that you accepted – it was the only buyer that wanted to buy the house, and it was in the beginning of march and corona. The buyer had, as you know, many challenges with the bank and with the low value of the stock market.

About the algorithm, there is so many different types, and the value is very different – so it is not possible to compare. We have made a lot of people look at your house – witch is the first step in selling.
