I booked from the website to view 2 properties, selected time and date, then they call me and changes time. very unprofessional. Also before viewing, the cost of property was increased by £10,000 from actual advertised cost
Disappointing
I have called them three times trying to arrange viewing for a property which we liked in Walton on Thames. Every time I was told the property agent is John S and he is going to call me back and let me know when we can see property. Never received any call nor respond to the online request I sent.
Manipulative Marketing That Wastes Renters’ Time
The promote false advertising for rentals. They advertise flats for less than they are willing to accept and only let you know once you’ve enquired. Below is an excerpt from one of their agent’s email to me about a flat viewing:
How We Work
You may have noticed in the advert that we are marketing at 'offers in excess of £1600.' We understand that all properties are worth a market value and so we determine a £200-£400 range. For this property we feel that it is worth between £1700-£1900. So, we have set a guide price of 'offers in excess of £1600.'
We work this way as we simply cannot say exactly what the property is worth! Ultimately the property is worth whatever you, the people, say it is worth. You are in the marketplace, looking at other options similar to this one and know what you are willing to pay.
We think this is the most transparent way to operate. It also allows us to work more efficiently and can afford to charge our landlords significantly less than other agents, in turn landlords can then be more flexible on rent and focus on the people, not just the money.

They use manipulating tactics to inflate prices and create unnecessary bidding wars. Do not use them.

Unable to even get communication back from Exp to arrange a viewing on a house. They're also currently hand delivering mail to me interested in the property I'm selling. No way will I let them sell my house if they don't communicate with potential buyers!

My wife had the displeasure of talking to Martin Paston today. incredibly rude man. first she had to call 4 times and leave 4 messages before he got back to her regarding arranging a viewing for a house. On Monday my wife asked for a viewing for Friday, Martin messaged her on Thursday at 12 to confirm Friday viewing for 1400. My work schedule had changed and I was now working Friday, My wife called him on Thursday at 1404 and left voice messages asking to cancel the viewing as I was working. Martin called my wife on Friday at 1358 and said are you coming for viewing and my wife said no, as I told you yesterday we cannot come, Martin said "so you don't know when you husband is working?" "You don't know his days off?" my wife said we asked for a viewing on Monday, we did not hear anything from you until Thursday and I called you on Thursday, but you never answer your phone. Martin's behavior is very rude. I do not welcome his patronizing tone. I will knock on the house for sale my self and tell the vendors about our experience. I do not recommend EXP at all if this is the level of service.

Tried to get a viewing of a property in Poole as a cash buyer all lined up for a viewing and then 50 minutes before the viewing they emailed to cancel stating that they had already had multiple viewings and offers, they do not even have the courtesy to phone you i only checked my emails on the off chance, not impressed at all with EXP UK seems to me they are just a another two bit and unless your face fits they are not interested.
Awful phone lines
Awful phone lines, no matter who's phoned i used the line was always cutting out and awful, first call it cut out for like 2 seconds so she just put phone down, took me 3 attempts to actually speak to someone.
Wanted to arrange a viewing on a house we seen through rightmove, never got a call back. Chased them for a week and again nobody phoned back. Do they actually want to you know.....sell houses? i think clients deserve to know that their paying for horrible phone lines and anyone interested in the property is being blanked.
Worse estate agent i have ever dealt with. Decided to just forget about the house, shame as we liked it and would have probably bought it a day after it was added, have a feeling it might be on there a while..

Terrible service
Never got back to me despite leaving 2 enquiries on Zoopla and then 3 calls for them to say they will pass the info onto the particular estate agent that was dealing with the property. Even when I asked if the property was still available and they said yes despite the fact that when I drove past it had said ‘purchased’. All I would have asked for is a phone call or email to say that it is no longer available instead of just leaving us to constantly be calling. Thumbs down

Really great service from Jess Inch our agent selling a flat. This was a rental property and we live a long way from the property but Jess handled all the viewings and went above and beyond to keep us informed of progress.I went to EXP after using two more established agents who frankly gave me more of an impression that they were doing me a favour rather than happy for my business. I will us EXP again

Wish we had read the reviews before we had engaged with EXP. They were the only company that we found difficulty in trying to arrange a viewing. We did manage to get a viewing in the end. The chap that did the viewing was nice. David was very informative and answered all the questions we had. We put offers in for this particular house as it was nice although smaller than the pictures suggested. We got short responses with our offers, no guidance on counter offers just they want more money. Not the best negotiation tactics IMO. We fell like more could have been done to persuade the sellers as we think the house is over priced and the current market is very slow (I work within the sector)
On another note, we found a house that is bigger but also very similar, on the market for £17,500 less. We put an initial offer in and we were advised straight away what the seller was looking for. We went back with another offer and it was accepted. This took less than 24 hours and we got it for £17,500 less than the asking price, so in all, we have saved probably well over £30,000. This particular estate agent could teach EXP a thing or two indeed!

Attempted multiple times to book a viewing of a property via Rightmove and Exp website that I was really interested in.Agent was Emma
Ewing Carlisle Estate Agent. All requests were ignored and no reply. Property has now moved to sale STC so was obvious enough interest had already been received to take forward and not take any further on, which is understandable but to ignore all other correspondence is just incredibly poor. A different local estate agency has at least had the decency to respond telling me that in the past. Like most other reviews on here seems to be luck of the draw with the property, location, and the specific agent who is overseeing the sale as to whether or not it’s a good experience or not.
