Very happy to have ‘helloguest’ looking after our bookings. We have now stayed at quite a few of their properties and it’s always so reassuring to have their help and understanding and to be honest professionalism. Had some small issues but they always have them sorted promptly with kindness and understanding. Love that the have your perspective at their hearts.

I genuinely couldn’t recommend HelloGuest more highly.
From start to finish they were professional, organised and incredibly responsive. The team consistently replied within minutes whenever I had a question, and nothing ever felt too much trouble. That level of attentiveness makes a huge difference when you’re managing a property.
Veronica in particular was exceptional. Calm, clear, and completely on top of everything. It was obvious she genuinely cares about both owners and guests, and she always handled situations efficiently and thoughtfully.
The operational side was seamless – listings were managed properly, communication with guests was smooth, pricing and availability were handled intelligently, and the reporting was transparent and easy to understand. I always felt fully informed and supported.
If you’re looking for a management company that is responsive, professional and genuinely proactive, HelloGuest are exactly that.
Thank you Veronica and the whole team – it’s been a pleasure working with you.
We staying at Ditchling Close in Eastbourne for 3 nights. Superb house, I can't recommend highly enough. Has everything, well located, and quiet. Restaurants and shops nearby, pubs close enough and walkable.
Loved the massive tv and the lovely conservatory to the rear of the house.
We would look for this property if we were to rent again in Eastbourne.
We stayed at the delightful character cottage in Churston Ferrers. A lovely cosy winter stay as it heated up so quickly. Views over fields to the back and a delightful private garden for summer stay

We stayed here for two weeks and honestly, it was excellent. The location is great, the apartment was spotless, and everything was perfectly organized. The instructions were so clear that we never needed to message the host—everything just worked smoothly. A truly comfortable and stress-free stay. We would definitely stay here again and highly recommend this place!

The property was in a great location. very Central for shops and takeaways
Also really easy to get into London via the A3 The Property was beautifully clean and well maintained. The only drawback was the on street parking that was an issue on occasions but apart from that we had a wonderful stay

Unfortunately, I have to add my name to the long list of people who appear not to have had a good experience with this company. We booked a "luxury" 3 bedroom apartment in Covent Garden for 2 nights in early January. We were supposed to be met by a representative of the agency on arrival, but ten minutes before the scheduled time, he texted to say he had to attend an emergency and instead he left the keys in a hidden location. When we found the flat, it appeared to be in an ex- local authority block with an entrance through a lane off the road which didn't feel wholly safe. When we got into the apartment, it was superficially well presented, but there were lots of issues including street noise, tv and wifi not working and blocked pipes in the bathrooms. We spent one and a half days in London so took a pragmatic approach about these issues (the location of the flat was ideal for what we wanted to do and we hardly spent any time in the flat itself). The toilet became totally blocked on the morning of our departure and we reported this to the host before we left and thought nothing more of it for a few days. We even got an email from the host during that period asking us to leave a five star review, because apparently anything below five stars would imply there was a serious issue with the service. Unfortunately three or four days later we were then presented with a plumber's bill for the blockage which we reported (£288) in addition to the £1124 we had paid in advance for the accommodation.
Apparently, the letting agency took the view that we had spent our one and a half days in London feeding junk into the pipes to cause a four inch blockage (spoiler alert, we didn't but we were the unlucky recipients of the effects of the blocked pipes).
The moral of this story from my perspective is that this letting agency manages a lot of properties and is only interested in the level of dividend it can pay its founders each year. If you do rent a property from this agency, then you must insist on a tour of the property with the representative at the start before the keys are handed over and you must report any issue immediately, otherwise you will be left to foot any additional bills "damage" (aka lack of maintenance) that you are unlucky enough to encounter during your stay.
Other than the issues with the property and the agent, we had a lovely few days in London (my favourite city in the world!)
Follow on note:
The awaited reply from the host has now been posted and unfortunately it is as predictably awful as I would have expected. The only items we put down the toilet were those which a toilet is built to cater for!
We did indeed put a positive review on AirBnb because you emailed me to ask me to post one. And I posted the positive review after having reported the fault with the toilet, which was clearly down to some much bigger maintenance problem. I can share the email correspondence here if that would be helpful?…
These bit of your response are particularly interesting:
“It was only after the owner found both toilets blocked after the stay that a claim was raised by the owner to cover the cost of repair”. We reported the blockage to you before we left the flat and before you asked us to provide a five star review on Airbnb. Your response implies that you didn’t pass that information on to the owner and left them to resolve the issue. That seems to me to be incredibly bad management.
Here is the text of the WhatsApp message sent while we were still in the accommodation:
“Hi Sophia-….. Just to let you know we encountered a few issues with the toilets. The toilet in the main bathroom does not seem to flush very well and the toilet in the en suite bathroom is blocked….”
“The cleaner reported that the toilet system was working fine for both toilets without issue before your stay, supporting the plumber's report that the cause of the blockage occurred during your stay”
I asked to see the plumber report as to what was in the pipes, but you failed to supply this. Was there one? You provided a plumber invoice which was addressed to the flat owner and not Helloguest. The wording in the invoice did not say that the blockage was caused by us because that would have been impossible for them to say. The fact is that you have lazily blamed us because that was the easy option rather than taking responsibility for providing a flat for rent with a poorly maintained basic function. And if the cleaners had really checked the flat then why was there open food left in the flat, which we encountered in the kitchen on our arrival?. Surely that should have been removed by the cleaner? Hmm…
Anyway, let’s move on. Good luck with your business, but I am reporting these issues in good faith so that others are aware of the issues we encountered with your agency. I am sure others have had a much more satisfactory experience.

Massive shame for me to write this review, Lovely well equipped clean and tidy property but upon arriving for a 6-night stay having arrived in the dark, the next morning I looked out from the kitchen window to see every recycle bin was overflowing with rotting household waste and broken glass over the patio area with a hole eaten in the top lid of the household waste bin with a soiled nappy hanging out disgusting. I phoned, emailed and messaged Helloguest no response also I booked through Booking.com and copied them in to their credit they tried also to resolve this serious health hazard to no avail. I've left the property and returned home nearly 3 weeks ago and Helloguest have not even had the courtesy to make contact. Be aware if you have a property issue like mine you won't get any help at all.
IN REPLY to Helloguest's response over a month later.
1. After reporting this issue by 3 different methods the ONE and only contact from yourselves was a 'copy and paste' of how to put the bins out(completely inadequate) you have never contacted by after that email, which resulted in my booking agent getting involved trying to assist me but they told me you refused to be of any assistance whatsoever, so this leads me to believe you attempting to enlist a private company to is just completely false and untrue.
2. The amount of rotting household waste I was greeted with means this problem was on-site many many weeks before Christmas and why was this not highlighted by your own cleaning/maintenance team before my visit?
3. Lastly, I would suggest that find an alternative pest control contractor for future issues as I have a number of pictures taken during my visit clearly showing evidence of RATS chewing holes in the bottom of the garden fencing and biting holes in the household waste bin to access the abandoned rotting rubbish, so looks like yet another lie on your part. Disgraceful behaviour every business has things go wrong at times but a proper organisation puts it's hands up, apologizes and puts things right. NOT YOU IT SEEMS.

We really enjoyed our stay at Veronica’s hut. It was exactly as described and had everything we needed. It was cosy and really nicely decorated, the small touches made our stay feel lovely and personal. The check-in process was super easy as we had great instructions from Veronica beforehand.

I stayed for an extended period at Hello Guest House in December 2025 and it was brilliant. It’s my first time staying in a guest house or anywhere else hotels etc.. as usually I stayed at my parents property. I was rather sceptical as didn’t know it would pan out. I was pleasantly surprised.
The room was very clean; every two days change in bed linen and thorough clean, breakfast though limited in choices, wasn’t too big issue! We were served homemade choices and papaya marmalade

We were served homemade choices and papaya marmalade which was simply delicious. The staffs, most of them were great and Kajol the Manager was an amazing lady, very approachable and friendly.
The owners were very accommodating and friendly too.
Location was great, easy access to buses, metro and taxis. Shops and markets within walking distances.
I would highly recommend Hello Guest House, safe, clean and great access to public transport to everywhere and importantly the lovely staffs and owners.
Many thanks for making my stay pleasant and lovely experience all.

We thoroughly enjoyed our stay at Veronica’s property, it was cosy and clean and felt like home from home. She was very good with communication, friendly and helpful. The location was fantastic with great connections to London via public transport or road. The local high street was a short 5 minute walk and had plenty for our family with a park, pubs, restaurants and shops. We hope to return soon.

Just home from a wonderful couple of nights over New Year at The Garden House, a beautiful cottage on the outskirts of York. The property was very clean and had everything we could need and is in a lovely little village. It was exactly what we were looking for and we’ll definitely be back.
Highly recommend the Garden Cottage in Low Catton, we had a very relaxing stay. The cottage was well equipped, with a beautiful lounge and open plan kitchen area. The garden was lovely and secure for our dog, which was much appreciated. Importantly for us, the cottage was private and there were multiple great walks on the doorstep. The local pub was great and had a good selection of food. We would definitely visit again :)
We had a great stay in London near Tower Bridge. The contact was fast and friendly, everthing went well.
