Poor management company

Saying it on here once again because our TRAINEE property manager Hollie Egan can’t reply to emails or telephone calls
Manger sue kinsella just says it’s been passed on to our trainee property manager
If we stopped paying the service fees that we don’t receive then we would have a letter but it’s ok for ipm to charging for a communal area cleaning since 2020 when it become ipm from venture then insprired but property manager did not have a key up until April 2025 but that’s ok
They do nothing to help or support residents in halton lofts I understand why other Tennants DONT pay
Iam now paying for my own legal advice on the matter
If you have the choice don’t use this company!

I had a really positive experience with Hannah Hoyland -Assistant Property Manager, Fexco Property Services

I had a really positive experience with Hannah from Fexco Property Services. She was incredibly helpful and acted very promptly in assisting me with a PCN issue that had been causing me a lot of stress.

Hannah took the time to listen, understand my situation, and provided clear guidance throughout the process. Thanks to her support and quick action, the matter was resolved smoothly, which I truly appreciate.

It’s not often you come across such responsive and supportive Assistant Property Manager, and I’m very grateful for her help. Thank you again, Hannah!

PEEP issue

I had a problem with recieving a response from the Personal Emergency Evacuation Project team which is independent of IPM.
I spoke to Lucy at IPM to find out if the matter could be resolved, with her help. Within 24 hours I received a message from PEEP who are now dealing with it. Thank you Lucy!

Don’t know how to log a complaint let alone try and resolve it - very very poor customer service- apart from the assistant property manager no one does anything

This IPM is a joke

This IPM is a joke. I've only been a new owner, but it's already starting to be a problem. Water is leaking from my ceiling in torrents, and the ceiling lights, even though they've already removed them, are flickering. Just wait until the ceiling collapses on me or catches fire. This is putting my health and the lives of everyone in the building at risk. When I tell them this, I report it and send videos, and they only reply that it's between apartments and that my neighbor and I need to find the leak and fix it. Unfortunately, the owner upstairs is abroad, and the person whose phone number I got from them doesn't answer or return my calls. There are escort girls upstairs who are terrified by the situation. So who's going to fix this leak? From what I understand, they don't use the bathroom, and the water leaks in my bathroom, and there's no sign of a leak in theirs. I've already reported it to Citizen Advice, Leashold Advice, and Cancilu. I'm waiting for help. If not, I'll call the police and fire department. This is a complete misunderstanding.

I contacted your company as I was in need of information to buy a property

I contacted your company as I was in desperate need of information to complete a sale of a property. I was attended to by James John twice and on both occasions he was extremely helpful and his level of customer services was up there with the best. This type of response would validate me to recommend you to anyone.

Excellent service, very helpful team

Natalie and Robyn at IPM are absolutely brilliant. They were more than happy to take my call to address a couple of maintenance issues I brought up. They sent me follow-up emails with updates on progress and never once made me feel like I was a bother. I’m very pleased to have them as property managers. It is reassuring to know that they can be contacted if a problem does occur, and knowing that they will respond promptly. Thank you Natalie and Robyn!

Stay away from this company

Stay away from this company. They do not manage and you can’t get hold of anyone.
Disabled toilet not fixed for 3 months and many other issues they have not dealt with. Please stay clear of this management company if you want good management this is not the company to go for. They have employed an on-site manager with the package of accommodation but due to an error she can’t work and now has been living on site for three months to which the residents all pay for out of service charges. it’s horrendous Avoid at all costs.

FREEHOLDERS AVOID

I am extremely dissatisfied with the service provided by this managing agent.
Serious issues have been raised regarding block security and the intercom system, which directly affect resident safety. Despite these concerns being reported, there has been no clear action plan, no timeline for resolution, and no meaningful communication.
In addition, the cladding certificate has been expired for over a year. This is not a minor administrative matter — it has implications for safety, compliance, and mortgageability. Yet there has been no proactive update, no explanation, and no structured plan shared with leaseholders to resolve the situation.
Repeated attempts to obtain clarity have resulted in poor communication and a lack of accountability. A managing agent’s responsibility is to safeguard the building, maintain compliance, and communicate transparently with residents. In this case, those basic expectations have not been met.
Based on my experience, I cannot recommend this managing agent.
