I am a leaseholder in Nottingham. Robyn Thorpe has been our appointed IPM manager since early 2025 and has been attentive and helpful at all times. It is a great shame that in my opinion one cannot... See more

Honestly the worst, most incompetent company I’ve dealt with in my entire life. We have cycled through 10+ property managers in a few years, I’ve waited years for them to explain service charge items (still waiting for answers dated back to 2019), and they are impossible to get hold of. Their inability to manage properties has cost each of us leaseholders hugely. AVOID AT ALL COSTS. If you are unfortunate enough to already have them as your management company I would advise you to check your yearly actuals very closely.

Apparently 7 weeks for a leaking roof that is destroying walls and decor is not considered unreasonable by this company..... oh and by the way it is still not been attended to. Poor communication as well as lack of action to add insult.

Emily is efficient, understanding and professional. No additional words needed - does what is needed and does it very well - fantastic service
IPM manage the building I have lived in for five years: Cinnamon Building, Henry Street, Liverpool. During that time, they have driven the building into such decline and disrepair that flat values have tanked and the building is barely recognisable inside compared to how it was. Here is a (nowhere near exhaustive!) list of issues - and these are just the ones that are ongoing.
• Main lift has been broken for over 2 years. We have people living on the 5th floor with a new baby. Anyone with access needs cannot visit or live here. If you became disabled, you would have to vacate the property.
• Wheelchair lift has not worked for 5 years.
• Car park gate has been stuck open for several weeks, meaning cars are not secure and building is not secure; leading to criminal activity and unhoused people living in the car park, which isn't safe for them, and anyone can access the rest of the building. Car park has abandoned cars in it.
• Fire safety works remain unfinished; a company was brought in to replace wooden hallway/balcony walkways, did two floors of five, told us IPM had stopped paying them, dumped the equipment in the electricity meter room and left. Some residents personal balconies now have no flooring.
• Due to unfinished walkways / poor building state, there are severe leaks throughout the building, on the 5th floor through the ceiling every time it rains, and through walls from top floor down to bottom, with rivulets of water running down walls and through doorways every time it rains, soaking carpets and causing extreme black and green mould.
• As above, severe and dangerous mould now throughout the building, caused by above leaks but also in back fire exit corridor on every floor.
• Water also leaking through postbox area.
• Unsecured front door operating on 'temporary' keypad system and lock system for past year.
• Water leaking into electricity meter cupboard, intermittent alarm sounds coming from there.
Also little to no communication, no solutions to problems, high staff turnover, absolutely no duty of care or action taken. Gross mismanagement. Severely affecting residents mental and physical health.

Been waiting a few months now for someone from IPM to get back to me. Called the office numerous times only to be fobbed off. Terrible, the sooner we can get rid of IPM the better.

The worst PMs ive ever had to deal with. They keep hiking up the service charge to over £4500 a year yet they have not produced a single years accounts since they took over in 2020. In the meantime you will have no service from them whatsoever. You won't have cleaners or a working lift for months on end and when you query them they will tell you its because the building has no money left in its account because nobody has paid their service fee. They will lie through their teeth knowing the issues are down to their incompetence. I see many many reviews that say the same thing and I can only believe they use red tape to not reveal their spending as they are funneling money out of out every building they touch. If you dare to protest and not pay your service fees they will send in their bully lawyers to force you to pay made up charges. IPM belong at the bottom of the ocean.
Response: dont give me customer service emails. Nobody will reply. I went through your own formal complaints procedure for 3 months and nobody has bothered to reply to my emails. You can F your "customer experiance" email as its worthless.

IPM are an absolute disgrace. I have been waiting 2 years for questions relating to additional service charges to be answered and they don’t respond with the answers. I have to chase over and over again and still they dodge providing answers. They have overspent every year they have managed the property and service charges have gone through the roof. They’ve also managed to send bills for additional charges before they even managed the property with no evidence of a section 20b notification of the charges. Then they send threats of CCJs to bully you into paying. Avoid IPM at all costs!!!!!!

Service charge has gone up horrifically no response from any of IPM or the roofer. Roof has been leaking since 2023. Roofer told me there is moss and breakages all over the roof and now I’m being ignored.
THIEVES. I HAVE NEVER SEEN A MORE INCOMPETENT COMPANY IN MY LIFE.

I would give them 0 if I could. Absolutely useless, customer service is disgusting and they are leaving the properties they manage to go to ruin and pocket the money from the extremely high maintenance charges.

AVOID if you can. Absolutely terrible, disrespectful and ignorant.
No support with getting a fibreboard available in the area - email ignored.
I made an enquiry about parking spaces (July) - email ignored.
They've been aware of the problem with the main door for a while and still haven't fixed it, it's hard to get in and I just hope we won't be blocked outside one day.
Lack of manners and customer service skills from Hannah B. on the phone today. She gave me some information about the door replacement, that's the only positive comment I can make, whether she told me the truth or not I can't really tell cause I don't trust them anymore.
The case was passed to her manager Freddie L. few days ago, I am awaiting a response.

I've had a blocked drain for over 2-weeks. Affecting not only me but my next door neighbour too.
Contacted our property manager to look for a resolution, who swiftly moved me to his assistant. Initial response was within 48 hrs but since then I haven't heard anything back. Her phone goes straight to voicemail, no OOO emails from either.
I'm unable to wash my clothes and have to wash my dishes in old stagnant water. Notices have previously been put up from IPM about issues with drainage, hinting to a more foundational issue with the building/block. Issues that have clearly not been addressed.
I pay a service charge every quarter which isn't cheap and would like to know that this money is going towards a quality of living that is equal to the cost.

We have moved to this Leeds property 2 months back and the lift is not working . We were struggling to carry all goods four floors by stairs as the property is semi furnished . When I enquired my neighbours about the lift , they said it’s not working for more than 4 months .. I’m keep sending mail to ipm.uk about the lift and there are no response. My partner had broke her toe finger and now she is struggling to climb four floors daily and we planned for a surgery in three weeks. Even I sent a mail explaining about the surgery and still I’m not receiving any response . I don’t know how my partner is going to struggle after the surgery. Really frustrating.

I have been trying to get IPM to resolve issues in my property since the beginning of 2024. Emails take months to be replied to, and I have yet to see any actual action taken to fix any of the reported issues, despite multiple chases.
Just to follow up on IPM's reply, I have already contacted their customer experience email address multiple times throughout the year and cc'd in specific staff.

Robyn at IPM has been great dealing with a fire at a managed property. Quick and effective when replying to communications and has helped out greatly during a difficult situation.

I recently had an issue with the TV reception in my flat. After I confirmed it was not an issue with only my flat Kathleen sorted a contractor who was out within 3 days and found the issue in another part of the building and sorted the problem there and then.
Fast turnaround and prompt replies to emails

I'm reaching out to all leaseholders who have been negatively affected by IPM. Their shocking lack of service and general negligence is one thing, but in taking over the management of our block ourselves, it has come to light that they have been historically double charging us - deducting money from our sinking fund and then charging us via our service charge for the same work. This is straight up theft. They have refused to work with us to resolve this matter despite providing the evidence themselves. Potentially they owe us thousands. I actively encourage all leaseholders to examine detailed accounts (xls spreadsheets that they have on record) and compare sinking fund expenditure against service charge expenditure. If they fail to comply then you have the right to instruct an independent solicitor to examine your accounts on your behalf, they then have to comply. Should they fail to comply and/or you discover illegal practices then you have the right to challenge them via tribunal. They are members of RICS and therefore should adhere to RICS membership guidelines and reguIations (see RICS website). If you feel they have breached industry guidelines then register a complaint with RICS. I shall be setting up a dedicated facebook forum for all of those who have suffered theft of sinking fund, excessive charges, obstruction of access to information and general negligence of duties by IPM as a service provider. I have been shouted at and insulted when politely requesting information as well as being denied that information. I shall be sharing recordings of those calls and other communication in due course. Watch this space for further details. Again I actively encourage all leaseholders to examine your accounts. This company is illegal and nefarious in its operations. I shall report back here with further details regarding forum/ contact info. Do not trust these people.
