Housing 21 is a leading not-for-profit provider of Retirement Living and Extra Care properties, We help older people live well, with dignity and autonomy, by providing support or care in quality social rent and shared ownership housing services. We operate in 220+ local authority areas, managing over 24,200 properties and provide over 48,000 hours of in-house care each week (Extra Care).
Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.
Our three guiding principles are: 21, Better and Experience. We seek to apply these to all that we do.
We are committed to providing a modern, forward-thinking 21st century service. This includes updating and modernising our existing housing, as well as developing new and innovative property designs and service models for the future. We will challenge ourselves to think differently, embracing the disruptive potential of new technologies and the challenges and opportunities of social change.
We strive for continuous improvement and innovation in all that we do. We will never become complacent and will constantly challenge ourselves to do better and achieve better performance, quality and value for money. We aim to be ‘better than good’ and work hard to provide excellent services we are proud of and our residents deserve.
We aim to provide a consistently excellent service and a great experience for all the people we serve. We seek to engage and empower residents to make choices and exercise control over the services they receive and to devolve decision making to local employees who are closest to the residents whenever practicable and possible. We are committed to acting ethically and openly in all that we do, questioning whether we are ‘doing the right thing’ and being ready to acknowledge and learn from mistakes. Ultimately the success of Housing 21 rests on the satisfaction we provide to our residents.

Good
The inhouse office staff are amazing and very supportive and helpful. Nothing is to much trouble. Kim the office manager particularly stood out as my go too person.
Bad
The structural maintenance of the building is poor. The perimeter fence has rotted and broken since being installed which is unelectable for such a young building.
The roof has needed to be replaced in places which again is very poor for such a young building.
But by far the worst is that Housing 21 have passed the cost on to the residents which is aborent and cowardly.
If such a young building has failed then the builders and or the company who commissioned the build are responsible. Not the elderly, and in most cases poor residents who can barley keep up with the monthly fees.
If they could afford a solicitor you would be royaly sued.
Shame on you for taking advantage of the vulnerable.
Oh and you should subsidise the canteen so that the owner could afford to continue service.

Thank you for the welcome pack. Unfortunately, the biscuits and crackers had to be binned as they were out of date.

Housing 21 Fairweather Court padiham, bully tactics again , new manager on court , apparently a trouble shooter,do as I say or else ? So the first thing is to remove everything from the hallways , first they said remove all pictures from the walls so the Decorators could do their job , but then they said you can't put anything up in the hallways again, the hallways are being refurbished but you can tell it's the cheapest option, Tennant's are treated like children ( because some are a certain age ) supposed to be independent living but it's treated more like a care home especially by the management.Bosses at housing 21 do not care about you at all especially the ones above they just look down their noses at you , it's a case of ' do what you are told or else '. Hallways are like cell blocks cold and uninviting. Will only get worse, there is a care home near to Fairweather Court actually on the same street and they are treated with more respect, says it all really . independent living, far from it . Another thing that housing 21 did recently was installing security cameras on site apparently they said it was something that had to be done ,the only thing was that we the residents would be footing the bill , so a vote was called and surpise, surprise the outcome was a yes , not one resident counted the votes, so another bill to pay like it or not .

I have been a resident with Housing 21 for 6 years and have nothing but admiration for the care team here at Beldize Court. They are a group of warm and generous people who often go above and beyond in their care of our residents.Housing 21, as a company, have, through their resident engagement programs given me a new sense of purpose

My previous review was very scathing and as far as I'm concerned, rightly so. Housing 21 flagged that review so it is hidden. However, they also copied it, printed it and put it through 37 doors. It is a case of, it is okay for Housing 21 to post the review to whoever they want to see it but it isn't okay for me to post it to who I want to see it. More controlling and subversive behaviour from Housing 21, showing that my review which was flagged was all correct.

Whilst Housing21 provides adequate accommodation for its elderly residents, that it takes stock of its properties, I cannot fault its service in terms of instigating repairs etc, however, its recruitment process is appalling.
I recently applied for a Housing Manager role in Sutton, Surrey, where I live. A few months ago, I applied for a similar role in Oxford, a distance of 128 miles from Sutton. I was invited for interview on two separate occasions for that position, but was unable to attend for personal reasons. I have been refused an interview for the local position and the organisation has blatanly ignored my request for an explanation or constructive feedback.
Earlier this year I also applied for a board member position, having relevant experience having worked in local government and the civil service for many years, but was refused an interview. One of the sucessful candidates for that role had a background in accounts for a local authority, and had sold his home and ascertained social housing with Housing21, despite having been of very afluent means. It it obvious he was selected for his financial background, when the primary requirement for the role was about having a voice for residents. The appointed person's experience would have been completely detached from the interest of residents.
The organisation's recruitment process is unfair, bias and descriminatory.

Limestone and all there staff are wonderful helpful welcoming
Jane and Kerry helped us when we didn’t understand
And Jody was so kind all the staff are so pleasant and helpful and a credit to housing 21 even the cafe staff are all wonderful we couldn’t ask for more
My only down point was the process could be made so much easier by having a list of all your requirements needed to purchase instead of week by week needing stuff also a lot of duplicate questions and the same now as we have form to fill in regarding the same information you have already had
I would guess the majority of people are elderly like my mum where time is at the essence a pack given with a list of everything you need would make it much easier and less frustrating

Lovely assisted living apartments. Carers and all the staff are like family. Nothing is too much bother. Friendly, knowledgeable, experienced carers who are also approachable and respectful.
Couldn't wish for better. Well recommended. Staff make the place, so nice and homely. Love the cafe too, beautiful meals all home cooking made from scratch. Joyce the cook very good, all beautifully made food.
Lovely and spacious, smells lovely and is very clean, well kept and well maintained. Activities throughout the week. Excellent.

You are a load of crooks, my father died and you carried on charging him until his flat was sold. Over £6,000 for doing nothing, an absolute disgrace.

I had a really warm welcome from managers, care team members and the residents. The sales process took ages but it was worth the wait. My home is just right for me... Thank you
