We’ve had a really smooth experience with folio, from the viewing to putting in the offer everyone has been really helpful and it’s been a smooth and quick experience! Charlie in particular has been great, kept us updated as we were completing our references and has been very helpful!

We had a very disappointing experience with Folio London while trying to rent one of their apartments from abroad.

Communication was extremely difficult from the beginning. It was hard to get anyone to answer emails or phone calls, despite us making several international calls at our own expense. When we finally managed to speak to staff, the attitude was unprofessional and dismissive. At one point, we were told that “calling multiple times does not mean you will get the house,” even though we were simply trying to follow up after receiving little to no communication.

We were also told that a viewing would be arranged for the next day, but no confirmation or follow-up was ever sent. Later, during another call, we were informed that the office would not be working over the long weekend (Saturday, Sunday, and Monday). However, on Saturday, we discovered that the apartment had already been rented out.

What frustrated us most was not necessarily losing the apartment, but the lack of transparency, poor communication, and dismissive treatment throughout the process. International applicants already face additional challenges, and we expected a more professional and respectful experience from a housing agency.

Have been a been a resident at Amber Court for nine years, I would like express thanks for trying Sharon Taylor my property manager. There has been ups and downs, to be honest more downs than upz. Everything seems ok until you leave, then this organisation becomes a nightmare. It's now been over a month since I left and we're still in dispute over a proportion of my deposit, which they've just ignored, they don't respond to any queries, ignore messages when you call them, you get passed from person to person. The total experience becomes a nightmare. Glad to be rid of them, Notting Hill Genesis is not a very efficient or responsible house in association.

Charlie is a really accommodating agent who goes the extra mile to make sure that I am able to move into the apartment within 3 days. He ensures that the entire process is seamless and efficient, which makes it a really positive experience for me. Thank you Charlie once again!

I’ve had a consistently great experience with Catherine as my property manager. Most recently, she arranged for the mould in my flat to be dealt with quickly and efficiently, and also sorted out a broken basin tap that needed replacing. Everything was handled without any issues or delays, which made the whole process stress-free.

Catherine has always been incredibly helpful, responsive, and reliable whenever I’ve needed assistance. It’s clear she genuinely cares about making sure things are taken care of properly. I really appreciate the effort she puts in and feel well looked after as a tenant.

I have been with Folio for a few years now and of all the property Managers, Ms Cindy Anderson is leaps and bounds the best property manager ever! She has moved onto another unit in Folio and not managing my flat directly, but even now whenever I have reached out for her help, she, as usual, goes out of her way to address the issue quickly and holistically. Her willingness and proactive stance to take responsibility and resolve the issue is so so appreciated. Fervently hope she stays as long as I am renting this apartment - Folio is indeed fortunate to have her.

I've been renting with Folio for 2.5 years now and Agata has been the best property manager ever. She's super prompt, SO kind and thoughtful (even the concierge staff have such good things to say about her), and very on it. Having had some difficult experiences with agencies in the past, I have to say it makes such a difference when you meet someone who is so professional and considerate.

We have had a great experience with folio supported by Agata - when we moved and took up a new tenancy with a different agent we were expecting the same experience unfortunately this was not to be the case . I had a good experience working with Charlie Morton while securing my flat. He was helpful the whole way through, took the time to explain everything, and made the process comfortable.

Also, big shout-out to Folio; their online checks were quick and really convenient. Everything was done within 24–48 hours, and the whole system felt very smooth and intuitive. All the information was shared upfront, which made things a lot simpler.

Overall, a really positive experience from start to finish!
