Terrible
Tried to setup an account, technology and customer service was both very poor. back and forth 20+ emails, still unable to setup. customer service rep is not helpful. Also, they post very high PROJECTED returns, and after talking so some other investors, those are all false, previous investments NEVER achieved those project returns.
All the raving reviews from nerdwallet or financial website are paid advertisements. If you click on the list of advertisers or sponsors, you will see equitymultiple paying for those biased reviews. Trustpilot is the only place with real customer reviews.
Very unhappy with the returns on this…
Very unhappy with the returns on this platform. Some of my investments went to $0. Consider Origin Investments or DLP capital although these sites require >= 100 K investments
Tardy K-1s
Except for one k-1 that I received on April 14, 2023, none of my other K-1s have been delivered and its now May 11. I have investments on a number of other real estate platforms and have not experienced tardiness for any of the 20-25 investments held under those platforms.
This indicates to me a mismanaged company whose future investment opportunities I will shun.
Equity Multiple not able to produce my tax K-1 on time.
The tax filing deadline has come and gone and because Equity Multiple has failed to produce the necessary K-1 tax document on time for my investment with them I was forced to file a tax extension with my accountant. I have no idea if and when Equity Multiple will ever produce this tax document but in the meantime I just can not file my taxes. This is not a good way to build a business IMO. I will never invest with Equity Multiple ever again.
Editing to just 2 stars as the company has become utterly untrustworthy - AVOID!!
EDIT 4/19/23 - well, this company has dropped to just two stars in the year+ since I left my review below. Comms has dropped to just about NIL (both, outbound and by request) and they have been playing games with the fixed interest payout on the current (and LAST) deal I'm in on with EM. And, as the other review states, they are ALWAYS late with tax docs. And to put salt on the wound, they have the temerity to blame others for it. Either way, EM has lost control of deals in most aspects. And, I'm CERTAIN that EM is playing games with ACH payouts as they take FOREVER to credit. It's a 'clever' cash flow tactic, but shady af! As such, EM has now become an AVOID company as trust has degraded to zero now. AVOID EquityMultiple!
Have been doing business with EM for over 3 years now. I've been in 3 deals that all went to term (although one was extended due to COVID). I'm now invested in a couple of their ST funds, which have made all payments to date.
EM is an okay company, although deal flow has really slowed down and almost all deals now have either holds that are too long for me and/or just don't sketch out.
Areas of improvement include:
1) overall transparency...esp when deals go south. EM delays delays delays bad news and sometimes only provides it after multiple asks
2) terribly slow and ineffective tax reporting pressure on sponsors (K-1s are almost always provided last-minute or late)
3) IR can be pretty slow and ineffective often times. They need to do better.
