Disgusting company

I’ve been a tenant in a building managed by Clear BM for many years and they are a horrible and terrible company. When you raise concerns to them, they go left unanswered and ignored, they do not care about tenants at all and are a very unprofessional company. Since 2023 the lift was out of service for 16 months straight and since then breaks down weekly. I’ve raised reports about other issues and they all go ignored. I truly hate this company and they do not speak to you and dismiss you completely. If you need anything done you have to go through the landlord - even when it has nothing to do with them. Communal areas are managed poorly despite being charged service charges, they turn off your water on a whim, despite ample onsite parking they don’t let residents park, fire alarms constantly going off and water supply constantly stops working. I could go on.

Absolutely avoid any property that is managed by this company at all costs. Bunch of cowboys!

Shame you can’t give zero stars.
Awful communication, don’t care whatsoever for those they are working with. Force unreasonable payments, and when you can’t afford to pay, rather than listen to any efforts to try and pay, they just force it through legal action. Charged me an extra £5,000 when I was already in a position unable to pay. Send extortionate communication to an address they know I’m not at and then blame me for not responding. When they could have just sent an email. Do not trust. Awful in every way. Have left me in an absolute mess.

Nonstop lies

Nonstop lies, been complaining about the same anti social behaviour for 5 years and they ignore or respond as if you don’t like you can move out.

We would never suggest "moving out" as a solution to ASB.

I have reached out to you using Trustpilot as your profile does not give enough information to identify whether you are a resident in a block we manage.

Anti Social Behaviour IS a complicated issue and comes in many forms, we as a managing agent only have the remedies available to us under the lease.

For that reason we always suggest that a record is kept and complaints made to the Local Authority as they have powers to act far more swiftly than attempting any breach of lease could offer.

We co-operate fully with Local Authorities and affected residents and will always keep evidence to support eventual action , initially by the Local Authority but potentially for breach of lease also.

If you can please let us have more information and the details of the complaints you have made to the local authority about this issue we will always try and assist.

Not trustworthy at all

Not trustworthy at all. Takes money and does not provide promised works and money disappears.
If I could I would never choose them as management company.

1 Star because haven’t zero star! The company promised since 3 years that fixed a roof! Every year I can’t use one of bedroom! Unbelievable! They spent lot of money that do it patch on the roof.

As you are aware the damage to the building was caused by a fire (in June not 3 years ago), and the Insurer is responsible for reinstatement.

ALL LIES!

Clear building are the worst, my mother has been having issues constantly with this company. she's raised up issues to these lot, only for the message not to be passed on to the relavent person. when we finally get through their reponse is, 'nobody has mentioned this to me'. i have since got involved and their complaint process is non existence.
when you speak to the manager, he gives an overview of how him and his partner opened up the company- in short they stated, they wanted to be a productive company to help people. ALL A LIE. they just want the money. ripping people off for random charges. increasing bills where not needed. if your helping people why not use the funds within the accounts to do whats right instead of over charging. i have evidence of this if needed. they are bullies and use threatening behavior, take nothing to heart of what they say.
if you have issue, good luck. Mines has been running for a few months now- each time still saying they will review the calls when infact they dont have a way to do this. they ignore emails... ah my list can go on and on.

Untrustworthy company

Untrustworthy company, not good with your money, beware and stay away. Zero professionalism, went against government guidance as don't know what they are doing, got an EWS1 for building under 18 meters and charged thousands to leaseholder for the test. Now we are stuck in a tough spot while they profit

Sikander, as you KNOW from the numerous conversations, meetings and even the event where the Leaseholders Charity LKP joined in, this building has specific structural issues which necessitated the Fire Inspection. This is not just about an EWS1 and its by following the guidance that this situation has arisen NOT going against it. This as has been explained is a case of shooting the messenger, we haven't set the rules and we certainly aren't profiting in fact far from it! We are incredibly sensitive to the impact on leaseholders and doing everything we can to help. Your anger and frustration is understandable but is mis-directed, we will continue to work with all leaseholders at your development to push Government for a fair outcome on this situation.

We are disappointed to receive this review, as we have explained on numerous occasions and discussed one to one during the recent virtual meeting, the issue in your block is to do with Fire Safety and lack of Govt Support, as you attended the 3rd residents meeting last week we would have hoped that following support from the Independent leaseholders charity you might have re-considered your view. We do not have a choice whether the building is insured or not but we do NOT earn commission from Insurers and only work for resident led management structures. We understand and in many ways share your frustration for the lack of support leaseholders are receiving from Govt in relation to these issues, but to describe us as "charlatans, cowboys and bent" is deeply offensive and factually incorrect. Nothing could be further from the truth.

Buildings Insurance Charge

After taking over, the first advice Clear Building Management gave us was that the previous agent (Ground Solutions) had under insured our block. We accepted this in good faith and unfortunately without question.
Two years on, we found that we could easily get the same insurance for around £550 instead of the £1250 we were paying to Clear Building Management. Check what you will be paying before you engage them.
They also do not seek several quotes for work meaning that we paid over the top for quite routine repairs.

Dear John,
As you are aware, the Insurance valuation was undertaken independently and at arms length by RICS Surveyors to ensure that the rebuild cost of the property was correctly Insured. It was this survey that identified the shortfall in cover and the need for the sum insured to be increased.
Additionally it was identified that the floor type had been incorrectly disclosed by your previous agent, resulting in the risk profile changing as far as Insurers were concerned.
We of course have no sight of whatever cover you have now arranged but as we are regulated by RICS, full members of ARMA and are registered with the Financial Conduct Authority in order to arrange Insurance cover on behalf of our clients I will repeat what you already know which is that all policies go to market each year we use Independent specialist brokers who understand the specific needs of RTM Insurance and comparable quotations ate obtained based on correct factual risk profiles. We do not earn commission from Insurers but we do need to ensure the policy is correctly written and would provide cover in the event of a major incident.

It id untrue to say we do not obtain "several quotes" for work, no questions were ever raised about specific jobs, and all expenditure by law must be "reasonable". We as a matter of course obtain comparison quotes however there needs to be some proportionality here, you are not going to have a queue of contractors waiting to fit a £50 key-safe so a "no-quote" still means comparisons were attempted. All quotes are evidenced and we would be very happy to discuss any specific issues or concerns with you if you can give more detail but as said, please consider the proportionality of the works requested and the need as an RMC to only use suppliers with the correct Insurances, references etc.
