NON-COMPLIANCE COMPLIANCE FAILURE, DATA BREACH ILLEGAL EVICTION MISREPRESENTATION LIES COERCION TREPASS MISHANDLING GOODS, very sneaky company can anyone find a true good review on this high handed non compliant Housing provider. Everything illegal done behind closed doors in disputes in the hope the everyday "person" or "resident" won't request their data in full not me! They thought they would EXHAUST ME?!? NEVER.
Not so honest and greedy.
Here is my honest feedback about this organisation:
Have been a shared ownership customer for nearly two years. At first, during a buying process they have assured me that I will be able to use my own electricity supplier on my allocated electric vehicle charger (7kW charger) which later I have found to be incorrect as by living in the apartment, all residents has no other choice but to use bpha chosen electricity supplier at bpha’s tariff. Have they lied to make the apartment to be more attractive or the sales team has no clue what they are selling…?
After using it for nearly two years, they increased their EV charging tariff rates twice and recently they have removed electricity night rate, which was already high (£0,27 per kWh) to a 24 hour flat rate at £0.37 per kWh, and they have done it without a warning or any kind of notice or consultation! While public Ultra fast (250kW) charging in town costs £0,41 per kWh during day time and only £0,21 per kWh for the night rate! (Tesla chargers prices). A total rip off as residential private night charging rates currently in the same area are £0.07 per kWh!!!
This is their response to my complaint about EV charging:
“We review our EV charging tariffs annually each April.
bpha has taken the decision to operate a single 24-hour EV charging tariff across our sites. This approach allows us to manage all EV chargers consistently as not all chargers within our stock technically support separate day and night rates. This is intended to be the fairest and most straight forward way to ensure well-maintained services for all residents, whilst keeping pricing transparent and consistent.
The tariff has been calculated based on our cost of supplying electricity, VAT applied in line with rules for EV charging, and an allowance to cover the ongoing operation, maintenance, and management of the EV charging services. Our current electricity contract rates are locked in until March 2027, and we will aim to review our EV charging tariffs again in line with new rates in April 2027.
I appreciate that this may not be the response that you are seeking but assure you that we strive to implement the most cost effective tariff for our residents.”
First:
easier for them to manage all the chargers by setting flat rate? Maybe easier to make a higher profit as no EV charging supplier has that high electricity tariffs during the night?!
Second:
Not all EV chargers technically support separate day and night rates? That’s a nonsense as day and night rates are not controlled by a chargers but electricity suppliers set rate! Electricity rate has nothing to do what kind of charger it is. It can be no charger at all just a 3 pin outlet socket and you would still be able to get variable charging rates!
Nice try, bpha, by fouling your own customers!
Third:
Keeping prices transparant and consistent? Customers need cheaper possible charging rates at their own home, especially when customers can not charge their EV,s with their own selected energy supplier!
Fourth:
Set price higher for operation, maintaining, managing chargers? Chargers are supplied from PodPoint and they are managing and maintaining their chargers. In order to use them, customers have to use PodPoint app and pay to PodPoint directly for all the charging, but bpha sets the prices and gets the money! For me, it looks like a money laundering scheme or maybe tax avoidance??? Who knows…
And the last, not related to EV charging:
They keep increasing rental prices dramatically and inadequately. It would be understandable, but why to increase rental prices when the value of the shared ownership property has not increased at all? The rental prices are set by the percentage of the remaining shares value which are owned by bpha.
Tot fair and badly organised organisation who are ripping off their clients at all possible ways!
Bpha Housing officer Becky has no backbone

After 6 years, ive never had a good response from the housing officer becky thats there. She needs to go ASAP, it is lazy people like her thats the reason we have all the problems and no solutions. Every complaint ive made has been thrown back in my face. No more. This is how you turn nice guys into villains.
Terrible customer service - crap company and shouldn't exist
Terrible customer service, no communication, complete lack of empathy or care. Use a god awful management company called Broadoak. Our building has been open and exposed in multiple locations including the garage with no work being done to fix it, or even a care. Prices go up every year, but nothing to show for the cost. 4 visitor spaces offered upon purchasing the property after it's completion, only for 3 of those spaces to be sold to a PT company under our building, and no notification given to residents or rights to reject. They send someone at night to paint over the V spaces and lock it off with locked bollards. Honestly the most awful company I have had the displeasure to deal with. Will never ever ever get a property managed by BPHA ever again.
Leaking skylight for 6 years
I moved into a brand new shared ownership flat in 2019. Ever since I moved in the skylight at the top of the stairs has leaked whenever it rains. The builders carried out a repair, but this did not work. This leak has caused paint to bubble and flake off and mould running down the walls. BPHA have repeatedly sent out the wrong tradesmen to attempt to resolve this. When will this be repaired and redecorated?

I have suffered as a tenant of BPHA since 2017. Their list of failings as a landlord is too long to cover in this review so I shall pick the highlights… perhaps that should be lowlights!
Handing over a property in disgusting condition including semen on the walls and floors soaked in dogs urine.
Handing over a property with broken switches and window catches.
Giving personal information about neighbours to me and giving my personal information to neighbours… leading to discrimination and physical assault, harassment and mental abuse.
Refusing to investigate breaches in Data Protection.
Non-maintenance of emergency escape routes.
Refusing to repair garden fences they installed and are liable for.
Ignoring requests to communicate through a Registered Carer.
Charging a maintenance fee for communal areas that don’t exist… there is a block of flats, nowhere close, on the same street that we have no access to so BPHA said “you are on the same street, you pay the charge”
Giving written confirmation of when properties will be refurbished and then changing the date and scope of works.
Planning to replace expensive and inefficient storage heaters with new, expensive and inefficient storage heaters even though there are Government grants for green alternatives.
Sadly, many of us don’t have a choice on where we are housed or who the landlord is. We don’t have a voice powerful enough to be listened to. When you are trapped in this scenario, the last thing you need a landlord like BPHA, an association that actively has a negative effect on mental health. If you start with a severe mental health condition, BPHA are likely to make it much more acute; that is what is happening to me.

I have had a consistently negative experience with this housing association. The level of service provided has been unacceptable. Staff communication has been unhelpful and unprofessional, and issues that should be resolved quickly are repeatedly ignored or delayed.
Maintenance is especially poor. Problems are either left unresolved for long periods or handled in a way that shows little care for residents’ wellbeing. Despite reporting issues multiple times, I have seen little to no improvement.
Overall, the lack of responsibility, poor service, and inadequate maintenance make this housing association very difficult to deal with. I hope they take these concerns seriously and improve the way they support their residents.This housing association has provided consistently bad service. Staff are unresponsive, unhelpful, and often dismissive. Maintenance is extremely poor, with repairs taking far too long or not being done properly. My experience has been frustrating and stressful, and I would not recommend them based on the service I’ve received.

I would give this housing association 0 stars if I could. I have had issues since I moved into my property 20 months ago now. 4 area housing managers have left along with a complex case worker for my ongoing case. Non-stop ASB, was lied to prior to signing the tenancy and was told on more than one occasion there was no ASB, only to find out that the previous tenants got moved due to the ASB. I have submitted video and picture evidence of what we have endured whilst living in our property and nothing has ever been done. I now have a level 2 complaint raised with BPHA which I am awaiting a response for. Would NOT recommend. Also DO NOT move to Eagle Way in Northstowe because you'll suffer the same as what we did by one family in particular.
They don’t care about customers.
Supposed to be having a new bathroom fitted this year. However due to my disabilities I need the bath that is in place now kept. A simple request. However after over two months of trying to get the person. at bpha in charge of this upgrade to speak to me about this issue. Including making complaints. I have got nowhere. Bpha as a company do not care about their customers. They have not since we became one 15 years ago. I could write a book on the bad experiences we have had with this company. Some endangering my family. This company will not change because it doesn’t want to. Date of this experience 25th July 2025 to present.

Absolutely abhorrent service,quick to take your money for rent but incredibly reluctant to do any repairs. They either aren’t done properly and have to come out AGAIN MULTIPLE TIMES TO RECTIFY THEIR OWN ERROR, one time an engineer came for a repair he had messed up before and wondered “who done that”. They seem to turn up whenever they want too and have even come for repairs that don’t even need doing or haven’t come with the requisite equipment to do the job. I’m not surprised they have the terrible reputation they do and I’m promptly involving the housing ombudsman to claim compensation and for any repairs to be properly done. I hope this review makes other unfortunate bpha tenants come forward and share their own disgust with the service given. If I could give 0 stars I would. Truly unacceptable and they shouldn’t even be operating as a housing association more like a bandit association as they are COWBOYS.
Avoid BPHA
I moved into social housing as I have a long term condition and was offered a new build flat in Central Cambridge in the CB1 estate. It has been the worst experience of my life. Mould, mice infestations and disgusting smelly bins. We have had to go to the press to force BPHA to carry out basic cleaning and repairs. Sewage floods, leaks and anti social behaviour has caused my illness to worsen. Stay away from these properties.
Shoddy
Slow repairs, terrible food and don't get me started on Theresa or the way they bullied my elderly, dementia-suffering mother to the point we had to move her elsewhere.
I hope I never have to deal with them again. But if they want the video I have of their neglect to go public......
I am coming to the end of the exchange…
I am coming to the end of the exchange process and communication and response time are diabolical and then take for ever to do anything or push forward. This has been the most stressful exchange process I have ever had due constantly emailing them and constantly calling leaving messages as no direct number to department/ people dealing with it. The other housing association are ready and have been for weeks.

I had great help. support and communication from the inhouse department teams, void, Letting etc. At bpha when I did a management move last October. I was downsizing after many years with bpha and can only say on my part they were extremely helpful. So after all the negative reviews I would like to say thank you.

This is the worst housing association known to man kind. I don't understand why we have housing officers as they're useless and don't support you in any way shape or form. I've had issues with my house for almost 5 years and yet I'm struggling with getting things done. I would never recommend to anyone. The customer service staff- lets no even go there -All liars!
BPHA Shared ownership the good and bad!
I started a purchase of a shared ownership property through BPHA or Domova homes back in May i think?
Firstly beware the process takes ages and do not use Metro for the assessments!! The first sales handler unknown to me at the time was new and this resulted in lots of mistakes which then had to be re-done when the second handler Kayleigh took over who i will give praise to as she and her manager Caroline did a very good job so thank you!
I have to say the house is lovely and i am very happy there although i wish the past owners had not left so many holes in the walls and had not bodged things! anyway! there have been a couple of issues with the property one of which is a blown window pain which i was told that by the previous owner he was trying to get repaired by BPHA before the sale, i also chased this. Now is have moved BPHA deny all responsibility for the repair and shall not be doing so! i have escalated this to the complaints team and have basically been told a pack of lies and fed incorrect information! I have now raised a complaint against the complaint handler! So! to conclude buying a shared ownership from BPHA if you get a good sales handler it can go smoothly if you dont be prepared for a lot of pain! The house is lovely so i am happy with that! After sales! what after sales!!! you are on your own!

I once made a complaint to BPHA and then the housing officer sent a letter of eviction!! Absolutely dreadful, and the apps need updated take forever to load.
Cant access bpha portal anymore, it would be good if we can see our account balance under one app!!!!
Roof leak
Roof been leaking 6 months was told 24-48hours that’s everyone I ring no 1 comes, I ring today lady says oh contractor not been well they can do January… like seriously wtaf!!! now since I reported it , with the shocking flooding we have all seen and the rain so far now my wall is constantly wet mould started to grow , BPHA say if I ventilated the room I won’t have mould well bpha Bedford I have ventilation the sodding rain & snow been coming through, and I’m not allowed to fix myself as it a breach of the tenancy agreement, it’s a constant struggle with this landlord. I’ve paid rent every month but from now not getting a penny F U BPHA BEDFORD
