Gazumped on 9 Ardaluin Court (£400k)

I was dealing with Johnny Burns when buying 9 ARDALUIN COURT a few weeks ago (May 2021) when it was advertised for £400k. We had sale agreed at £430k. The property is the estate agent's brother's house. Things seemed off at the start after we got sale agreed and Johnny refused to mark the property as such, saying, "that's just how i do things" i talked to a few other estate agents who found this very strange, but Johnny gave me his word (i have it recorded if he refutes this) that there would be no gazumping. It transpires that Johnny's word is not worth much as that is exactly what has happened.

We had sold our house and moved 90% of our stuff into storage. Our buyers already had the services in their name as we were only a few days away from completion. Johnny called on the pretext that it was all off due to problems with his brother's new build, even though we were told he would be moving into another property he owns until his new build was finished. We offered to make every compromise we could, even saying they could stay in the house until their new build was finished, but even this was refused, which is when we knew something more was going on.

Fast forward just over 6 weeks, and surprise surprise, the property is back on the market, proving Johnny's word is worth nothing. I even messaged him asking if the deal was back on but got no response.

The funny thing is that we had more of a budget if they had just talked to us. Though Johnny's sales pitch included some serious pretentious mutterings and contempt for "people from housing estates". I'll never do dealings with him again.

It turns out after talking to others about the situation, others opened up about things "JD Flynn" had done in the past. I'm not sure how anyone could do business with them, and it seems that maybe no one will be able to in the future as their shop front is now an ice cream shop...

We have two children under two and this whole proccess of was very stressful and cost us thousands.
