Lived in a Belvoir owned property in Leamington in my second year of university (Station House), it has since change property managers I believe. They have unrealistic expectations of tenants in terms of cleanliness - essentially forcing you to book cleaners from one of their trusted vendors for an extortionate fee for "professional-level cleaning", although they still managed to charge us £200 for non-existent mattress markings (I'd say wear and tear but to each their own.)

On one occasion one of their dodgy locks left one of my flatmates locked in their room. I called the locksmith on the Belvoir website and they came to fix the lock. I later received a call letting me know that I would be charged hundreds of pounds because I called the wrong locksmiths (as it turns out the student accommodations have a different number - since my incident they have made the wording clearer on the website), and despite my arguing they did not waive this fee.

If you are a student, DO NOT trust Belvoir.

This letting agency is a nightmare, currently renting with them, a property in Wolverhampton. Three weeks of moving we discovered leaks, mould formation and I have been sending mails and calling, the response is always its not their responsibility to fix things as they have reported to landlord. Zero professionalism, it seems they connived with the landlord to take advantage of us.

They just don’t care about tenants. Keep putting up rent price when property has damp and mould with other structural issues. They take away a person’s sense of home, rude on the phone and in emails. If I could give a minus score, I would.

They have left a friend in a house with mould, insect infestations, leaking water coming from taps and the toilet and no fire alarm system.

They have been forced to sleep on the sofa and have received no action from Belvoir to solve these issues.

Wolverhampton office. Heidi and Tammy are assets to this company! Their integrity is refreshing. Excellent communication, nothing is too much trouble… and I was trouble! All the staff were amazing but in particular these two.

Thank you so much Tracey. I saw a property on Rightmove that looked decent and within 45 minutes of calling I was doing a viewing of the flat in Kirkcaldy. Within an hour I’d made an offer and within 2 hours offer accepted!

Tracey showed me round the flat, talked me through the features and won me over with her enthusiasm, knowledge and professionalism.

I have seen and bought numerous BTL properties and some agents have an inability to show they care. Tracey however is super-efficient and after 5 minutes I felt I understood the flat and I knew I wanted to buy it on behalf of my brother. Part of the buying process is buying from people that make you feel valued. Well done to Tracey and the Belvoir team… it was a pleasure from start to finish.

My experience with Belvoir Swansea 2024-2025 has been deeply disappointing and unprofessional from start to finish. Engaging with them for a mortgage-related property purchase turned out to be a serious mistake. The entire process was opaque, lacking transparency and integrity, and I was misled into unsuitable properties purely for the sake of their commission.
When these issues came to light, there was neither an apology nor any sign of accountability from their team. The salesperson’s attitude throughout was dismissive, defensive, and utterly devoid of professionalism or courtesy. Even after being made aware of their failings, they have shown no initiative to rectify matters or adopt more ethical practices.
Unfortunately, it is no surprise that their public rating reflects such poor standards. Based on my experience, I would strongly advise others to approach Belvoir Swansea with extreme caution — or better still, to avoid them altogether

With only few exceptions Belvoir Andover is a mistake. Bullying and harrasment, unauthorised and with no prior notice entering the property both by agents and not reacting when property owners do this, operating 100% in favour of the property owner, lack of active management of the property what leads to property owners doing what they want only because the scope is out of contract with Belvoir. Generally horrible. Lily, I feel sorry for you that you work there.

Terrible since day one , after i was released from this awful company , after new landlords took over the property , and Belvoir said me and all the other renters had moved out and all utilities have been canceled as we have moved out !!! Which we had not , and if you want something fixed , forget it , you will wait a long time , use someone else , they are useless .

Belvoir lettings Aberdeen have been managing my apartment for the last 15 years and have been fantastic .Ann one of the staff goes out of her way to make sure all legislation is in order and tenants are well looked after - I highly recommend this agency - you can sleep well at night when they are in charge ,

The staff were helpful whilst my father was a tenant.

Totally unserious people. No one showed up on the agreed date to show the house, and after contacting us by phone, they told us the house had already been rented the day before. If you want to save yourself the hassle, avoid them.

The worst agency ive ever dealt with. Dehumanising. Not really treating people like humans. No communication when it comes to rental.
Really disappointing

Belvoir PRESCOT L34. Totally unprofessional team, we did all the running around. Left us hanging around for weeks with a promise the property was sold, we trusted them and removed the other estate agent. In the end even the buyer got fed up with them. No sale, no apology, absolutely nothing after all those months! They are so unprofessional it’s unbelievable, please don’t waste your time, go somewhere else! It will just end up costing you time and money, there SO Disappointing!!!

Called this company as they manage my neighbours property. Horrendous experience, for a company who is being paid to manage a property which we have contacted on numerous occasions to advise what is going on inside. Dread to think the state of this place. Advised they check the property 3 times a year, tenant has been in now nearly 6 months, no one has been. Advised last week window is hanging off due to a break in. Still no one has been out.

Was interested in a house they had to rent, i am retired and my son works fulltime, we could easily afford the monthly rent and had excellent references from our landlord and Experian, my guarantor was my mother who is elderly and a homeowner and they said they were not putting us forward as ineligible even though we have the funds and references, this has left us most annoyed with this company!

A very friendly outfit. They go above and beyond. A particular shout out in this regard to Chelsea Garratt for being easy to deal with and exceptionally helpful.

I live abroad and Belvoir looked after the rental of my property for more than 10 years with minimal involvement from me. They achieved almost 100% occupancy with zero bad debts and no damage beyond normal wear&tear.
When I decided to sell they handled the sale with great efficiency finding a buyer within 3 weeks just above the target price. Completion was smooth and hassle free.
I wouldn't think of using any Agentcy other than Belvoir to manage or sell my property in Newbury and West Berkshire.

As a landlord, I believe in being honest with my tenants, as times are hard, and not over price, but when it was time to market my property, it has been difficult to say the least, I gave them a price which to market it at, they added another £10 a month, I gave them a deposit amount, they upped it £150 more. Asked them for find and reference only, and have been bullied into having to use their contract, and all the stipulations that goes with it, I feel totally demoralised and exhausted. I finally snapped, no more.
Not all Landlords are unfeeling, I care deeply about my tenants well being, and don't want them taken advantage of.

ADVERTISED PROPERTY AND DON'T HAVE EVEN A KEY . BOOK VIEWING AND WAIT FOR ONE WEEK AND AFTER ONE WEEK THEY CHOOSED SOME ONE ELSE AND DIDN'T EVEN CALED ME . NOT RECOMMEND IT AT ALL . SHOCKING SERVICE .
