Hat and Home were the best Estate Agents we have dealt with in our quest to find a house. We dealt with Libby on both our viewings and email correspondence as well as Jack. Both of them are extremely communicative and clear with information and acted prudently when called upon. Libby was extremely helpful when it came to getting a 1st viewing on the property we purchased and gave us all the info we needed to make a decision. I would strongly recommend them to anyone who is looking to sell as well as buy as they really to everything they can to provide top quality service. Post purchase they are keeping us up to date on latest progress. They also recommend good brokers and surveyors to use as well.

A very disappointing and frustrating experience with Hat and Home in Wokingham.

I recently purchased a property though Hat and home in Wokingham and had a very disappointing and frustrating experience.
From the start, I feel customer care and communication required much improvement. This started from the very beginning with having to chase up Hat and home to view the property. It then followed on throughout the sale process with having to chase the offer made and again often having to chase up answers to queries or questions- messages were not responded to and calls/ voicemails were not returned.

In addition, the sales progression could have been much better. When making the initial offer we made it really clear that we had very tight timescales and that if these were not met then we would not be able to complete the sale and the rest of the chain would also fall through. Due to this, I had expected that Hat and home would give careful attention to the sale and its progress. So, I was surprised that after the day of exchange, the sales processor emailed us to ask if we had managed to exchange. According to Hat and home, it was the sales progressors day off when we exchanged. However, given the crucial timing and importance we had stressed from the very beginning, I would expect that someone would at least be overseeing or checking in on the sale at such a vital time. The managing director argued it was because our solicitor had not informed them that we had exchanged. To my knowledge, it is not our solicitor’s responsibility to do so.

Furthermore, I feel that there was a lack of diligence when putting our offer forward as conditions of our offer were not communicated diligently with the sellers, contributing in us being disappointed and frustrated on completion. Hat and Home have admitted that the sellers have said that some of the information was not communicated to them.

Finally, Hat and home also shared personal contact information, including phone number with the sellers without our permission. When I raised this as a concern with the managing director, I was taken aback by his rude and dismissive attitude. He argued that my concerns were not valid and his manner became very unfriendly. I feel that the lack of care shown here is worrying in itself.

Overall, a very disappointing and frustrating experience buying through Hat and home, leading to more stress than was necessary. After speaking to the managing director about my concerns, I am still left feeling very unhappy with the customer service and over all outcome so feel this is a fair and justified review. Much improvement is needed!

I can't believe that I am just about to say positive things about estate agents, but I HAVE to!! We have just exchanged on both purchase and sale with Hat and Home.
Veiwings to buy with the friendly, honest, down to earth and hard working Barnaby were great. The office share a file on each property, with info they get from a 'team tour' before any viewings, which was helpful as both viewer and seller.
Barnaby also did all the viewings for our property, and was always punctual, helpful and very proactive!
Marketing of our property was efficient and effective, and shared and edited jointly.
Barnaby found us a buyer, and got our purchase offer accepted on day 8 of being on the market!! Amazing at any time, but especially in this 'difficult' market that the press are claiming!
Communications from their chain manager Lisa were regular, via a shared whattsapp group, so we knew what was happening at every step, sharing updates from everyone's agent and solicitor, which helped greatly with the stressful process of finalising exchange.
I cannot recommend them highly enough!!!

Being a tenant for over a year, we finally own a dream home. Through the excellent experience with Hat & Home, our dream home-finding mission has succeeded, thanks to them. It’s amazing that the completion was made within 3 months. We are happy and appreciated their proactive, responsive and professional support. The responses to emails and messages left a lot to be desired. The customer service also.

When you email or message a Director regarding property details and photographs you do expect a response. Only when I raised a query on the bill were my questions partially answered.

I have not used an estate agent in many years and I had hoped my experience with them would have been better.

I bought my house through the Wokingham branch in July.
Davina is very professional and pushed the chain along every step of the way.
Nothing too much trouble and always kept me informed of the progress.

I will definitely consider using Hat & Home in the future for my next move.
