Charlotte at Lincoln branch went above and beyond to sort the completion date out, Charlotte really went the extra mile and did more than my own estate agent. I am amazed by her determination and always kept me upto date with every step of the progress.
Property Viewings
We have viewed several properties via North Walsham & Aylsham branches. I can recommend Evie who showed us around two properties in North Walsham. She was polite, professional, friendly, knowledgeable and helped us to negotiate an offer which was accepted. I have only given 4 stars as we have not completed as yet, but the communication with the North Walsham team has so far been excellent. Must mention the Aylsham Branch too. They have been helpful organising viewings with excellent communication and Emerson was so helpful and professional.
William H Brown in Cowgate - negligent, indifferent and unprofessional
William H Brown in Cowgate, Peterborough has been nothing short of appalling.
I initially contacted them to put my house on the market, and a few days later, they told me they had a potential buyer looking for a property on my street. As my house was rented out to a difficult tenant, I specifically asked the team to be discreet and not discuss any details about the sale in front of the tenant. I also asked them to make the buyer aware of this sensitive situation. Unfortunately, these instructions were completely ignored. The tenant found out confidential information that they should never have been privy to, which caused significant problems.
When I called to raise my concerns, I was met with a rude and dismissive attitude from Beth, who showed no empathy and later ignored my calls altogether. It took some weeks later for a manager to respond to my complaints. Dan then appeared helpful and apologetic, he suggested that I didn’t make a formal complaint and that another manager would contact me shortly, and a gesture of good will (reduction in fee) would be applied. I never complained with this in mind - Initially, I just wanted to feel heard by someone who could empathise with how I’d been left feeling after some big mistakes had been made by the company.
I had also clearly instructed William H Brown to copy me into all communications between themselves and the tenant but this did not happen either. They arranged a viewing without notifying me, which led to the tenant cancelling and arranging their own private viewing. At this viewing, the tenant sold personal items and even some fixtures and fittings from the house to the buyer, and made promises to the buyer that wasn’t theirs to make. What’s more, I learned this from the tenant, who had informed the estate agent (Beth again), but the estate agents failed to inform me of any of this, despite being aware. William H Brown also communicated directly with the tenant about collection of the keys, which was not their responsibility and against my clear instructions. I actually drove a 3 hour journey to collect the keys myself from the tenant and was clearly inconvenienced.
The property was not managed or rented through William H Brown, so their only role should have been to arrange viewings — with my consent. Instead, they overstepped boundaries, ignored instructions, and caused unnecessary stress and complications.
When I finally spoke to a different manager 32 days later after my initial conversation with Dan, I was made to feel as though none of this mattered — their only concern was that they had “found a buyer,” as if that excused their negligence and unprofessionalism. Although I was initially told I might receive a reduced fee due to the numerous failings, I was told bluntly by Josh that my complaints did not warrant any fee reduction, good will gesture and I didn’t even receive an apology. There was no accountability from Josh that any aspect of their service was unacceptable.
To make matters worse, Josh was rude and patronising during another call, telling me that I was “not the solicitors’ priority” when I chased up an issue raised by the buyer that didn’t match the solicitors’ information. Once he realised that I was actually calling with good reason — on behalf of both the buyer and myself — his tone changed, but I never received an apology for his earlier tone and poor attitude towards me.
In the end, I paid the full fee for a service that was shockingly poor: they never photographed the house, it was never advertised in any aspect, no board went up, the estate agent arranged and delivered one viewing only in which they failed to follow clear instructions about confidentiality, they excluded me from key communications despite understanding the difficult situation with my tenants, and treated me with complete indifference once they had my signed contract - including not returning my calls or emails for 32 days.
Overall, the conduct of William H Brown in Cowgate was negligent, dismissive, and deeply unprofessional. I pride myself on being fair and moral — I have no issue paying full price for a service that is delivered properly — but in this case, I was let down at every step and suffered unnecessary stress. I would strongly caution anyone considering using this branch to think twice.
I will be making a formal complaint and I will take this up with an ombudsman as soon as I have completely recovered from this shocking experience. I have emails and messages from both William H Brown, my ex-tenant and the buyer, which validates most of what I have to complain about.

I’ve seen quite a few negative reviews about William H Brown, but personally, my experience couldn’t be more different. I’ve had a genuinely great experience with them — especially with the team in Clacton and the sales progressor Michelle Barr.
Although I’m just a few days away from completing my purchase, the whole process so far has been fantastic. The team have been open, honest, and have kept me fully informed throughout. What’s really stood out is the level of care and humanity they’ve shown during what’s been a long and drawn-out buying process (through no fault of William H Brown).
I’m totally happy with everything so far, and fingers crossed all goes through smoothly — I’ll definitely be back with another glowing review once it’s all complete!
Awful experience with a bradford…
Awful experience with a bradford branch, I think Wibsey. We applied for a house put a holding deposit down and was quite transparent about our past. They had no intention of going through with it as something I had no idea about came up on my credit rating. They then pretended to be busy every time I called. Wouldn't call back when I asked for a update. Then at the last minute said they were keeping the holding deposit and we wouldnt not be getting the house. No correspondence via emails, lies said when I rang the office. Awful inhumane experience

The business has sort of developed a 'call centre' style operation for selling houses.Its poor to say the least.I viewed a property in Doncaster and chased them at least 4 times for info on it.Many failed promises. I accept they may have had to get info from the seller but 4-5 weeks later and nothing? No holding call,no contact.Good luck if you are selling with them,opportunities will just go by the wayside,your property will sit there and with the passage of time just be reduced loosing you money and time.
Non payment!
The first month’s rent was paid to the Chelmsford branch, and we agreed on an 80% split with them. It’s now been over a month, and I’m still waiting to receive the remaining 20%! I’ve been calling every few days, only to be ignored, passed around, and told, “it’s not my fault.”
I also carried out my own viewings, so this delay in payment is completely unacceptable.
Continuous emails
As i am no longer looking for a new property i have asked W H Brown to remove me from their mailing list on several occasions but they still keep sending out emails of properties that may interest me. Be careful when signing up to these people because once on their list you will have difficulty getting off.

I was acting on behalf of my 80-year-old Mother-in law who I instructed William H Brown (Jason Dann, Senior Branch Manager based at Gidea Park Essex. To sell her 2-bedroom property in Harold Wood, to which the house was reduced and was sold. During the time of selling and moving to her new Bungalow, Jason has lied, his team, done very little and responded when they could be bothered. To say i am disappointed with their services is an understatement. I complained to their complaints department, and they also dint answer any of my questions, that i had evidence that Jason Lied and that his team didn't respond to many important e mails. I offered half of the amount that was invoiced and was given legalities that i would be liable + interest if this wasn't paid in full in 10 days. I was offered £100.00 as a will of good gesture and that this was without prejudice. Just another pack of lies. My wife lost her dad. two days before the move of her mother, into her new property and if it wasn't for all her stress, i would have taken this to the courts. I would like to state that Geogia Purr at Sheens, based in Frinton, who is also an estate agent, was selling the property that my mother-in law purchased, she was fantastic, from start to finish, her communication and her work ethic, was spot on and I wasn’t paying her a penny. So different to what I received from Jason and his team.
If you are thinking of purchasing a property from the Gildea park branch and want a poor service and a pack lies told to you, please ask for Jason.
I am appalled by their deliverance to a paying customer of £4666. 80, for next to nothing delivered.
Don't ring back or return your calls
Me and my wife have both been promised a ring back to discuss a open house, they never ring you back, we will see how it all pans out, but if not I will be listing my house with another estate agent soon.

Didn`t go with these after they priced our house very low, I assume because they wanted a sale in there Doncaster mexborough branch, fees were also much higher than some others,
after going with another estate agent the wife received a phone call from who I believe to be the manager asking for feedback , seemed quite pleasant at first untill she used the term (I don`t mean to be funny) that was it, she set of like a train dissing all of our decisions and the agent we went with, (I do`nt mean to be rude she said) also, after ranting on more, I told the wife to use the RED BUTTON on the phone but being polite she listened to her, but wish she`d not bothered taking the call afterwards to say the least.
A very disgruntled woman who sounded like she was counting on our business to keep her job.

First issue, I called to view a property listed since May and a young lady picked up and informed me that the seller has already received asking price and if I like the property I need to bid over asking price. That was a month ago, The house is still listed. Why is it not STC then???
Second issue, They will push a mortgage advisor on you and a recommended bank they work with and if you don't sign up for this then you will never get the house. They would not even pass on your offer to the seller. Terrible cowboys.

Extremely unprofessional and disorganized team. I contacted this agency regarding a property to let. Michelle initially promised to arrange a viewing but never followed up. After chasing them myself, I finally spoke with another team member who scheduled a viewing — only for it to be for a completely different property than the one advertised on their website.
To make matters worse, they insist on collecting extensive personal information through forms before even allowing a viewing, which feels unnecessary and intrusive. Overall, a frustrating and time-wasting experience. I would strongly advise others to be cautious when dealing with this company.
Lincoln branch-great service
We found a property to buy within the Lincoln area and cannot fault the team with supporting us through the process particularly Charlotte and Jay.
We are not from Lincolnshire so do not know the area and they were helpful with information, extra viewings and even met us at the house to hand over the keys on completion day. Thanks again to Charlotte and the team.
Do not recommend renting with WHBrown
I don't usually leave reviews but the horrific experience I had renting a property with William H Brown warrants letting others know how this company functions. From start to finish things were conducted haphazardly - no exit inventory was done when the tenant before me left and the inventory they did prior to me moving in was extremely inaccurate. When I moved in I found rodent faeces, mould, and general grime throughout the house. A couple of weeks after moving in, the shower was leaking badly through to the ceiling below, next to an electrical fixture. It took nearly 8 months to get them to sort it. At the end of my tenancy, the landlord made claims on the deposit for a number of inaccurate reasons, including damage left by the contractors they hired to finally do the repairs on the shower. Throughout my tenancy, getting through to the property manager with "Sequence" was difficult. I was often told they would call me back and never did. All in all they do not seem to have the best interests of tenants in mind and do a poor job of mediating with unresponsive landlords. I will not ever rent from them again and would never recommend anyone else to do so either.
10 months and still no move!!
Avoid if at all possible. Thought would be good idea buying and selling through same estate agents and the solicitors they recommend (Gilson Gray), but nothing could be further from the truth. Estate Agents did not make us aware of management company and the hidden charges involved on new property, not even a disclaimer on the brochure sent to us. Claim on one hand that they didn't know this was the case, but on the other contradict themselves and say its apparently commonplace with modern estates. So surely they would know the product they are selling, right? How are we supposed to know if no-one informs us at the time we are making our offer. It takes several months then for the solicitors to clarify with a management pack containing 14 attachments, by which time we have our hearts set on this property.
Then lost our original buyer due to solicitors delays so ended up selling to council instead. Wish had done this earlier as weren't getting the asking price anyway and wouldn't have been left high and dry at the last minute when finally ready to complete on new purchase. Wish I had looked into these reviews earlier and chosen better estate agents and solicitors.
Complained to customer services and 2 months later (well outside 15 working days timescale), receive insulting offer of £100 compensation, so will be taking this further.
