Awful company
Support system is a mess you almost never get the help you want. The rent was every month drawn from my account plus an extra rent which was reserved for several days, so that I had no money for weekly essentials and food which they could not help me with. The room itself was fine but very expensive. The deposit was refunded almost 11 weeks after move-out and it is said in the contract that it will take 8 weeks, had to threaten with contacting authorities in order to get their attention and for them to process the payment. Would 100% not recommend and will never use them again, horrible company. This is also my first review as I usually don't write them becasue it haven't been necessary but this time I needed to submit one.
More than 8 weeks without my +900€ deposit
I stayed in one of their buildings in Madrid, It has been more than 8 weeks since I was forced to terminate my contract because the building where I was living was sold to another investor. Not only did they make the move difficult for us, but they also still have not returned my deposit, which was over €900. Be very careful with this company.

Avoid Habyt if you expect any flexibility or communication. I am currently an intern in Munich and needed to move out on July 15 because my work contract ends. Despite giving over two months of notice, they are strictly enforcing a July 31st date for an extra half month of rent that I cannot afford. Most frustratingly, they have ignored my repeated messages to discuss the situation. They seem completely uninterested in helping their tenants and only care about the contract fine print.
Habyt Living Leipzig – Great location, but locked meeting room and cleanliness issues hold it back
I've been living at Habyt Living Leipzig for six weeks. I'm writing the review I wish I'd had when deciding whether to move in. I'm trying to be balanced – it's easy to focus on one bad thing and give one star.
The location is excellent – Leipzig main station and the city center are a five-minute walk. The price is high for Leipzig but fair compared to colivings in Berlin or Munich. The building is new (2024), clean design, modern. Rooms come with a dishwasher, hair dryer, iron, and kitchen utensils. Laundry is free, which isn't standard elsewhere. Soundproofing is excellent.
Now the issues. The room is tiny, the price per square meter steep. Waste management is poor: the bin room has no signage, bins overflow regularly, a trash bag has sat next to the basement elevator for six weeks, and trash has been dumped outside the front door multiple times – attracting pests. The washing machines sometimes leave clothes smelling musty. In my first week, one toppled over and blocked the room; support just said to open a ticket. The two dryers need about nine hours total to dry a load. Several chip-card doors don't open automatically and must be forced by hand. The website promises cleaning every two weeks – in six weeks, my apartment was never cleaned. The common room floor is often sticky, empty bottles left on tables. The men's bathroom in the common area has neither toilet paper nor soap, meaning bacteria spread in a space that's already under-cleaned.
The biggest issue: I work from the coliving and there are no office chairs anywhere. The common room is unusable for focused work once someone cooks, watches TV, or parties – which happens regularly. Right next to it sits a perfect small meeting room with a large table and eight chairs. But it's permanently locked. Habyt confirmed by email that it was locked due to party mess and that they're working on a solution. In the meantime, you're told to request the key days in advance – not practical for daily work. We walk past an empty, ideal workspace every day that we simply can't use.
Overall I enjoy living here. Four stars once the meeting room is accessible and cleanliness improves. Five stars would require a personal on-site contact – in Southeast Asian colivings, the host feels like family, organizes events, and genuinely cares. That's entirely absent here. Happy to update this review.

What a horrible company. People moving in and out weekly it seems. absolutely horrible, also for the people living under such appartments. its a nightmare.

My experience in their Brussels property (Chaussée d’Anvers 57) was not only disappointing but genuinely unsafe.
I moved in as an international student for a professional internship, expecting a secure and professionally managed coliving environment. However, shortly after my arrival, I was exposed to a highly concerning situation involving another tenant who was consuming illegal substances inside the building and behaving in an aggressive and intimidating manner.
This individual repeatedly approached me in the hallway and even attempted to pressure me into allowing him to enter my apartment so he could climb through my balcony into his own. This was not just uncomfortable — it was deeply distressing and created a constant feeling of fear. I did not feel safe in my own home.
I reported the situation immediately to Habyt. Their response was slow, repetitive, and ultimately inadequate. Instead of taking decisive action to ensure my safety, they focused on requesting “proof” while I was dealing with an intimidating situation. They also suggested moving me to another flat within the same building, which was not a viable solution given the overall safety concerns I had been made aware of.
Due to the level of stress, anxiety, and fear this situation caused, I was left with no choice but to leave the property early to protect my well-being.
Despite this:
I returned the apartment in perfect condition, with video evidence
I handed over the keys correctly
I left due to a serious and legitimate safety concern
Habyt is now refusing to return my deposit and is attempting to charge me for an additional month that I did not stay.
Even more concerning is their complete lack of accountability. They claim they “acted appropriately”, yet fail to acknowledge that I was exposed to a dangerous situation under their responsibility and that their response did not adequately protect me in a timely manner.
This raises serious concerns about how tenant safety is handled within their properties.
This is not just about money — it is about basic standards of safety, responsibility, and professionalism.
If you are an international student or young professional considering coliving, be aware:
Your safety concerns may not be taken seriously
You may be left unprotected in critical situations
Recovering your deposit may become unnecessarily difficult, even when justified
I deeply regret choosing Habyt and would strongly advise others to carefully reconsider before trusting this company with their housing.
Avoid Habyt in Frankfurt
As an international student, my experience with Habyt in Frankfurt’s Bahnhofsviertel was absolutely terrible!!! The apartment looks nothing like the photos, and the service is extremely poor.
Many of us have serious problems getting our deposit back, and the staff is completely unhelpful. You feel totally on your own!!!
Honestly, do not waste your time or money here – find a place where management actually cares!!!

After 3 months here is my Full Review and why I did it.
1.The sales team was very active and they got me the contract every thing on time.
2. Unfortunately I could not move on the date given because the room was not cleared by the company and previous tenant was still living here.
3. They gave me temporary room for free which was best from their side but there was no door and I had to move two times and the heater was not working I slept in the cold and the ticket response was slow.
4. Regarding Legal documents they were very very professional I am sorry I searched your name everywhere on Email but could not find it.
5. I had ordered something for the apartment and the payback took time and there were fake promises but they paid that was also very good for their part.
6. The bathroom door was old and it needed repair and it took a lot of time like a month but it was finally fixed stll the same fake promise that the repair guys will come soon.
7. The dishwasher is still broken I have not raised more tickets because I know I will get fake promises and will not be fixed.
8. The intenet is very slow and while raising the issue the solutions seems to be copy paste from chatgpt. I posting this review with 250 kbps internet.

Overal not every landlord you will find in Germany who gives services like the company and I know they are trying hard but it seems like they have 3 Weakness (Giving False Hope, No plannig of thirdparty things like Repairs Wifi, and wrong answer on the support ticket and not reading previous convo on the same ticket) if they solve it they are 5 star worth company. You can relax and have a peace of mind. My personal opinion I will use this company again and again and stay with them. I hope the company gets apartment services as well and if the do I will use it.
Absolute hell
Absolute joke! Don't rent from them unless you want the worst living experience ever. I rented a room from them in the center of Madrid. I lived with 11 more people sharing one kitchen; the room has nothing to do with the pics on the website and when i entered it wasn't even cleaned from the previous tenant. I am currently renting an apartment…
I am currently renting an apartment with Habyt in Madrid for €1,400 per month due to its central location near Sol and Gran Vía. While I understand the premium for the area, the apartment was unfortunately not delivered in acceptable condition.
When I moved in, several issues were immediately noticeable, including:
• Humidity and deteriorated paint in the bedroom and bathroom
• A broken toilet seat
• A damaged kettle
• Two broken dining chairs
I reported these problems on February 26 and provided documentation and photos. Due to the lack of timely response, I had to cover certain repairs and replacements myself just to make the apartment usable.
Despite the situation, I paid the full rent of €1,400 on March 1 in good faith while waiting for a response and a fair solution.
Unfortunately, after multiple emails, I have not yet received a clear response or resolution. I have now formally requested the official complaint form and proposed a reasonable compensation for the condition in which the apartment was delivered.
I hope Habyt addresses this situation soon so we can resolve it in a fair and professional way.

I was initially a bit wary about Habyt after reading some of the reviews here, but my experience has been entirely positive. I moved into a Habyt apartment in Munich in November 2025, and since then all of my tickets and requests have been resolved promptly and efficiently.
The rent is only a bit more expensive compared to what my local friends pay, but that’s to be expected since the apartment is fully furnished. The convenience of being able to move in with just a suitcase makes it well worth it.
I’ve had a few issues (like locking myself out!), but each time the Habyt team responded to me incredibly quickly. I’ve only had positive experiences and would 100% recommend Habyt.

I would strongly advise anyone considering Habyt to look elsewhere. My experience has been defined by broken promises, poor management, and a complete lack of basic maintenance.
The staff constantly tell you they will address an issue, but they never follow through. It’s a cycle of being ignored until you give up.
My community Manager is particularly disappointing. They have an unprofessional attitude and seem more interested in making excuses than actually managing the property.
Maintenance & Hygiene: Simple problems—like a broken door—take forever to be addressed, compromising both convenience and security. Despite what they advertise, they do not clean their buildings. The communal areas are consistently neglected.
Technical Failures: The Wi-Fi is incredibly slow, making it nearly impossible to be a professional in content in this modern world.
The entire company is fundamentally unorganized. You pay a premium for a "managed" lifestyle, but you end up managing their mistakes for them. Save yourself the headache and find a company that actually values its tenants.

Customer support is a joke, when you criticize their procedures, they start blaming you and make up accusations, to not take actions on the filthy room and apartment.
I couldn’t stay in the booked room, from the date that was agreed on. I took me over 4 days to deep clean the room, and get the disgustingly stained walls and floors of the room. They claim, to open a ticket through their website, when support is needed, but every ticket I opened, was suspended by an automated message.
I booked through a third party Plattform, housing anywhere- and I thought I was safe, through there tenant protection plan. But also the third party platform, doesn’t feel responsible to act on their promises of tenant protection.
During the registration process they ask you, to register your credit card with Habyt, for them to charge the monthly rent by the authorization they ask for, before providing the contract.
Luckily my REVOLUT, banking app warned me, about Habyt trying to double charge me Rent and another identified charge to my credit card by their company. I blocked every attempt for their company to charge my credit card, I paid the monthly rent to housing anywhere, and still they tried to charge my credit card for the rent. Be aware of this method.
