STAY FAR AWAY
I typically support local businesses, but I strongly advise against working with this realtor, J.E., and her agency, Emerald Coast Realty due to their unprofessional and dishonest practices.
I traveled across the country to work with J.E. after providing her with a specific list of properties I wanted to view, including one I was particularly interested in. She ignored my preferences and insisted on showing a property where her company represented both buyer and seller, clearly prioritizing her commission over my needs. I expressed my preference for traditional arrangements where the seller pays the agent’s commission, but this was disregarded.
Despite my clear instructions to focus on Greenville properties, J.E. took me to view homes in Ayden and Winterville. When I made an offer on a property her company represented, I was told another buyer had submitted a higher offer. Later, her colleague, the broker-in-charge, convinced the seller to reject my offer and raise the asking price.
J.E. lacked essential tools like DocuSign for efficient transactions, struggled with basic lockboxes, and failed to provide proof that my offers were submitted. She also reacted defensively to any suggestions, perceiving them as condescending. In an apparent bait-and-switch, she refused to represent me as a buyer unless I agreed to pay a 3% commission. Ultimately, I refused to pay a $500 fee to terminate our contract, as the entire experience was a frustrating waste of time and resources.
I filed a formal complaint with the North Carolina Real Estate Commission. Fortunately, I found another realtor who, on our first day working together, showed me six properties, leading to a successful contract that same day.
